Secret beaches and Sometimes Island at Tom Hughes Park
In this shoreline community, several outdoor secrets hide from residents, day-trippers and vacationers alike, offering quiet nooks to swim, fish and watch the sunset over Lake Travis and its backdrop of rolling hills. Because of limited parking, Tom Hughes Park tends to be visited more by locals who hike down the steep trails to a small beach tucked away in a rocky inlet. Another neighborhood secret, Hippie Hollow Park, is even less busy, mostly because it is an adults-only beach where clothing is optional. Bob Wentz Park is the neighborhood's most popular public park, offering 211 acres of shoreline and a boat ramp. While some residents maintain private boathouses on their property, others store their motorized craft in the area's many marinas, like Marshall Ford Marina. Boating residents can check out yet another neighborhood secret: Sometimes Island, a sandbar jutting into a bend in the lake directly across from the neighborhood. Students are zoned for the Leander Independent School District, which is ranked by Niche as the 2nd best school district in the Austin area. Students begin at either Grandview Hills Elementary, rated A-minus, or Steiner Ranch Elementary, rated A. For grades six through eight, students are split between Four Points Middle School, rated A, or Canyon Ridge Middle School, also rated A. Once they reach ninth grade, neighborhood students reconvene under one roof at Vandegrift High School, rated A-plus. In addition to high-performing academics, such as an average SAT score of 1300, Vandegrift High is especially known for its athletics. The Vipers' football team boasted three perfect seasons in a row as of 2023 and had either shared or won the district title for each of the previous six seasons. Despite the high-performing public school options, some parents send their kids to esteemed private schools nearby, like St. Stephen’s Episcopal School, which has an A-plus Niche rating and is ranked the best private school in the Austin area.Roadside barbecue huts and sunset dining at the Oasis
Ranch Road 620 is the neighborhood's primary roadway, leading to commercial offerings directly east of the neighborhood at Four Points Shopping Centre, where residents shop for groceries from either H-E-B or Target. Along the way, drivers pass by a number of food truck parks offering a variety of hearty cuisines. Passersby can stop in at Jim's Smokehouse for a plate of smoked brisket and side dishes, El Bajio for savory street tacos or Bussin' Buns for some Nashville hot chicken. Smokey J's Barbecue is also a popular establishment nearby. Offering a true Texan barbecue experience, residents hustle to get to the ordering window early, because once it's all gone that's all for the day. But perhaps the most famous establishment in Comanche Trail is the Oasis, a popular entertainment magnet perched atop a hill overlooking Lake Travis. Home to a gift shop, event spaces, a brewery and an upscale Tex-Mex restaurant, the business' true attraction is its westward-facing, multi-level balcony offering sunset views. In fact, the Oasis' sunset views are so popular that the business hosts an annual sunset photo contest.Youth groups and mission trips at St. Luke's on the Lake
The Oasis is a magnet across the region, but locals make use of the many activities there too. Home to two live music stages, the Oasis attracts residents of Comanche Trail every weekend by offering a variety of genres to dance to, including soul and Motown hits, blues, rock and roll, and country. Residents also stay connected through local religious institutions like St. Luke's on the Lake, an episcopal church that hosts regular services every Sunday and offers a youth group and mission trips for local teens, as well as bible study groups for all ages.Gated Mediterranean-style estates with unrivaled views of Lake Travis
Comanche Trail is composed of numerous subdivisions in the northern and southern parts of the neighborhood, buffered by largely undeveloped rolling hills in between. Most subdivisions in the neighborhood, like Comanche Trail Estates or Comanche Village, do not have HOAs, although some do, like Villa Montaña. But whether they have an HOA or not, all of the subdivisions are all loaded with Mediterranean-style luxury homes, many of which start at around 3,500 sq feet. Some ultra-reclusive estates sit behind gates at the end of a long driveway, while others are modestly spaced out on lots averaging around a quarter-acre – still large enough to squeeze in a swimming pool or boathouse. There are still many land plots that are going for sale, waiting to be filled with a new luxury home. The price per acre typically ranges from $100,000 to $600,000, while a luxury home normally begins at $1 million and can reach as high as $6.5 million.Easier access to North and South Austin
Compared to the rest of Lake Travis' communities, Comanche Trail is one of the easiest to get to from Austin. Ranch Road 620 provides a direct connection with Family Hospital at Lake Travis, the nearest medical facility, as well as U.S. Highway 183 roughly 7.5 miles east of the neighborhood, which can then be taken into North Austin. "At least the clients that I know do commute into Austin in some form or fashion, whether that be for the city center or even up north to where a lot of the tech headquarters are based out of," says Realtor Jeffrey Hendricks of Team Price Real Estate. Ranch Road 620 also offers a way to head south toward Bee Cave by crossing the 620 Northwest Harbour Bridge.Low water levels and crime rates
Despite its natural beauty, Lake Travis presents some challenging environmental factors. Hill Country is prone to droughts, often followed by intense rainfall — the perfect combination for flash floods. In fact, the neighborhood is directly adjacent to the Mansfield Dam, the primary flood-control measure for Lake Travis and the city of Austin's main source of drinking water. Most of Comanche Trail sits at a high elevation, making flooding only a mild concern. "We've been in a drought for the last few years," Hendricks says. "We're hoping to have a pretty wet fall and spring to hopefully get things back up. Because, geez, I think Lake Travis is down something crazy, like 50 or 60 feet from being full." The crime rate is also low in the neighborhood, with a CAP Index Score of 2, below the national average of 4.
