The little neighborhood of Bethlehem is the perfect place to turn a home into an inn. It’s located just 15 minutes away from the site of the world-famous Masters Tournament golf championship in Augusta. “You can’t overestimate the impact that the Masters brings,” says Stuart Brooks, an associate broker with Realty One Group Visionaries. “If you live in Bethlehem, you have the opportunity to rent your house out during the Masters. You could Airbnb it for one week and your mortgage for half the year is paid. Augusta also hosts the Iron Man triathlon, that’s another opportunity to Airbnb.”

Homes sit on smaller lots close to Augusta
Those looking to move to this historic community will find a wealth of early 1900s shotgun and Craftsman cottages, as well as more recently built homes in those same styles. “They’ve kept the same aesthetic,” Brooks says. “The new construction hasn’t changed the way the neighborhood looks.” Homes here typically range from 1,400 to 2,700 square feet and rest on small lots of less than a quarter acre. “It’s urban-core living," Brooks says. "The lots are narrow."
About two-thirds of the residences here have yet to be renovated, which is reflected in the varying price points. Homebuyers can find a fixer-upper for $60,000, while new construction hovers in the mid-$200,000s. “It’s a great place for first-time homebuyers or anyone looking for an affordable home,” Brooks says. There are also city-led incentives that save homebuyers even more. “If you purchase one of these new homes you can get up to $25,000 in assistance for a down payment and a 10-year property tax deduction,” Brooks says. “There’s another program where you can get free paint supplies and other materials to rehab the exterior of your home.”

Richmond County Schools have names with historic ties
Public school students in the area may attend the D-plus-rated W.S. Hornsby Elementary and W.S. Hornsby Middle, which are located next door to each other, and the C-minus-rated Lucy C. Laney High School. The elementary and middle schools are named after former Bethlehem resident W.S. Hornsby, who in 1898 co-founded the Pilgrim Health and Life Insurance Company, the first insurance provider for African Americans in Georgia. Hornsby’s Colonial Revival home still stands on Twiggs Street.
Hornsby Elementary is the pride of the community.
Established in 1967, W.S. Hornsby Middle School has a 13:1 student teacher ratio.
Built in 1949, the Lucy Craft Laney High School is a staple of the larger Augusta community.

Downtown Augusta offers recurring community events
For more entertainment options, downtown Augusta is just five minutes away. Residents can catch free live music shows at the monthly First Friday events on Broad Street from May to September, or spend Saturdays supporting area artisans and food vendors at the Augusta Market, which takes place at 8th Street Plaza along the Savannah River from March to November.
Bethlehem’s proximity to downtown and affordable prices have spurred new-found interest in this long-established neighborhood. “I have presold homes before they are even out of the ground,” Brooks said. “We have a waiting list. At any given time, there are 15 to 25 people waiting for a new home to be built.”
