Why Augusta area homebuyers choose Westside

Westside draws in residents with its convenience. On Augusta's far western edge, the neighborhood is just 2 miles from the Columbia County line and 7 miles from Downtown Augusta, providing easy access to amenities in both areas. Single-family homes sit tucked into quiet residential pockets, while nearby Washington Road is lined with the things you need day-to-day, from grocery stores to nail salons. Many neighborhood students can walk to Westside High School, while access to major thoroughfares, including Interstate 20, cuts commute times throughout Augusta and the surrounding areas.

Find single-family homes, condos and townhouses in Westside

Westside may be convenient for daily errands, but its residential roads are removed from commercial areas and avoid cut-through traffic. There’s a suburban feel here, with Colonial Revivals, split-levels, New Traditionals and ranch-style homes along wide, walkable streets. Single-family homes, depending on size, age and condition, can range in price from the mid-$100,000s to the low $500,000s, with a median sale price of around $215,0000. Condos can cost from the mid-$60,000s to the low $100,000s, while townhouses typically run between the low $100,000s and the high $200,000s. “Most of the homes are older construction,” says Jeffery Patterson, a real estate agent with Better Homes and Gardens EP who has sold many homes in Augusta. “Most have been updated. There are a lot of investors drawn to that area, and they have renovated those homes over the years.”

Washington Road puts shopping and dining close to home

Westside has easy access to one of Augusta’s major commercial corridors, Washington Road. In the neighborhood, the corridor offers a range of everyday services and dining options, from Rhinehart's Oyster Bar to LongHorn Steakhouse. Take Washington Road for about a mile and you’ll reach the National Hills neighborhood, with Kroger, Lidl and The Fresh Market grocery stores, as well as additional restaurants and services. About 4 miles away in West Augusta, the three-level Surrey Center shopping mall is known for its upscale shopping and dining options, while nearby Summerville and Downtown Augusta add even more local restaurants for eating out.

Westside’s commuter-friendly location

The neighborhood offers quick access to Interstate 20, which leads across the river into South Carolina, and to Interstate 520, which bends around the southern part of the city. Bus stops are along Washington Road, and the area’s top employers are close by. “For military personnel, it’s easy to reach Fort Eisenhower. For health care workers, it’s an easy ride to the hospitals in Uptown,” Patterson says. “If you work in Aiken or Columbia, you can be there in 45 minutes to an hour. Since it’s so close to I-20, you can still work 30 to 45 minutes away, which makes it easy. Some days, it might take you just as much time to get across town.” For air travel, Augusta Regional Airport is about 20 miles south, while Savannah/Hilton Head International Airport in Savannah is about 125 miles away, and Hartsfield-Jackson Atlanta International Airport in Atlanta is about 150 miles west.

What Westside residents do for fun

For things to do in the neighborhood, there’s Brookfield Park, which features playgrounds, picnic areas, walking trails and open fields, or you can stop in at Lucky Strike Augusta, a bowling alley. Several larger outdoor spaces are a short drive away, including:

  • Augusta Canal National Heritage Area, where waterside trails run for nearly 8 miles
  • Savannah Rapids Park, a popular kayaking and floating spot, with historic buildings along the Savannah River
  • Forest Hills Golf Course, an 18-hole public course and that is one of the more affordable in the area
  • Lake Olmstead Park, with a boat ramp leading into its namesake lake, as well as a disc golf course, ball fields and more

How the Masters shapes Augusta each April

In April, the Masters, hosted at Augusta National Golf Club in the nearby Lakemont neighborhood, brings national attention to Augusta and ushers in the busiest two weeks of the year. While the prestigious event dominates conversations and the social scene, it brings practical considerations for residents. Here’s what potential homebuyers should know:

  • The Augusta Rule allows homeowners to rent their houses for up to 14 days without having to report the rental income, and many residents take advantage of this special tax provision.
  • Roughly 40,000 patrons a day watch the tournament, so traffic on or around Washington Road, where the club is located, can double.
  • Traffic patterns temporarily change and some roads close, meaning commutes can take longer.
  • Restaurants are packed, and many require reservations far in advance.
