A lot of history in Atlanta’s Peyton Forest neighborhood
Peyton Forest is a southwest Atlanta neighborhood with a lot of history. The formerly all-white neighborhood was the site of a Civil Rights Movement-era fight that started when Clinton Warner, a Black surgeon and one of the founders of the Morehouse College School of Medicine, bought a home there in 1962. The purchase set off a series of events, including the city erecting a wall along Peyton Road to try to prevent more Black residents from moving in. After the barricade came down less than 100 days later, white flight began, with white residents moving out to the suburbs. By the late 1960s, the area had become an affluent Black neighborhood.
Since then, the neighborhood has experienced some economic hardship – about 95% of students at its zoned elementary school qualify for free and reduced meals. But Bradley Bryant, an associate broker for Virtual Properties Realty who grew up in Peyton Forest in the 1980s, says he is hopeful the community will bounce back. He says new residents are drawn to the affordable home prices and convenient location.

Brick ranches on large, wooded lots
There are more than 300 homes in the neighborhood, many dating to the 1960s and 1970s. The average home is about 2,000 square feet, though many of those currently listed are over 3,000 square feet. Many sit on sizeable, wooded lots. “Because the neighborhoods are so old, a lot of the greenery is mature,” Bryant says. The streets on the west side have no sidewalks. “But they’re wide streets, so it’s still walkable even though you don’t have sidewalks,” Bryant says. Peyton Woods Trail and other streets in the eastern section of the community do have sidewalks.
The neighborhood has a few split-level homes and cottages. “For the most part they’re traditional, brick ranches,” Bryant says. Prices range from about $300,000 to $725,000. Some smaller homes in the neighborhood sold for between $225,000 and $260,000. There are also plots of land available for between $100,000 and $150,000.
