An affordable hidden gem
Situated just over a mile north of the University of Texas campus, the Heritage neighborhood is something of a hidden gem in Austin, both literally and figuratively. Mature live oak and pecan trees provide shade and lend the neighborhood the feeling of being secluded away from the city, and it’s a neighborhood that offers a more affordable alternative to much of the city. With its combination of detached single-family homes and condominiums, Heritage attracts both long-time Austinites, newly transplanted residents and students. “The neighborhood has a good mix of students, young families and long-time residents,” says Jason Botello, the owner of Prospect Real Estate, who has been serving the area for more than 15 years. “Long-time residents are people who like the convenience of the neighborhood, and they have some nostalgia about old-school Austin, and students like that it’s close to the university.”
A wide array of home styles
That vibrant mix of residents is reflected in the neighborhood’s architecture, which is a unique blend of Craftsman-style bungalows, farmhouse-style homes, colonial revivals and new construction. The median home price in Heritage is $285,000, making it one of the most comparatively affordable neighborhoods in the city. Buyers should expect to pay an average of $460 per square foot, an amount that is also significantly lower than the city’s average overall. However, potential buyers need to be aware that there is a discernible lack of inventory, especially for single-family homes. That shortage, paired with all of the neighborhood’s offerings, has caused prices to rise recently. A one-bedroom/one-bathroom condominium can sell for $332,000, and prices can go up to more than $1.3 million for an updated two-bedroom/two-bathroom farmhouse-style home. “It’s a great location and there are some great restaurants in the neighborhood, and the price points there are mostly way below where you’d expect them to be,” says Botello.

Walk to restaurants and shops
The Wheatsville Co-op is located in the northeastern corner of the neighborhood, offering a limited selection of groceries with a focus on organic produce and locally sourced meats. For more extensive grocery shopping, Target Grocery is less than a mile south, where residents can also stock up on home necessities. When it comes time to dine out, locals love P. Terry’s Burger Stand #2 for casual burgers and shakes or Black’s Barbecue for Texas-style barbecue, Nori for upscale vegan cuisine and Musashino for innovative, fresh sushi.

Students in Heritage are served by the Austin Independent School District, which earns an overall rating of A-minus from Niche. Students in the neighborhood can attend Bryker Woods Elementary, O. Henry Middle and Austin High School. Bryker Woods and O. Henry both earn an A-minus from Niche, and Austin High School earns an A. In addition to boasting a catalog of famous alums that includes the likes of PGA professionals Ben Crenshaw and Harvey Penik, Presidential daughters Jenna and Barbara Bush and various politicians, Austin High School offers students the chance to participate in over 80 school-sponsored clubs. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

Nearby outdoor recreation
When Heritage residents need some outdoor recreation time, they do need to travel beyond the formal boundaries of the neighborhood, but not too far. A block west of the neighborhood is Adams-Hemphill Neighborhood Park, with a playground, walking trails, two basketball courts and picnic tables. Alternatively, they can head a few blocks west of Lamar to Bailey Neighborhood Park, which has a playground, courts for tennis and volleyball, a softball field, a splash pad and picnic tables. For those who prefer a good, long walk, the Shoal Creek Trail begins at 31st Street in the northwestern corner of the neighborhood and makes its way south all the way to Lady Bird Lake.
Many bus stops can be found within Heritage, making it easier for students to commute to class.
Easy commuting options
Bordered by Lamar Boulevard on the west and Guadalupe Street on the east, the neighborhood provides both commuters and students with convenient ways to get to work or school. Multiple Capital Metro bus stops along Guadalupe make it easier for those who prefer to take public transportation to get around and sidewalks throughout the neighborhood make it a very walkable area.
