Lake Aumond is a quiet, mostly residential neighborhood in central Augusta. Its suburban streets are lined with sidewalks and single-family homes, with prices that can accommodate a range of lifestyles and budgets, from first-time homebuyers to growing families. The community is near some of Augusta’s busiest commercial corridors, making shopping, dining and commuting relatively easy, as well as popular recreational spaces, so weekends are spent walking along the Savannah River or playing golf. Altogether, Lake Aumond offers a classic suburban lifestyle, a short drive from all that Augusta has to offer.

What Lake Aumond’s housing styles and prices look like

No two houses look alike in Lake Aumond, where mature pine and oak trees shade quiet residential roads. Properties range from brick ranch-style homes to split-levels and Colonial Revivals, with most houses priced from the low $100,000s to the low $400,000s. Single-family homes with 3,500 square feet or more typically start in the low $500,000s and can reach nearly $1 million. “A lot of these homes were built in the early 2000s, back to about the 1970s,” says Chase Dean, a real estate salesperson with ERA Wilder Realty Augusta who has sold many homes in the area. “They typically have larger lots [compared to other Augusta neighborhoods], with rooms to spread out for kids, dogs or patios.”

Lake Aumond offers a location near major thoroughfares and employers

Lake Aumond is known for its close-to-everything location. The central Augusta neighborhood offers easy access to interstates 520 and 20, Augusta Transit bus stops and major thoroughfares like Walton Way and Wrightsboro Road. This accessibility makes it easy to reach some of the city’s top employers in roughly 15 minutes, including:

  • Fort Eisenhower, a major U.S. Army installation and home of the U.S. Army Cyber Center of Excellence
  • The city’s medical district, a cluster of hospitals and health care facilities, including Wellstar MCG Health Medical Center, Wellstar Children’s Hospital of Georgia, Piedmont Augusta Hospital and Charlie Norwood VA Medical Center
  • Augusta University, a public research university and health sciences anchor, with colleges including the Medical College of Georgia and Dental College of Georgia

Lake Aumond offers easy access to shopping and dining

The neighborhood is located near several commercial corridors, making running errands quick and easy. To the north, well-known chain restaurants and big-box stores, like Target and PetSmart, line Robert C. Daniel Jr. Parkway, while Augusta Mall, to the south along Wrightsboro Road, is home to more than 100 retailers. “Wrightsboro Road is a main drag; it’s one of the busiest roads in the city,” Dean says. “From this area, it’s how you’d get into downtown. A lot of franchises are concentrated along it because it gets used so much.” You can reach several grocery stores, including Sam’s Club, Piggy Wiggly and Food Lion, within 5 miles.

Several recreational and entertainment spaces are within reach

Tanglewood Park, a small green space tucked into a residential area along Tanglewood Drive, features a playground and benches. That’s the only park directly in the neighborhood, but several larger outdoor spaces are just a short drive away, including:

  • Forest Hills Golf Club, an 18-hole course designed by Donald Ross
  • Pendleton King Park, which spans more than 60 acres and features a dog park, manicured gardens, a pickleball course and more
  • Lake Olmstead Park, with fishing and boating opportunities on its namesake lake and athletic facilities
  • Augusta Riverwalk and the Augusta Canal National Heritage trails, which follow the Savannah River
In addition to outdoor areas, Lake Aumond’s central location makes it easy to reach attractions throughout Augusta and the surrounding areas. “It’s 15 minutes to almost anywhere,” Dean says. “You can easily reach the shops in Evans or Downtown Augusta for a night out or to eat at one of the restaurants. You have all that easy access while still living in a quieter area.”

What to know about flooding in Lake Aumond

Flooding is a reality across Augusta; the city has seen more than 20 flood events and two federal declarations since 1996. Flooding is largely tied to the creeks that run through the city, including Raes Creek, which runs through Lake Aumond. The city is working to address drainage issues through efforts such as buying out properties in flood-prone areas and turning the lots into open space, as well as updating stormwater infrastructure.
