What to know about living in Sand Hills
Sand Hills is a small pocket of central Augusta. Portions of the neighborhood fall within a designated National Historic District, as the community has deep ties to the former retreat community of Summerville, located just south, as well as the Masters, held annually at Augusta National Golf Club in the Lakemont neighborhood. Today, Sand Hills retains its historic character, though it’s starting to see redevelopment, with housing investments and planned improvements to parks and public spaces.
The Sand Hills Historic District was listed on the National Register of Historic places in 1997.

In Sand Hills, you’ll find mostly cottages, bungalows and ranch-style homes built from the 1920s to the ‘80s. They typically have two to three bedrooms and 800 to 1,750 square feet, with lots that are under a quarter of an acre. Several parcels in the neighborhood are undeveloped or marked for redevelopment, and they typically sell for under $100,000. Single-family homes typically fall between the low $100,000s and the low $200,000s. Plus, proximity to Augusta National can pay off. “When the Masters takes place, you can rent out your home,” says Elmyria Chivers, a Realtor with Meybohm Real Estate, who has sold many homes in the area. “People who come from out of town want to stay close by. They’ll pay for convenience.” The Augusta Rule, a special tax provision, allows residents to rent out their homes for up to 14 days tax-free.
How local history shapes Sand Hills
Sand Hills’ development was closely tied to nearby Summerville, home to affluent Augustans during the early 20th century, where many wealthy Northerners spent their winters. The domestic workers and skilled artisans who helped run their estates lived in Sand Hills. The neighborhood also has a deep connection to the Masters. Before 1983, every player at Augusta National used a local caddie, and many of those men came from Sand Hills. The Lucy Craft Laney Museum of Black History, located in the Laney Walker neighborhood, preserves their legacy in the nationally recognized "Men on the Bag" exhibit.
Surrey Center anchors Sand Hills dining and shopping
Sand Hills is a small and mostly residential neighborhood, but nationally recognized chains like Publix, Walmart Supercenter and Target are less than 5 miles away. Just outside the neighborhood in West Augusta, Surrey Center offers high-end shopping and dining in an open-air environment. There, you can sit down for a meal at these spots:

Exploring parks and recreation in and around Sand Hills
Sand Hills offers access to a range of outdoor spaces, from pocket parks to regional trails. At Sand Hills Community Center, you can find a playground, picnic areas, a walking track and indoor event spaces, while Big Oak Park offers a basketball court, picnic area and dog park. Big Oak Park was approved for renovations in mid-2026, and the project will bring more amenities to the outdoor space. Beyond the neighborhood, the Augusta Canal National Heritage Area is a scenic spot for hiking and cycling along the historic waterway that once powered the city’s textile mills. Guided boat tours can give visitors a new perspective of the canal and its surrounding wildlife.
Getting around from Sand Hills
From Sand Hills, you can easily reach the Calhoun Expressway and Washington Road, both of which lead across the city and the surrounding region. Some sections of the neighborhood are walkable and bikeable, and several Augusta Transit bus stops are nearby. “You just can’t beat the location. Sand Hills is convenient to so many things,” Chivers says. “You’ve got the Augusta National Golf Club as well as the Augusta Country Club right there. Augusta State University is within walking distance. And you can be downtown in 15 minutes tops.”
