North Austin’s new tech corridor keeps growing
Considered the city's newest tech corridor, Parmer Lane is a bustling road extending from Manor to Leander between Interstate 35 and the Pickle Parkway. Before the Samsung Semiconductor facility opened there in 1996, Parmer Lane only ran between the Mopac Expressway and I-35. But now, the road passes through a collection of master-planned subdivisions that surround the Samsung facility. As development continues at a seemingly exponential pace, the convenience and modern design of nearby places like Tech Ridge is being extended into this area with ongoing projects for mixed-use urban areas . "The original part of Parmer Lane used to kind of be what most people considered the far north reaches of Austin," says Realtor Miriam Moorman of Fathom Realty. "If you looked at a map along that Parmer Lane corridor from about 1995, it was mostly farmland and now everything is mostly developed between Interstate 35 and the Pickle Parkway."
Prairie-style modern homes in Pioneer Crossing
Perhaps the most eye-catching of them all is East Village, a modern community with a growing stock of new traditional Craftsman-style homes, which typically sell for between $325,000 and $575,000. But things will continue to change at East Village, which is being built into a mixed-use urban center of apartments, shops, tech employers and parks. Currently, only one apartment building in East Village has been completed. Other luxury apartments can be found along Dessau Road, such as Bristol Heights. The largest share of land is in Pioneer Crossing, which comprises two separate communities — Pioneer Crossing East and Pioneer Crossing West — each with its own HOA, community pool and parks. The twin subdivisions consist almost entirely of new traditional Prairie-style homes ranging between $350,000 and $530,000. Nestled between Pioneer Crossing West and Braker Lane, the community of Creekside offers condos similarly styled to the single-family homes in adjacent subdivisions, with units selling for $375,000 to $440,000.

Samsung Semiconductor and more tech employers nearby
Although many of the city's largest tech companies are primarily based west of the MoPac Expressway, the newer eastern extents of Parmer Lane demonstrate the direction things are moving. Today, the busy roadway forges the primary connection between the MoPac Expressway and the newer Pickle Parkway toll road, forming a crucial commuter route for east-west trips. More importantly, Parmer Road passes through dozens of work sites in and around the Tech Ridge area — another area booming with tech development, including major employers like General Motors, Apple and Qualcomm. However, the daily convergence of commuters on Parmer Lane leads to frequent traffic in the area.

Chains, Vietnamese pho and planned businesses at East Village
Once the mixed-use urban center of East Village is complete, the area will begin offering a smattering of shops and restaurants that residents of any subdivision can easily access. But until then, residents will continue to rely on the short list of nearby businesses including chain businesses like Dutch Bros Coffee and Whataburger. The current most concentrated commercial area is at the intersection of Dessau Road and Braker Lane, where residents shop for groceries from Mi Casa Market. Nearby is a small shopping center with a laundromat and other businesses, including Pho Phong Luu, a modern Vietnamese restaurant that serves spring rolls and banh mi in addition to the namesake soup.

Living history at Jourdan-Bachman Pioneer Farms
Each subdivision in the neighborhood offers its own recreation amenities. Pioneer Crossing West even has its own greenbelt trail that cuts across most of the neighborhood, affording a direct walk to the community pool. A few public parks and trails also surround the area. The 3.5-mile Copperfield Nature Trail can be accessed via trailheads along Dessau Road. At the southwest corner of the area, Jourdan-Bachman Pioneer Farms is an immersive living history museum that harkens back to the area's pioneer roots with seven themed historic sites, each providing education through workshops and programs as well as historical interpreters dressed as 19th-century prairie villagers.
Computers for every student at Manor New Technology High
Homes in the area have an Austin city address, but students attend schools in the Manor Independent School District. Students usually begin at Pioneer Crossing Elementary, which has a C-plus Niche score and is within walking distance of most homes in Pioneer Crossing East. For grades 6 through 8, students attend Decker Middle School, a C-minus-rated school with a fine arts academy that includes an extensive list of courses, such as jazz band and classical guitar. Manor New Technology High School, rated B-plus, emphasizes student engagement with a project-based curriculum, ensuring every student gets their own computer for normal classroom experiences and special projects such as website building.

Pumpkin Nights and HOA parties
HOAs for most of the subdivisions remain active with social events, such as holiday parties and barbecues. But the real treat is being so close to Jourdan-Bachman Pioneer Farms, which offers numerous major and smaller events throughout the year. The big event of the year there is Pumpkin Nights, a month-long experience that features a half-mile-long trail of jack-o-lanterns carved by professional artists. The event runs on timed entry, but visitors can walk the trail as many times during their stay if they get bored of the other attractions, which include food trucks and fire dancer performances.

Things to consider
While East Village continues to be developed, nearby residents can expect the normal effects of construction — namely, noise and traffic. A few small creeks also run through and near the neighborhood, creating mild flooding due to rain runoff. Most residential areas are not affected, although some future East Village apartments are located within a sizable flood zone.
