Ponderosa Hills is a residential neighborhood with affluent properties situated along dirt roads, just 3 miles outside the City of Parker. As such, the area blends a peaceful rural lifestyle with convenient access to shopping, dining and quality schools. “The neighborhood offers acreage with towering ponderosa trees and rolling hills, yet it’s so close to everything. You don’t need to drive east or south to get space and beauty,” says Realtor and Broker-Owner Monique Durham with Realty in Colorado, who has lived in Ponderosa Hills for over 30 years.

Single-family homes sitting on large lots of land
Ponderosa Hills has a variety of large single-family houses that sit on acres of land. “It’s a very eclectic neighborhood of homes from the 1960s to 2024. Lots of remodeling and updates are being made to some of the original ones,” Durham says. Ranch-style homes and split-levels are common and span 2,000 to 3,000 square feet. Prices range from $725,000 to $875,000. Multi-story homes in the neighborhood vary from new traditional architectural designs to those with Craftsman features such as front gables and stone accents. Farmhouses can also be found with wrap-around porches. All of these multi-story homes go for between $700,000 and $1.5 million.
Cabin-inspired luxury homes and estates are dotted throughout Ponderosa Hills, with wood exteriors, balconies and floor-to-ceiling picture windows. Prices range from $1 million to $1.5 million for 3,300 to 7,000 square feet. Most properties with acreage may also double as gentleman farms with horses and chickens.

High-rated Douglas County public schools
Children living in Ponderosa Hills can attend public schools in the Douglas County School District. Pine Lane Elementary School earns a B grade from Niche and teaches STEM-focused classes with a Technology Integration and Innovation Lab. From there, students can attend Sierra Middle School, followed by Chaparral High School. Both receive A-minus grades. Additionally, according to Niche, Chaparral is ranked the fourth-best public high school in Douglas County. Students can take Advanced Placement courses and participate in 40 extra-curricular activities, including over 25 varsity sports. Douglas County’s choice programming also lets students enroll at schools beyond where they’re zoned.
Many Parker students will begin their education at Pine Lane Elementary School.

Parker’s nearby commercial centers with shopping and dining
While the neighborhood itself is primarily residential, retail and dining are just a quick drive down the hill. The commercial corridor along South Parker Road has multiple shopping centers with national retailers and chain restaurants. “When we moved here, there was one grocery store, and now we have everything,” Durham says. At the intersection of Cottonwood Drive, there’s a Costco, Trader Joe’s and Sportsman’s Warehouse. Fast-food options include Raising Cane’s and Chipotle. Farther south, Parker Marketplace has a Sprouts Farmers Market and Murdoch’s Ranch & Home Supply. Deja Brew is a local coffee shop at the intersection of Parkglenn Way, and Santortas Mexican Sandwiches is across the street.
Downtown Parker is about 3 miles south of Ponderosa Hills with more options. “Downtown Parker has quaint coffee shops, and the shopping has such a fun 'old town' feeling,” Durham says. Small businesses include Nest on Main Street, a gift shop, and Poor Richard’s Book Shoppe. There are also dozens of restaurants, including Black + Haus, an upscale American bistro with an outdoor patio.

Public parks, golf courses and outdoor recreation
Ponderosa Hills is surrounded by multiple public golf courses, such as Heritage Eagle Bend Golf Club and Saddle Rock Golf Course, which has 9 holes. Public parks are in nearby Parker. O’Brien Park has two playgrounds, a basketball court and an outdoor swimming pool, while Challenger Regional Park has three ballfields, a soccer field and three inline hockey rinks. About 11 miles north of the neighborhood is Cherry Creek State Park. There are over 35 miles of trails for hiking, biking and horseback riding, and campgrounds for overnight visits. Boating, swimming and fishing are allowed on the Cherry Creek Reservoir.

Celebrating the Ponderosa Hills community through events
The Ponderosa Hills community gathers for annual events. The neighborhood’s voluntary civic association will host an Easter egg hunt, food truck nights and summer game nights at a nearby park. “Our biggest event is Dumpster Day, which encourages homeowners to get rid of junk off their properties,” Durham says. “We do it twice a year now and fill up four to six dumpsters.”
Navigating in and out of Ponderosa Hills
A vehicle is required for navigating the neighborhood’s residential streets. “Ponderosa Hills was originally all dirt roads, but paving has been happening since 2007," Durham says. "The county hopes to have it all paved in the next couple of years, which is a tough conversation between neighbors because some like having the dirt."
Access to Colorado state Route 83, known as South Parker Road, is less than 3 miles from the neighborhood, along with the area’s exit ramp to Expressway 470. AdventHealth Hospital is also about 3 miles west. The Denver International Airport is roughly 27 miles away.
