When the first bridges were built to cross Shoal Creek, Pemberton Heights became one of Austin’s original automobile suburbs. As part of the Old West Austin Historic District, the desirable neighborhood is known for its grand estates, highly rated schools and location overlooking Shoal Creek and downtown. Residents take pride in the details of their neighborhood, like embedded tiled plaques spelling out street names on the curbs. “The years that I lived in Pemberton Heights, I felt more of a sense of community than any other place that I’ve lived in Austin,” says Lander Peerman, a native Austinite and sales agent with Douglas Elliman Real Estate. “You live in a little pocket neighborhood, and you know your neighbor’s names, and you know their kid’s and dog’s names too.” While the community feels small and secluded, it’s a 2-mile drive to The University of Texas at Austin, the Downtown Central Business District and St. David’s Medical Center.

From cozy cottages to castle estates
There are over 40 Pemberton Heights homes registered as historic landmarks. However, that doesn’t mean every home resembles the Fisher-Gideon House, an 1890s water tower converted into a small gothic revival castle. It’s possible to find cozy 1930s cottages and Craftsmans that start at around $1,675,000. Large estates with Tudor, Classical, Colonial or Spanish Colonial Revival homes can cost around $5.6 million and might not be listed publicly. “It’s one of Austin's most prestigious and sought-after neighborhoods,” says Nicole Marburger, a Broker Associate with Legacy Real Estate Group and resident of Southwest Austin. “It has a rare and coveted inventory. It’s essential to have a well-connected agent to access the private luxury market because homes here often remain off the public MLS.” The neighborhood is historic and established, so few new homes are being built along the oak, elm and pecan tree-lined streets.

Exploring greenbelts and creating parks
The east side of the neighborhood overlooks the Shoal Creek Greenbelt. The park is popular with hikers, especially those with pets, as there is an off-leash area for dogs. Small triangle parks are found on the west side, the largest being the Hartford Triangle. It was developed due to the need for more easily walkable parks in the neighborhood. The former traffic triangle is now a green space with picnic tables, swings and two separate playscapes. Hartford Planting Strip is a vertical piece of open land big enough to toss a ball around or do yoga.

While mostly residential, Pemberton Height’s location means it’s close to all the restaurants and shops that Central Austin has to offer. Pemberton Heights is in some instances walkable, but definitely bikeable to Clarksville, which has some of the best dining in Central Austin,” Peerman says. There are nearby vegan options like The Beer Plant and upscale eateries such as Josephine House, a sister restaurant to Jeffrey’s Steak House — which Eater considers one of the best places to splurge on dinner in Austin. Just 1 mile away, casual fast-food options and shops are located along Guadalupe Street, known as The Drag, to University of Texas at Austin students. Within 2 miles of the neighborhood, shoppers have three grocery choices: Whole Foods, Central Market or Trader Joe’s.

The Pemberton Heights Neighborhood Association unites the community through picnics, happy hours, movies in the park, and holiday gatherings such as their annual Easter egg hunt and Holiday Jingle Bell Bike Ride. Every summer, the association hosts a community-wide garage sale.
A-rated public schools and private options
Casis Elementary scores an A grade on Niche, while O. Henry Middle earns an A-minus. Austin High sits along Lady Bird Lake near Downtown. The A-rated school is the oldest continuously operating public high school in Texas. It has smaller learning communities called academies where entering 8th graders can choose their specialty from classical studies and design & technology to global studies and science and innovation. Students may also apply to any magnet or academy school within the Austin Independent School District. Private school options in the area include St. Andrew's Episcopal School. “In some people’s opinion, it is the best private school in Austin,” Peerman says.

Bordering two busy roads
The MoPac Expressway borders Pemberton Heights to the left. It’s one of the city’s busiest arteries, transporting drivers to points both north and south of the metro area. On the east side, North Lamar Boulevard sits behind the Shoal Creek Greenbelt, which helps reduce traffic noise. “It also serves as a nice buffer to The University of Texas at Austin,” Peerman says. A CapMetro bus stop is on the corner of the neighborhood where West 24th Street and N Lamar Boulevard intersect. The drive to Austin-Bergstrom International Airport will take around 15 miles or 20 minutes.
Mopac is the main thoroughfare for Pemberton Heights.
