What sets Johnston Terrace apart from other East Austin areas

East Austin’s wave of redevelopment keeps pushing farther from downtown, and it’s now reaching Johnston Terrace. This small East Austin neighborhood is about 5 miles from downtown, right next to U.S. Route 183 and the East Boggy Creek Greenbelt. Original bungalows and midcentury ranch-style homes still line the streets, but you’ll see new construction popping up throughout the neighborhood. Johnston Terrace’s median sale price remains below the citywide median, though. The vibe is quieter and more park-focused than in trendy neighborhoods like East Cesar Chavez and Holly, but still close to East Austin's dining scene.

Types of homes for sale in Johnston Terrace and how much they cost

Johnston Terrace's housing stock reflects its ongoing transformation. Original 20th-century bungalows and ranch-style homes sit next to contemporary houses and brand-new construction. On the inside, many of the neighborhood’s original homes have been renovated. Lots are typically under a quarter-acre, but you’ll find larger, tree-lined lots along the East Boggy Creek Greenbelt.

Home prices generally range from the upper $200,000s to the mid $600,000s, with new construction on the higher end. The median sale price in the upper $400,000s is a notable step down from Govalle just across Airport Boulevard, where it lands in the mid $600,000s. “It's a great deal if you're looking for a lot of upsides five to seven years from now," says Sandra Bennett, a broker associate with The Krew Team at Compass. "It's affordable and right on the periphery of what's already expensive just across the street."

From Govalle Neighborhood Park to the Southern Walnut Creek Trail

The neighborhood's biggest perk might be its access to green space. With the East Boggy Creek Greenbelt running along its northern edge, residents have a network of nature trails right in their backyard. The greenbelt also includes Govalle Neighborhood Park, which Bennett highlights as Johnston Terrace's best amenity. It's a 26-acre green space with a playground, basketball court and athletic fields, plus a public pool with a wading area for kids. Govalle Park also serves as the southern trailhead for the Southern Walnut Creek Trail. You'll see people running, walking their dogs and biking along the paved path, which leads all the way to the Austin Tennis & Pickleball Center in LBJ.

Austin schools include the Liberal Arts and Science Academy

Johnston Terrace is part of the Austin Independent School District. Kids in the neighborhood are zoned to either Ortega Elementary School or Govalle Elementary School, followed by Kealing Middle School and Eastside Early College High School. Eastside partners with Austin Community College, allowing students to earn a tuition-free associate degree alongside their diploma. The district’s Liberal Arts and Science Academy is another option in the neighborhood, though it requires students to apply through a competitive admissions process. LASA earns an A-plus rating from Niche.

Johnston Terrace is close to East Austin restaurants and cafes

You won’t find a ton of shopping and dining in Johnston Terrace, but you don’t have to go far for good food or a quick errand. Restaurants on Airport Boulevard and Springdale Road are close by, including:

  • El Secreto De La Abuela, a Tex-Mex spot known for its homemade tortillas and salsas
  • The Lion Den’s Tea, a quirky cafe with matcha, local gifts and weekly open-mic nights
  • Dan’s Hamburgers, an Austin institution serving the classics for breakfast, lunch and dinner
  • Sa-Ten, a Japanese-inspired cafe where locals hang out and meet up with friends
  • OMG Squee, a gluten-free Asian American bakery known for mochi donuts
East Cesar Chavez and Holly are just across Airport Boulevard, so trendy East Austin restaurants like la Barbecue and De Nada Cantina are within a quick drive. H-E-B is the closest grocery store, less than 3 miles away in the Govalle Shopping Center. U.S. Route 183 offers a direct route to North Austin hubs like The Domain and Domain Northside.

Highway access and downtown commutes from Johnston Terrace

When it comes to getting around, most residents drive. U.S. Route 183 leads south to Austin-Bergstrom International Airport and connects to major highways like Interstate 35 and the MoPac Expressway. Downtown Austin is roughly 5 miles west, a 15- to 30-minute drive during rush hour and closer to 10 minutes off-peak. CapMetro bus routes run along Airport Boulevard, and the Southern Walnut Creek Trail is a popular route for East Austin bikers.
