Commonly known as Pecan Springs-Springdale Hills, Walnut Creek Greenbelt refers to the hilly and rugged green space shouldering the neighborhood. “It’s one of the best amenities we have in this area,” says Andrea Hamilton, a lifelong Austinite and real estate agent at Kuper Sotheby's International Realty. “We’re surrounded by green space in every direction.” In recent years, there has been a community-driven effort to revitalize and clean up Little Walnut Creek Greenbelt in order to better serve both wildlife and residents. However, proximity to nature doesn’t mean nearby shopping and entertainment must be sacrificed, as the bustling Mueller area and Downtown Austin are just outside the neighborhood. There is new development all around, but the housing stock here also includes ranch-style homes and midcentury modern construction dating back to the 1950s.

Ranch-style homes and midcentury modern
There’s a lot of new development in the neighborhood, but house hunters with midcentury tastes can still find ranch-style homes built in the 1950s and '60s. They range from about $370,000 for a well-maintained two-bed, one-bath, to about $650,000 for a remodeled three-bed, two-bath. 51 East is a new master-planned community selling modern homes, some resembling two-story contemporary ranch-styles and others having roots in art deco designs. Developers are converting ranch land and brushwood into streets of single-story homes and manicured lawns featuring native trees and bushes. Homes here are selling for around $668,600 to $550,000.

Greenbelt is still growing
One of the most popular green spaces in Austin, Little Walnut Creek Greenbelt has over 200 acres of hiking and mountain biking trails. Residents can observe birds and catch fish in this sanctuary for wildlife. During the spring, fields bloom with purple flowers, bringing out the nature photographers. The park has big plans that include outdoor classrooms, a dog park and a spot specifically for adult fitness. A new playground is expected to begin construction in 2024. Close to Mueller and H-E-B
The neighborhood is close to not one, but two H-E-B grocery stores and the mixed-use village, Mueller. “All of the neighborhoods around Mueller have had great growth, because they now have access to amenities close by,” says Hamilton. What was once the Robert Mueller Municipal Airport is now home to boutique shops, a movie theater, a children’s museum and an array of restaurants, including B.D. Riley's Irish Pub. A school district with options
Pecan Springs Elementary School is located right in the neighborhood and scores a B-minus on Niche. With many schools to choose from in the Austin Independent School District, students could go to Martin Middle, and then Northeast Early College High, which offers AVID College Readiness programming.
