Victor Haven is all about being on the water
Two miles south of downtown Annapolis, Victor Haven attracts residents who want to spend as much time as possible on the water. The neighborhood’s many marinas make it easy for residents to spend weekends on the water or take their boats to dinner at nearby restaurants. Its waterfront parks and the Annapolis Maritime Museum’s Park Campus provide plenty of opportunities for residents to spend time outside, and waterfront restaurants and local eateries on Bay Ridge Road serve as neighborhood hangouts in this Annapolis community. “It’s a cool area,” says Nevin Williams, resident and assistant general manager of Annapolis Landing Marina, which is located in the neighborhood. “On a nice weekend, everyone’s on their boat, headed out to enjoy the nice weather on the water. People will come in and fuel up and tell us they’re going on a weekend adventure down to Chesapeake or just around Annapolis. I love it.”

Waterfront townhouses, condos and single-family homes
Victor Haven has a mix of apartments, condos, townhouses and single-family homes, with just over half of residents owning their homes. Most of the neighborhood’s townhouses and condos were built in the 1970s and ‘80s using traditional architectural styles. Prices for these properties vary greatly and depend primarily on location: recent sales prices for townhouses and condos closer to Bay Ridge Road range from around $200,000 to $500,000, while waterfront options along Chesapeake Harbour start around $400,000 and can get as high as $1.7 million for panoramic waterfront views. Single-family home options are limited and typically feature Cape Cod, ranch-style or new traditional architecture. Recent sales prices for single-family homes mostly fall between $500,000 and $800,000. Lawns in Victor Haven typically have sidewalks and are shaded by mature trees. Living in Victor Haven isn’t only restricted to land: “We have a couple of customers who live on their boats,” Williams says.

Students in Victor Haven can walk to Georgetown East Elementary School, which gets a C-plus grade from Niche. After Georgetown East, they can continue to the C-plus-rated Annapolis Middle School and B-plus-rated Annapolis High School, which ranks in Niche’s top 10 high schools for the arts in Maryland. Apex Arts is a magnet program at Annapolis High School where students can specialize in fields such as creative writing, dance and music.

Marinas, the Annapolis Maritime Museum and the future Elktonia-Carr's Beach Heritage Park
Victor Haven’s location along Back Creek and the Severn River makes it ideal for Annapolis residents looking to spend time on the water. The neighborhood is home to several marinas, including Annapolis Landing Marina, Port Annapolis Marina and the Bert Yabin Yacht Yard, as well as the Annapolis Maritime Museum’s 12-acre Park Campus, which has hiking trails, a boat launch and an education center. Ellen O. Moyer Nature Park is a 12-acre green space along Back Creek with hiking and biking trails, a kayak launch and a floating dinghy dock. The neighborhood’s east end is the former home of Carr’s Beach, which was one of the only resorts in Annapolis that accepted African Americans during Jim Crow-era segregation. Most of this land has been sold and developed, but in 2022, the city of Annapolis acquired its remaining five acres, today known as Elktonia Beach, and plans to develop it into a public park. The Elktonia-Carr's Beach Heritage Park will be a public beach that will serve as the headquarters for Blacks of the Chesapeake and will contain trails and educational signage so visitors can learn about the park’s history.

Bay Ridge Shopping Center, waterfront restaurants and Davis’ Pub
Bay Ridge Road borders the neighborhood to the south and offers residents a mix of local and chain restaurants. Main & Market is a bakery and café that uses local ingredients, Rocco’s Pizzeria is a family-owned New York-style pizza shop, and Jack’s Fortune is a Chinese restaurant with dine-in and takeout. Bay Ridge Shopping Center, where Rocco’s and Jack’s Fortune are located, also has a Starbucks, Dunkin’ and Giant Food for groceries. Beacon Waterfront is located on the neighborhood's east end along Chesapeake Harbour and serves seafood with waterfront views. Located in Port Annapolis, one of the neighborhood’s marinas, Black Market Bakers is a local bakery serving pastries, fresh bread and sandwiches. Just across Back Creek from the neighborhood, Eastport offers additional dining options. “Across the creek in Eastport, a restaurant I like to go to is Davis’ Pub,” Williams says. “It’s a 10-minute drive from here, or if you hop on a boat, it’s directly across the creek from our marina.” This local pub has been around since the 1920s and keeps loyal customers with its fair prices and famous crab cakes.

Annapolis Transit and taking the water taxi to dinner
Victor Haven is a car-dependent neighborhood 2 miles south of downtown Annapolis, 31 miles south of Baltimore and 32 miles east of D.C. The Annapolis Transit bus’s brown and purple routes stop on the neighborhood’s south end on Bay Ridge Road. Some residents prefer to use their boats to get around town or take the water taxis from Annapolis Landing Marina. “We have water taxis stored in our marina,” Williams says. “They run people from all over the place and can drop you off at Eastport or Annapolis. Guests will come for the weekend, store their boat and take the water taxi to dinner in downtown Annapolis, Eastport or anywhere else.” The closest hospitals to Victor Haven are Children’s National Annapolis, 3 miles northwest, and Luminis Health Anne Arundel Medical Center, 4 miles northwest. Baltimore/Washington International Thurgood Marshall Airport is 23 miles north.
