West Augusta is a sprawling, established suburban neighborhood with tree-lined streets, midcentury homes and a location near commercial corridors and some of the country's most storied golf grounds. The community grew in waves after World War II, and its mix of housing styles, from large Colonial Revivals to brick ranch-style homes, reflects decades of development. Residential roads stay quiet, but Downtown Augusta, the city's medical district, public and private schools and everyday conveniences are all a short drive away. From farmland to subdivisions: housing in West Augusta
Along the neighborhood’s curving residential roads, you’ll see houses mostly built from the mid- to late 1900s. “Prior to the 1940s, West Augusta was farmland and hunting property. The economy boomed after World War II, so there was a greater need for housing. Many of the brick ranch-style homes that characterize this area were built during that time,” says Ann Marie McManus, vice president of Meybohm Real Estate, who has sold many homes in the area. “In the late ‘60s and ‘70s, there was another economic boom, with physicians coming to the city to attend college or open practices, so the Waverly, Conifer Place and the very exclusive Highgate neighborhoods were developed… There’s a surprising variety of home styles, but they all flow together when you’re driving through.” Throughout West Augusta’s several subdivisions, most homes range in price from the high $100,000s to the low $500,000s, depending on size, age and condition. Homes in Highgate, located off Wheeler Road, typically fetch the highest prices, often costing between $1 million and $3 million.

The neighborhood offers easy access to some of the city’s top employers. “Many of my clients in West Augusta buy there because of the terrific convenience to the Medical College of Georgia and the dental school, Piedmont Hospital of Augusta and the VA hospitals,” McManus says about the facilities about 5 miles away in the Uptown neighborhood. “It’s also convenient for attorneys, entrepreneurs and businesspeople who work downtown or want easy access to the top-notch local restaurants in that area. The Summerville Campus of Augusta University, another very large employer, is also convenient.” And with nearby access to interstates 520 and 20, it's easy to navigate the broader area, too.
Flooding and storm risk in West Augusta
Hurricane Helene hit Augusta in 2024 with wind gusts exceeding 100 miles per hour that uprooted trees, damaged houses and left many without power for weeks. While many affected homes in West Augusta have been restored or rebuilt, the city and the neighborhood are continuing to recover from this tragedy. Several creeks in West Augusta are FEMA-designated regulatory floodways, which can overflow during heavy rainfall, as can the city’s drainage system.
