A historic and social neighborhood in central Austin
Brightly painted bungalows and cottages aren’t the only thing making Hyde Park vibrant and eclectic. “It’s a very social neighborhood,” says Dominique Anderson, a Realtor with Seed Property Group who has been selling in the area for over a decade. “You’re always going to see people out walking, whether it’s families or people walking to and from school because it’s located just north of the University of Texas at Austin." Originally a streetcar suburb, the neighborhood now contains two historic districts with homes and other buildings. “There’s a lot of new construction in Austin, but Hyde Park is unique because they don’t like a whole lot of change. They like to keep the history,” says Blake Hamrock, a Realtor at Sprout Realty who has lived in Austin for nine years. While the neighborhood has a lot of grad students and renters, Hamrock says, “People who do own have mostly lived in the neighborhood for a while.” Trendy bistros and shops unite with museums and theaters to give Hyde Park both history and personality. Its CAP Index crime score is a 5 out of 10, slightly higher than the national average of 4.
Long-time local eateries and The Domain
Cute local eateries like Hyde Park Bar and Grill and Quack’s 43rd Street Bakery that have been Austin staples since the early 80s. In addition to H-E-B, the neighborhood has Avenue B Grocery & Market — The oldest continually-operated grocery store in Austin. A few shops and businesses, including Hyde Park Gym, are on Guadalupe Street. “Hyde Park gym is super unique, and it's been around for decades,” Hamrock says. “They have a section with some old weights. If something breaks, they will fix it and weld it right there.” Triangle State, better known as the Triangle, is full of shops, offices, restaurants, including the popular local chain Hopdoddy Burger Bar. Below the Triangle is Central Market, a higher-end version of H-E-B. For more of a mall atmosphere, residents will visit The Domain, which has been called Austin’s second downtown. With 100 stores and restaurants, it’s one of Austin’s most popular retail destinations and it’s less than 8 miles away.

Bright bungalows next to Victorian estates
Homes in Hyde Park reflect its history. “It was the first suburb outside of Downtown Austin that was created in the late 1800s,” says Anderson. “What you’re going to have in the neighborhood is a ton of charming homes that were built in the early 20th century.” Bright bungalows sit beside stately 19th century Victorians and a few newer homes that are typically modern and minimal. Other popular styles include Craftsman and Tudor Revival. The price of single-family homes ranges from $375,000 to $1,150,000 and is highly dependent on how recently the house has been updated. Some larger three- to five-bedroom properties are closer to $1,250,000 to $2,400,000. Condos and townhouses are priced between $178,000 to $399,000. The neighborhood has more renters than owners with a 73% to 27% split.

Playscapes and picnics by the pond
Shipe Park has been a neighborhood gathering spot since the 1930s. The artistic spirit of Hyde Park is reflected in a mosaic that overlooks the park’s recently renovated pools. Other amenities include tennis and basketball courts, fields and a playscape. At Hancock Recreation Center, residents can golf, play basketball or take fitness classes in the indoor facility. “Hancock used to be 18 holes, but they converted the back nine holes into an HEB,” Hamrock says. Just blocks from Hyde Park, is the Central Park walking track. At one end, there’s the Central Market patio and playscape, where residents can pack a picnic to eat by the pond. For indoor entertainment, there’s Hyde Park Theater and The Elisabet Ney Museum — the former home and studio of the celebrated 19th century German sculptor houses Ney’s sculptures and exhibits the work of contemporary artists.

Festivals and events for every season
The active Hyde Park Neighborhood Association hosts a number of events each year which keeps the community close. The fall Fire Station Festival, for one, has been a tradition for over 40 years and features a parade through the neighborhood. The group also organizes an annual Winter Celebration, held on the grounds of the Elisabet Ney Museum and a historic tour of homes. Every summer, opening day at Shipe Pool kicks off with a party with a DJ and a movie in the park at sunset. “There are so many festivals in Austin,” Anderson says. “There’s a festival for everything. So, there’s always something going on in the city, no matter where you live.”

A-rated schools geared towards the arts
Russell Lee Elementary School receives an A-minus, while Kealing Middle and McCallum High both earn an A grade. The McCallum Fine Arts Academy offers band, cinematic arts, dance, performance and visual arts programs. Acknowledged by the Grammy foundation in 2015, the band program most recently won Texas Bandmasters Association Exemplary High School Band in 2024. Niche ranks it the 10th best high school for the arts in Texas out of 113 schools. Students outside of the neighborhood can apply to attend any schools within the Austin Independent School District.

I-35 to the east and MoPac to the west
Hyde Park is tucked between two of Austin’s major thoroughfares—Interstate 35 to the east and the MoPac Expressway to the west. “You get a lot of charm in the neighborhood while still being centrally located,” Anderson says. “It’s really convenient to all areas of Austin.” Downtown Austin is about 3 to 4 miles away, a drive that will take around 13 minutes. The neighborhood has a Walk Score of 78 out of 100 and a Bike Score of 85. There are CapMetro bus stops in Hyde Park, but most residents own cars. The drive to Austin-Bergstrom International Airport can take anywhere between 8 to 13 miles or 17 to 23 minutes, depending on the route and the amount of traffic.
