On the shores of the Savannah River, West End provides potential homebuyers the chance to purchase a home near some of the most exciting happenings in the city. The neighborhood borders Lake Olmstead, the Augusta Canal, and downtown, but it also has its own amenities, including the Salvation Army Kroc Center. “West End is by so much of the city's major amenities,” says Mary Williams, a Realtor with Century 21 Jeff Keller Realty, who has been selling Augusta for nearly two decades. “It’s right near the medical center. If needed, the city has great public transportation, and the transfer center is in the neighborhood.”
Vast selection of traditional homes
Most of the home inventory in the West End lines narrow neighborhood streets. A collection of ranch homes and bungalows adorn rectangular lots with tall trees scattered throughout backyards. However, there is a chance to purchase a Craftsman property that backs up to the Augusta Canal. Prices are usually less than $100,000 for a ranch or bungalow but can rise to around $400,000 for a waterfront property. “There is hardly any inventory in the West End, but whatever comes on the market sells. Many investors look here, but we also have a steady stream of traditional home buyers that look here as well,” Williams says.

Learning in the Richmond County School System
West End students are zoned for the Richmond County School System, which scores a C-minus on Niche and offers magnet and specialty programs for middle and high schoolers. Children will head to Lamar-Milledge Elementary School, rated as a C-minus, W.S. Hornsby Middle School, graded as a D-plus, and Lucy C. Laney High School. Laney scores a C-minus, and each student gets their own personal laptop through the Power Up Richmond County Schools program. The neighborhood has two private school options. Westabou Montessori School, which serves as an elementary school and an after-school opportunity for kids up to 15, or Curtis Baptist School, offers kindergarten through 12th grade.

Being active along the Savannah River
The neighborhood is home to Lake Olmstead Park, which has the frequented Lake Olmstead Trailhead, a 2.5-mile, unpaved trail once used by the mules that pulled boats along the canal. The park provides access points for boats to get on the lake. Another unique park feature is Julian Smith Casino, which, although it sounds like a gambling hall, is an event venue available for rental and hosts both public and private events with scenic overlooks of the park and the lake. The neighborhood is along the Augusta Canal Trail, nearly an 11-mile out-and-back trail.

Minutes from downtown Augusta
Closer to home, residents can shop at the Family Dollar in the Howard Shopping Center in the neighborhood. Locals can also head west on Washington Road, where they find numerous chain grocers such as Publix and Kroger. West End is a few blocks north of downtown Augusta, which offers multiple restaurants and a nightlife. Some of those spots include Farmhaus Burgers or try one of the many whiskey drink selections from Whiskey Bar, which also serves Japanese and American fare. Downtown Augusta has multiple entertainment venues, including the Miller Theater and Bell Auditorium, that host local, regional and national shows. In late 2026, the city will open a brand-new James Brown Arena, a state-of-the-art 10,500-seat venue.

Ironman Triathlon in September
Augusta hosts an Ironman Triathlon each September, bringing numerous athletes to the city. Portions of the 70.3-mile race take place in the West End, while the swimming portion takes place in the Savannah River. Of course, Augusta’s claim to fame is the Master’s. The week-long golf tournament is held the first full week in April annually.
Blocks from the Medical District
Commuters can get around town using the Augusta Transit, the city’s public bus line. West End is home to the Augusta Transit Transfer Center, so all nine bus routes service the neighborhood. The neighborhood is on Broad Street, where most of the downtown restaurants are located blocks away, and the John Calhoun Parkway, which turns into Washington Road, one of the city's main arteries. West End is a little more than a mile from the Augusta Medical District, which has both the Piedmont Augusta Hospital and the Charlie Norwood VA Hospital.
