Established homes line its shaded roads, and an active HOA helps create a close-knit feel, where neighbors often know each other by name. Things can get busier during the first week of April, when many homeowners rent out their houses to visitors in town for the Masters at Augusta National Golf Club, about 3 miles away. But for most of the year, Montclair stays quiet, aside from the tick of sprinklers watering front yards or kids bouncing basketballs at the neighborhood park.

What to know about owning a home in Montclair

In Montclair, you’ll mainly find brick ranch-style homes, with the occasional Colonial Revival. The neighborhood’s housing prices typically range from the mid-$100,000s to the high $300,000s, with townhouses running in the $100,000s. “Most of the homes are older construction, and most have been updated over the years,” says Jeffery Patterson, a real estate agent with Better Homes & Gardens EP who has sold homes throughout the neighborhood. “In Grovetown, Martinez and Evans, that’s where you’ll see new construction.” Additionally, Patterson explains that many homeowners in this area will rent out their houses during the week of the Masters. “A large portion of homeowners do [rent out their homes],” he says. “There are a few local companies that specialize in Masters housing, and then there are the nationally known companies, too.”

How the Montclair HOA shapes the neighborhood

The Montclair Homeowners Association is active, maintaining the neighborhood’s common areas and curb appeal through programs like “Yard of the Month.” It regularly hosts events, from food truck fairs to seasonal celebrations, like an annual Christmas parade. The HOA also manages neighborhood facilities, including:

  • The Montclair Pool, which offers a swim team and memberships to residents and non-residents
  • The shared green space adjacent to the pool, with a playground, basketball court and open grassy area
  • Crane Ferry Park, known for its eight pickleball courts and a playground

The Richmond County Public School System serves Montclair. The district offers several specialty programs, as well as four magnet schools. Placements are determined by grades, conduct, attendance and a required district assessment, and in-district transfers are also available. Warren Road Elementary School, an arts-infused magnet school, is located in the neighborhood.

Things to do in and around Montclair

Across from Warren Road Elementary School, Warren Road Park & Community Center offers a variety of amenities, including a gymnasium, picnic pavilion, track, playground and tennis and pickleball courts. The neighborhood is also a short drive from some of Augusta’s top attractions, including Augusta National Golf Club, which hosts the prestigious Masters tournament, about 3 miles away in the Lakemont neighborhood. Augusta’s riverfront trail system includes the Augusta Riverwalk and the Augusta Canal National Heritage trails, a continuous network along the Savannah River. The Riverwalk is a paved, multi-level path that runs through Downtown Augusta, while the canal’s towpath extends for roughly 10 miles on a wide, flat route between the river and the canal. “A lot of people kayak on the canal and river,” Patterson adds.

While the neighborhood is mostly residential, you’ll find shopping and dining options surrounding Montclair. Here are some commercial hubs within a 10-minute drive:

  • Washington Road, with locally owned restaurants near Montclair and shopping plazas closer to downtown
  • Robert C. Daniel Jr. Parkway, which features strip malls with stores like Target, PetSmart and Best Buy, as well as chain restaurants
  • Bobby Jones Expressway, a corridor lined with several everyday services, restaurants and big-box stores, including Walmart, Sam’s Club and The Home Depot
  • Augusta Mall, offering more than 100 retailers and dining options

Getting around Augusta from Montclair

Montclair’s residential roads support daily walks, but commuting and errands require a drive. There’s easy access to interstates 520 and 20, and Augusta Transit bus stops are throughout the neighborhood. Major employment hubs are close, too, including the city’s medical district in Uptown, about 6 miles away, Downtown Augusta, about 7 miles away, and Fort Eisenhower, about 10 miles away. For air travel, Augusta Regional Airport is about 15 miles south, while Savannah/Hilton Head International Airport in Savannah is roughly 125 miles southeast, and Hartsfield-Jackson Atlanta International Airport in Atlanta is roughly 150 miles west.

How flooding might impact Montclair

Flooding is a known risk across Augusta, especially along small waterways like Cranes Creek, which runs through Montclair. Though much of the neighborhood is not located within a FEMA-designated flood zone, Augusta has a long history of flooding, with 24 flood events recorded since 1996 and two federal disaster declarations in that same span. The city is working to improve drainage through stormwater projects, infrastructure upgrades and the buyout and conversion of flood-prone properties into open space. Additionally, there’s an evacuation shelter at the neighborhood’s Warren Road Community Center.
