Northwest Austin neighborhood puts space between homes and the city

Perched on the northwest corner of Austin, Grandview Hills gets its name from the rolling Texas Hill Country terrain surrounding this laidback suburb. "Grandview Hills is quieter and has bigger lots, so it's perfect for people who want to be a little removed from the city without going too far," says Hannah Allen, a Realtor with Twelve Rivers Realty with six years of experience selling homes across Austin. "It's part of the highly rated Leander School District and is near Lake Travis, all while only being 30 minutes from downtown." The small community is lined with upscale homes at a wide range of price points. Though being up in the hills gives this community a secluded feel, proximity to the neighboring Four Points area means restaurants and shops are just a few miles away.

Spacious homes with rolling Hill Country character

Grandview Hills' single-family homes file along sidewalks and mature trees. Many of the roads end in cul-de-sacs, giving residents some peace and quiet away from main thoroughfares. The community is right up against the northwest edge of Austin, and the rolling Texas Hill Country character starts to show up on the winding roads of Grandview Hills. Lots typically have more room to spread out with large lawns and generous square footage. Spanish-style and contemporary brick homes start at $600,000 for four bedrooms and can climb to $1.8 million for custom-built homes with scenic hillside views.

Leander Independent Schools score A's across the board

Families can send their children to Leander Independent School District, starting with Grandview Hills Elementary, which earns an A-minus rating from Niche. Four Points Middle scores an A and has a 13-to-1 student-teacher ratio. Vandegrift High has an A-plus grade and is ranked as the No. 11 best public high school in Texas, according to Niche. Among the school's numerous clubs and programs, its marching band is well-recognized for being over 400 members strong and winning the University Interscholastic League state championship in 2023.

Nearby Lake Travis invites residents to get out on the water

"Lake Travis is 10 minutes away, so even if you're not directly on the water, it's a great place to be if you have a boat," Allen says. Boat or no, residents itching for some sun and sand can head to Cypress Creek Park. Visitors have to pay a fee for lakeside access to waterfront activities like fishing, kayaking, paddleboarding, or simply relaxing and admiring the wildlife. Or, for those who prefer the greens, Twin Creeks Country Club members can book a tee time along the rolling Texas Hill Country course.

Dining with a view at The Oasis on Lake Travis

There are a variety of fast food chains, restaurants, and stores along FM 620, which is a main thoroughfare right outside the neighborhood. Austin-native café Summer Moon Coffee and sweet tooth-satisfying Angel Donuts and Treats are in the Trails at 620 shopping center. Oasthouse Kitchen + Bar serves locally sourced menu items, from wagyu steak to chicken and waffles. A little ways away from the main thoroughfare and closer to Lake Travis, is The Oasis on Lake Travis, an expansive restaurant with scenic waterfront views.
