McDade’s balance of Richmond County commutability and rural living
The center of Richmond County is a patchwork of undeveloped forests and highly developed subdivisions, owing to its position between Augusta’s city center, airport and major military base, Fort Eisenhower. In McDade, development has stuck to the edges of major highways and back roads, leaving plenty of untouched rural woodlands on private acreages and in the sprawling Spirit Creek Forest Wildlife Management Area. “It’s kind of a sandhill-type habitat. Sandy with some clay, and a lot of pines in that part of the world,” says I.B. Parnell, Region Supervisor at the Georgia Department of Natural Resources. “There’s a lot of homes and developments around Augusta, but around there it's a little less populated, with major roads like routes 25 and 56 to either side.” Because of its relative lack of development, McDade can offer residents larger lots, quiet country roads and hundreds of acres of archery hunting grounds, all around 10 miles from the county's significant employment centers.
Hunting at Spirit Creek Forest and other nearby Richmond County recreation
Vast wildlife management areas and waterfowl-friendly waterways are hidden down back roads throughout Richmond County. Within McDade, nearly 600 acres of pines and meandering creek beds are open for exploring at the Spirit Creek Forest Wildlife Management Area. “Hunting and fishing are what people are doing there predominantly. It’s archery only for deer and turkey, shotguns for small game like squirrels and rabbit. You’re not allowed rifles because of the proximity to houses,” Parnell says. “People are welcome to walk around the property on the roads, especially during the summer when we’re out of hunting season.” Because Richmond County is designated as an urban deer management county, bow hunting season for deer is extended by a couple of weeks. Outside of casting for smaller freshwater species into Spirit Creek’s namesake waterway, anglers might also try their luck on waterways like McDade Pond on their own properties. Golf clubs like Goshen and Pointe South are within a handful of miles of McDade, as is the sprawling community park, Diamond Lakes Regional Park.
Small acreages and subdivisions between Route 25 and Old Waynesboro Road
Single-family homes on small acreages line McDade’s country roads, separated by grassy fields and coves of trees. Styles range from manufactured homes to classic ranch-style dwellings to custom built New Traditional homes, and prices typically range from around $100,000 to $400,000. A handful of subdivisions offer more suburban-sized lots and New Traditional homes that sell for $275,000 to $400,000. Undeveloped land can go for to $135,000 to $530,000, depending on whether the plot is closer to 10 acres or upward of 100 in size. McDade has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
Richmond County schools and a magnet NJROTC program
Goshen Elementary School earns a C from Niche and Pine Hill Middle School earns a C-minus. C-rated Cross Creek High School offers a magnet academy of military science through the Navy Junior Reserve Officers Training Corps, giving students the opportunity to participate in programs like drill and air rifle teams.
Commuting around Richmond County on U.S. Route 25 and Tobacco Road
To get to downtown Augusta and destinations like Piedmont Augusta hospital, commuters can hop onto U.S. Route 25 for a roughly 10-mile drive. Tobacco Road is a direct connector between Richmond County’s major eastern and western employment hubs; McDade is about 5 miles from Augusta Regional Airport and 10 miles from Fort Eisenhower’s Gate 5. Augusta’s bus system does not run through this part of Richmond County, so residents will need a personal vehicle to get around.
Shopping and dining on Brown and Tobacco roads
Commercial life is sparse in McDade; local farms like Bethel Farm advertise farm fresh eggs and meat for pick-up, while the Family Dollar off Brown Road offers more varied stock. Tobacco Road is around 5 miles north, sprinkled with commercial strips anchored by grocery stores like Food Lion. Between national chains like Bojangles and Subway, locally owned restaurants offer takeout and casual sit-down dining rooms in nearby strip malls. Bambino’s New York Style Pizzeria is the local pizza joint of choice, while Victoria’s Mexican Restaurant offers Mexican staples and Saturday night karaoke. Small houses of worship like Abundant Life Worship Center hold services within and just outside of McDade.
Scattered flood risk along McDade’s creeks
Narrow waterways like Spirit Creek bring some limited flood zones through McDade. The area’s rolling topography and development pattern means that most properties fall outside these zones, but buyers can still consult maps to understand their risk and insurance needs.
