Gated residential community with 1,800 acres of protected wildlife areas
Spring Island is a small, gated community on the west coast of Port Royal Sound, but unlike its neighbors, the landscape and homes here are developed in a way that Rutledge Livingston describes as “intentionally understated” with a “sort of Range Rover rustic vibe.” The broker-in-charge at Spring Island Realty, Livingston, says, “Walking around the dirt roads, you’re kind of overwhelmed by the enormous size of our trees.” With 1,800 acres of protected live oak forests and other wildlife areas, “it really feels like you’re walking through a park,” he says. The Island may be close to some of Beaufort County’s most luxurious vacation destinations, but Livingston says that is not the case here. “If you’re looking for a resort kind of place with fancy fountains, sidewalks and close-together homes, that’s just not us.” Rather, he says, Spring Island is a “tight-knit community of full-time residents who care about their land and each other.”
A 'natural curtain' of trees around million-dollar homes
When the modern development of Spring Island began in the 1990s, nature was made to be the focal point. Towering Carolina pines and enchanting moss-draped oaks create what Martin calls ‘a natural curtain’ around the stately single-family homes. Each property is custom-designed by the Island’s professional team of architects who work to ensure each build reflects a similar aesthetic. While no two look the same, many houses showcase elements of the Cape Cod and farmhouse styles. Boxy two-bedroom cottages start around $750,000. Meanwhile, sprawling one-stories with marsh views and wraparound porches usually range between $1.5 million and $2 million. Larger waterfront homes with private boat docks and multi-acre lots tend to be the Island’s most expensive listings, with prices going up to $4.9 million. Though most of the 400 home sites are already developed, homebuyers can find a few empty lots starting at $185,000.
Boating, golfing, tennis and more
World-class outdoor recreation surrounds Spring Island, and Walker Landing is the center of it all. Residents can start their day with a morning yoga class at the community sports complex. Totaling 13,000 square feet, the indoor facilities include a fully equipped gym, fitness studios and massage suites, all staffed with certified personal trainers and physical therapists. Behind the fitness center is a lap pool and a zero-entry family pool. Folks dressed in all white quietly compete on the croquet lawn out front while others practice their serve on the nearby racquet courts. Boaters ride golf carts to the community docks at Spring Island Club, where they can jet off into Chechessee Creek for a day of deep-water fishing. Those hoping to catch something closer to home have many options, with multiple community piers and 36 regularly stocked ponds. Old Tabby Golf Course’s pristine fairways weave around the ponds and whimsical Live oak forests along the Island’s eastside. A group of neighbors get together on Wednesday mornings to practice shooting on the sporting clays at the south tip of the Island. While there’s no hunting here, Spring Island offers its members over 3,000 acres of world-class quail hunting through its partnership with Almost Heaven Plantation about 25 miles northwest.
Kids and grandkids attend Camp Spring Island
Camp Spring Island transforms the whole community into a child’s paradise for three days each summer. Throughout the weekend, the Island’s on-site naturalist staff host several interactive games and exhibits for the kids, ranging from shark fishing tournaments to ‘Survivor’ themed competitions. A community-wide family scavenger hunt concludes the event.
Waterfall Farm supplies the community with fresh produce
Spring Island residents embrace a healthy, farm-to-table lifestyle. Neighbors came together in the early 2000s to establish what is now called Waterfall Farm. Comprising 6.5 acres of land near the Old Tabby Golf Course, the Farm provides homegrown produce and fresh eggs for residents and the two on-site restaurants. At the center of the community, The Golf House serves a daily breakfast and lunch menu consisting of classic Southern-style dishes, each with its own coastal twist. Dinner service rotates between The Golf House and The River House every other night. Aptly named, The River House is positioned right off the water on the west edge of Walker Landing. It serves similar Southern-style cuisine and features a back deck with some of the best sunset views on the Island. At either restaurant, folks can drop off their latest catch in the morning and return in the evening for a fresh fish dinner specially prepared by Spring Island’s chef. The Outfitter Center at Walker Landing has all the outdoor recreation essentials, from boating equipment to tennis gear. All other necessities are found at the Walmart Supercenter, about 10 miles off the Island.
Longer commutes to Beaufort County Schools
Spring Island students commute to some of the best public schools in Beaufort County. Okatie Elementary sits 10 miles southwest and earns an A-minus on Niche. Bluffton Middle and May River High are another 10 miles further down the road. The middle school scores a B-plus, while the high school gets an A-minus. The new media center at May River has a central café where students can order a coffee before sitting down to study.
Get to the mainland via Spring Island Drive
Spring Island Drive is the only road leading off the Island. It loops around the community and crosses over the western marshlands onto Callawassie Island. Drivers continue northwest on Callawassie Drive to quickly reach Okatie Highway on the mainland. This route heads north, passing over Broad Creek and linking to Beaufort’s Naval Hospital in about 12 miles. Residents can head about 15 miles southeast to visit Historic Downtown Bluffton or continue driving south to reach the Savannah/Hilton Head International Airport.
Flooding along the Port Royal Sound
Spring Island is one of South Carolina’s barrier islands bordering the west side of Port Royal Sound. This massive interlocking system of tidal rivers and saltwater creeks is the deepest natural harbor in the Southeast. While it makes for postcard-worthy sunsets and excellent wildlife feeding grounds, the deep-water Sound can cause higher tides and flooding for all of the barrier islands from time to time, especially during hurricane season, which runs from June through November.
