Uniformed subdivisions with Texas flair

With more than 20 subdivisions to choose from in Avery Ranch, there’s a house style, size and price point for everyone. One- or two-story traditional Texas style homes were built starting in the early 2000s and typically consist of stone, brick or stucco. But mature trees, impeccable landscaping and clean, walkable streets are consistent throughout the neighborhood. There are also apartments, condos and townhomes available. At The Commons at Avery Ranch, a 2-bedroom condo can sell for around $350,000. A 3-bedroom home will start at $400,000 and a 5-bedroom could go as high as $1,500,000.

A-rated schools in two districts

Both Round Rock and Leander Independent School Districts serve the area. Homes to the north of Parmer tend to be zoned to Round Rock ISD schools including England Elementary, Pearson Ranch Middle and McNeil High. Homes to the south of Parmer are commonly zoned to Leander ISD Schools, where students attend Sommer or Rutledge Elementary, Stiles Middle and Vista Ridge High. Homebuyers should double check what district they are assigned to, but all schools receive an A rating on Niche. Private schools include Challenger School, Holy Family Catholic School and St. Dominic Savio Catholic High School.

Where residents stay outdoors and active

At Brushy Creek Lake Park, residents can rent a kayak, cast a fishing line or have a picnic. Brushy Creek Sports Park is a hub for organized field sports as well as the home of a skate park, disc golf course and playscape. Champion Park draws visitors near and far with its one-of-a-kind, dinosaur-themed play areas. Exciting local events and celebrations

The Avery Ranch Social Committee, made up of resident volunteers, helps coordinate events year-round. In spring, children can bring their baskets and search for prize-filled eggs at the Spring Egg Hunt. Summer is a time for “dive-in movies” at the amenity center pool and an annual neighborhood highlight, the Third of July fireworks show at Morningside Park. A fall festival, Breakfast with Santa event, and casino nights are among the activities that keep neighbors coming together at the Avery Ranch Golf Club.

Main thoroughfare on Avery Ranch Boulevard

For nearby grocery shopping and retailers like Walmart and Target, Walden Park at Lakeline is about 3 miles outside the neighborhood. Fine dining options like Foxhole Culinary Tavern can be found as well as more casual spots like Mooyah Burgers, Fries and Shakes. Just across the street is the mall, an H-E-B and Austin’s famous Alamo Drafthouse Cinema. “You can practically walk to Lakeline Mall,” Roush says. “There’s also the H Mart, which is the only H Mart we have in Austin.”

Avery Ranch’s northern locale and proximity to Highway 183 and Interstate 35 make it easy to drive anywhere residents need to go. Austin’s major tech employers are within 20 miles of the neighborhood. For a quick, traffic-free commute downtown, the Lakeline MetroRail Station is a short walk or bike ride from many houses in Avery Ranch. To head out of town, it’s about 25 miles to the Austin-Bergstrom International Airport.
