Turpin Hill has a downtown location and a path to revitalization

Despite being over a century old, Augusta's Turpin Hill neighborhood is starting to show signs of renewed vigor. The Georgia Initiative for Community Housing program has been helping the neighborhood with infrastructure needs, such as repairing blighted and lead-painted homes. Thanks to the program’s help and Turpin Hill’s prime location near downtown, Augusta University and the medical district, this community is experiencing an uptick in home sales and renovations. "It might take a minute, but one day all these homes will be redone," says Melvin Speight, a broker associate with Century 21 Magnolia. "It's on its way, and people are going in there and fixing things up. It has potential."

Early 20th-century homes in various states of repair

Mature pine trees and early-to-mid 20th-century homes give the neighborhood a mature feel. Housing options include shotgun, bungalow and Minimal Traditional-style. "I sold a house there that was over 100 years old," Speight says. "Those houses have character and charm." Prices can range from $40,000 to $150,000, with major renovation projects on the low end. “Sometimes you have to gut the whole interior," Speight says. The city has spotlighted Turpin Hill as the blueprint for development for other Augusta neighborhoods. The improvements will take place over the next three to five years. Walton Green offers income-restricted apartments in the neighborhood, including a 55-plus complex.

Pools, community centers and riverwalks

Jones Pool is a well-used neighborhood feature and the city's oldest public pool. City officials have discussed its possible closure due to poor condition. Other green spaces are outside the neighborhood. The Carrie J. Mays Family Life Center is a nearby recreation hub with a playground, indoor gym, group fitness activities, and senior programming. Augusta is perched on the Savannah River, and locals soak in the views on the downtown Riverwalk, a multi-level brick trail. The Riverwalk is also the backdrop for the Saturday Market, where local farmers, artisans and food vendors sell their wares from March through November.

Public school options Georgia's only public medical school

The neighborhood is split between two Richmond County Schools zones. Kids on the west side may attend Wilkinson Gardens Elementary School, Murphey Middle School and Josey High School. The elementary and high school get C-minus grades from Niche, and the middle school gets a D-plus. Kids on the east side can attend Jenkins-White Elementary, Hornsby Middle School and Laney High School. The elementary and middle school get D-plus grades while the high school gets a C-minus. Laney High offers several Advanced Placement classes, which include STEM subjects, history and English. Augusta University is best known for the Medical College of Georgia — the state's first medical school and its only public medical school today. Students have options for dual-degree, advanced residency and advanced research pathways.

Nationally headling acts on a brand new stage

Augusta draws nationally headlining acts, which will soon get a new stage. The up-and-coming Augusta Entertainment Complex will be a 10,000-capacity venue with about 100 annual events, including concerts, sporting events, conventions and festivals. It’s expected to be completed in 2027; in the meantime, shows are still happening at the historic Miller Theater. Augusta also hosts annual special events such as a June Pride festival, a Juneteenth festival and notably, the Masters golf tournament in April.

Transportation routes and healthcare options

Many residents navigate the residential roads and sidewalks on foot or by bike. Residents also have downtown routes by bus or car. Martin Luther King Jr. Boulevard leads downtown. The Purple Line bus, through Augusta Transit, stops in the neighborhood every hour. The Medical District, where Augusta University is, has comprehensive healthcare options nearby. Wellstar MCG Health is the university's 250-bed teaching hospital serving medical, surgical, rehabilitative and emergency needs.

Shops and restaurants in Turpin Hill and Downtown

Several businesses have shuttered over the years, and this community has been identified as a food desert. But city officials hope the revitalization will help build up business. Nearby Grocery is a multi-generational business that has been here since the 1940s. Nick's Kitchen specializes in soul food, with meat entrees such as pork chops, oxtails and ribs. Southgate Plaza is about 2 miles away and features a Harveys Supermarket, a Rose's discount store, a dentist and other shops and services. Bars and restaurants line the busy Broad Street downtown corridor. City investments in housing and streetscapes could help boost business. "There's a big push by the city to rebuild downtown," Speight says. "They're trying to spruce that area back up." Luigi's, Augusta's oldest family-owned restaurant, is a familiar favorite for Greek and Italian. The downtown nightlife finds a home at arcade bars, modern cocktail bars, sports bars and dance clubs.

Augusta fights violent crime

Turpin Hill has an overall CAP Index crime score of 5 out of 10, but scores higher in some violent crime categories. Residents have expressed concerns about incidents of vandalism. In 2023, Augusta received support for violent crime reduction from the U.S. Department of Justice's Project Safe Neighborhood program.
