An established neighborhood north of Austin
Like the mature oak trees that flourish in the area, Highland Park West is a longstanding community with roots firmly planted in the past while growing toward the future. A new generation of homeowners, drawn to the neighborhood’s tranquil environment, is showing love to the mid-century modern homes. “The sense of family in that neighborhood is strong because so many generational changes have happened, and people are moving in with younger kids,” says Brian Copland, a Realtor with Copland Property Group. Highland Park West is coveted for its large lot sizes, mature trees and privacy while only being a seven-minute drive from downtown, according to Christy Strub, a 12-year resident, president of the neighborhood association and Realtor at Douglas Elliman Real Estate. "The overall vibe is very relaxed and friendly," she says. "Neighbors make it a point to get together often and it's a very 'come as you are' mentality."
A variety of ranches and modern mansions
Residents can find impressive mansions atop rolling hills, low-lying ranches with even terrain, and waterfront properties that hug Lake Austin in Highland Park West. Mid-century ranches are especially common, with many sporting large windows, low-angled roofs and columns. Towering oak trees line the streets, making walking and jogging in the neighborhood a bit more comfortable on hot summer days. Many homes were built between 1940 and 1960, although there are plenty of new builds, too. “No home looks the same. There's a lot of character in the neighborhood,” Copland says. Prices range from $400,000 for a renovated condo or townhome to more than $5 million for a modern mansion in the hills with views of downtown Austin. Most homes range from $700,000 to $3 million.
Highly-rated schools in Austin Independent School District
Students can attend Highland Park Elementary School before heading to Lamar Middle School, which are rated A-minus by Niche. "Highland Park Elementary School is walking distance for many residents in Highland Park West and has been considered a Blue Ribbon school for many years," Strub says. McCallum High School receives an A grade from Niche and is one of the top 10 high schools for the arts in Texas. The high school emphasizes the fine arts, music, theater, dance and visual arts with specialized courses.
Less than 2 miles from Mount Bonnell
Highland Park West is within a stone’s throw of some of the most beautiful natural amenities in Austin. The town is less than two miles from Mount Bonnell at Covert Park, one of Austin’s most prominent natural and historical landmarks. Hikers and nature lovers scale the stone stairs to the summit of Mount Bonnell for sweeping views of Lake Austin and downtown. Walk among majestic peacocks at Mayfield Park and Nature Preserve or hike along 21 acres of scenic trails brimming with native plants and wildlife. Close to Mayfield Park is The Contemporary Austin-Laguna Gloria, where art lovers can find monumental sculptures or participate in an art workshop. Perry Neighborhood Park is also close to home and has three different playgrounds for kids to play on, as well as tennis courts, walking trails and art installations.
Amazing eats at Chez Zee American Bistro
Residents can start their day by walking to Russell’s Bakery & Coffee for a fresh croissant and hot coffee before grabbing groceries at H-E-B or picking up pantry staples at Randalls. Chez Zee American Bistro is a staple of the neighborhood known for its signature crème brulee French toast and delicious desserts. Nearby is JuiceLand, a popular spot for smoothies and salads. For dinner, locals head to Yamas Greek Restaurant for souvlaki or grilled octopus. Highland Park West is close to The Arboretum and The Domain, two high-density outdoor shopping centers with restaurants, shops and office spaces.
Events bring neighbors together
The neighborhood association regularly hosts events in Perry Park, such as the annual East Egg Hunt. "It's a wonderful event that brings together so many in the community to come out, enjoy the spring weather and bluebonnets, and mingle with neighbors and friends," Strub says. Westwood Country Club also hosts the annual ATX Open, a professional women's tennis event.
Access to MoPac and CapMetro services
Many Highland Park West residents own a vehicle, but public transportation is available. The CapMetro bus system has stops in the neighborhood, and Highland Station for the CapMetro rail line is less than 4 miles away. The town is next to the MoPac Expressway, a vital corridor that connects residents to downtown Austin and beyond and serves as an alternative to Interstate 35.
