Bath Gardens used to house United States troops during the War of 1812.
Former vacation destination with the opportunity to build custom homes
Located about 20 miles northeast of Downtown Augusta, Bath-Edie was once a resort community with multiple natural springs. A vacation destination for northern elites, President William Howard Taft and businessman John D. Rockefeller, were among the many who would visit annually. With the resorts closed, it is now a small unincorporated area along U.S. Route 1, due south of United States Army base Fort Eisenhower. “It's just a quiet and slow place to live,” says Ryan Kineman, a Realtor with Ray Fredricks Realty, who has recently sold several nearby properties. “People can buy up land here and build up their home, and you are close to the military base and it's about a 20-minute drive downtown.”
Bath Gardens is a popular green space
While many of the resorts that were vacation destinations were either burned or torn down, many during the Great Depression, there still is a chance to get a feel for what that era was like. Bath Gardens was opened in 1960, and after closing in 2019 for renovations, it reopened for good in 2021. Today, it is a public garden and outdoor nature center with multiple European Gardens surrounding a spring and a few historic houses. The gardens host numerous events throughout the year, including Oktoberfest, Family Fun Day and a holiday event, and is available for private rental, including weddings.
Ranches and mobile homes on wide grass lots
Driving down Deans Bridge, it can be easy to miss Bath-Edie. With much of the land undeveloped and hidden by numerous tall, skinny trees, it looks like a rural area. While the population doesn’t rival a booming city, people still call it home. Navigating through the woods on tight roads, a handful of ranch-style properties and mobile homes are on a couple of acres of land. Buyers can purchase almost an acre of land with no home for $35,000, while a two-bedroom ranch will hit the market at the average home price of $138,000. “Across Augusta, individual properties drive the market. If listings are move-in, they go quickly. However, in Bath-Edie, there is much land for sale, and people have been buying it to build their own houses,” Kineman says.
