When it comes to the best views of the Hill Country, Cat Mountain is high on the list. “It has an interesting terrain, because Cat Mountain was built into the hill,” says Carol Dochen, a Broker with Dochen Realty Group who has been selling real estate in the area for 43 years. “You have streets with amazing topography, though sometimes it’s quite a challenge to build on.” Roughly half of the community is occupied by residential streets and cul-de-sacs. The rest of its acreage contains rugged, densely forested nature preserves with winding trails, serving as both a recreational outlet for residents and a habitat for local wildlife.

Spots for bird-watchers and nature lovers
It’s thanks to Cat Mountain’s hilly terrain that a lot of real estate in this neighborhood is dedicated to undeveloped land. Bull Creek District is a 48-acre park located in the northwest corner of the community. It’s named for the stream that passes through the park and surrounding neighborhoods. Other green spaces in the area include the rugged, densely forested Barrow Nature Preserve and Bright Leaf Preserve that protect native springs, plants and wildlife. However, residents can take guided hiking tours. Or, North Cat Mountain Greenbelt has 30 acres to hike through. At the Cat Mountain Villas Homeowners Association, members can take advantage of the clubhouse, pool and tennis courts.

A variety of beautiful, well-maintained homes
The neighborhood resembles a small mountain town, only residents live in sprawling, single-story Spanish and Mission-style palazzos instead of cabins. Residents take pride in Cat Mountain, where the front and backyards are generous and the lawns are tidy and well-manicured. There are two parts of the neighborhood, “Cat Mountain itself is one of the highest hill tops in the city,” Dochen says. “Part of it was developed as Cat Mountain Villas and the other part is just known as Cat Mountain.” In both parts of the neighborhood, homes are going to start around $700,000 for a 1,650 sq ft 2- or 3-bedroom home to over $2,500,000 for an over 3,000 sq ft 4-bedroom home with lake views.

Cat Mountain may be a small neighborhood, but its panoramic views make it a desirable location for restaurants such as The County Line on the Lake, a Texas barbecue chain location; Waterloo Ice House, an Americana restaurant open daily for breakfast, lunch and dinner; and Siena Ristorante Toscana, a rustic Italian eatery with an award-winning wine cellar. Higly rated schools in the Austin ISD
Depending on where homes are in the neighborhood, students may attend Highland Park Elementary, Lamar Middle and McCallum High. Another option is Doss Elementary, Murchison Middle and Anderson High. For students interested in studying robotics and engineering, Anderson High has an Applied Technology Center. All schools zoned for the neighborhood receive an A-minus to A rating on Niche.

Christmas in the mountains
Each December in Cat Mountain, residents decorate the junipers of Loop 360 with tinsel and ornaments. Once the holiday season is over, volunteers come together to remove the tattered decorations.
Roadways winding and weaving through hills
Getting around town in Cat Mountain is easy. “Great Location in terms of the city in general for quick access to major highways,” Dochen says. To the west is Loop 360, which connects to major arteries north and south of the city. MoPac Expressway is the closest highway and the quickest route to downtown. FM 2222 shuttles drivers from central Austin – east of Cat Mountain – to the Hill Country in the west.
