Belair is a quiet, suburban neighborhood, just north of Fort Eisenhower and less than 10 miles from Augusta's medical district. This family-friendly community offers plenty of things to do after work and on weekends, as well as easy access to major corridors for shopping, dining and commuting. Several schools are also located within Belair, and you can find a wide variety of housing options here, from older ranch-style homes to new builds.

Driving through, you’ll see ranch-style homes built in the 1990s, as well as one- and two-story New Traditional houses, including early to mid-2000s properties and new construction. “Belair has more new construction than Montclair, which is more of an older Augusta neighborhood,” says Chase Dean, a real estate salesperson with ERA Wilder Realty Augusta who lives nearby. “For folks moving here, this could be a good starter home neighborhood, where you could find something more affordable. There are new construction and older homes that come with more room to spread out and to make the house your own.”

Depending on size, age and condition, prices typically range from the low $100,000s to the high $400,000s, with a median sale price falling around $300,000. Home shoppers often compare Belair with Grovetown, which has a median sale price of about $300,000, Martinez, with a median sale price just shy of $300,000 and Evans, with a median sale price around $400,000.

How school choice works in Richmond County

The Richmond County School System serves the neighborhood. Families in Belair can apply to one of its four magnet schools or to several specialty programs. Instead of a lottery, placements are competitive and determined by grades, attendance, conduct and a required assessment. In-district transfers are also available, and there are many private schools in the area, too. Schools within Belair include:

What the commute’s like from Belair

There’s easy access to several major thoroughfares from Belair, including U.S. Route 78 and interstates 20 and 520. The community is just north of Fort Eisenhower, one of Augusta’s largest employers. “I see a lot of couples moving to this area for military relocations,” Dean says. “Oftentimes, one person will be driving to the base, and the other person will be driving toward downtown to work in the hospitals.” The Doctors Hospital of Augusta is in the neighborhood, while the city’s medical district in the Uptown neighborhood is about 8 miles east. Downtown Augusta's core is roughly 12 miles away. And when it’s time to fly, Augusta Regional Airport is about 12 miles south, while Savannah/Hilton Head International Airport in Savannah is roughly 120 miles southeast, and Hartsfield-Jackson Atlanta International Airport in Atlanta is roughly 145 miles west.

Where Belair residents go for fun

Belair is home to a variety of family-friendly recreational spaces, indoors and outdoors. Some of the neighborhood’s popular spots include:

  • Augusta Soccer Park, which features 10 fields and is home to the Augusta Arsenal Soccer Club, a youth club

Wrightsboro Road provides access to several commercial plazas, most notably Augusta Mall, located just east of the neighborhood in North Leg. The two-level indoor mall is home to more than 100 retailers and restaurants.

What to know about flooding in Belair

Flooding impacts communities across Augusta, particularly along creeks like Raes Creek, which runs through the neighborhood. Most of Belair is not directly located within a FEMA-designated flood zone; however, the creek is a known floodway. Since 1996, the city has seen more than 20 flood events and two federal declarations. Officials are working to improve drainage throughout Augusta through infrastructure updates and the buyout of properties in flood-prone areas, converting the structures into open space.
