Located about 8 miles west of downtown Billings, West Shiloh is known for its recent growth near the Shiloh Road commercial corridor. “It’s an area that’s growing rapidly with new construction homes,” says Carly MacNaughton, a supervising broker with Century 21 Hometown Brokers who’s sold homes here for 8 years. “The home prices are probably the highest in the city because these are newer homes close to a lot of amenities.” Shiloh Road to the east is home to national retailers and local restaurants. The Rims, which are sheer sandstone cliffs that run along West Shiloh’s northern border, are visible from most of the neighborhood and are a popular recreation area. The Church of Jesus Christ of Latter-day Saints’ Billings Montana Temple is in the north. The overall CAP Crime Index Score is 2 out of 10, lower than the national average of 4.

New construction Craftsman-inspired homes
The Rims, sometimes referred to as the Rimrocks, are visible from most homes here. The neighborhood’s oldest houses, custom designs built from the 1970s through the ‘90s, are surrounded by mature trees and sit close together along hilly terrain in the north. The homes often feature split-level designs and wood-paneled exteriors painted in earthy browns and greens. While there’s no recent history of sales for these homes, listing prices typically range from $450,000 to $800,000, depending on renovations.The rest of the neighborhood is mostly 21st-century Craftsman-inspired new traditional houses set close together in planned subdivisions, many of which are still under construction. The land here is mostly flat and open, with manicured lawns and ornamental trees. Homes with layouts between 1,400 and 3,200 square feet are typically priced from around $400,000 to $700,000, while those between 3,200 and 9,200 square feet are priced from $700,000 to $2.3 million. Buyers can find a few ranch-style and manufactured homes on 1 to 4 acres, far from neighbors. Layouts for these can range from 1,400 to 3,000 square feet, and while there are few recent sales of these properties, prices can range from $350,000 to $600,000, depending on size and updates.

Ursidae literary magazine at Billings West High
Local kids can start school at Arrowhead Elementary and then attend Ben Steele Middle; both earn a B-plus from Niche. Billings West High also earns a B-plus. The 8-acre Rimpoint Park in the neighborhood’s north has unobstructed views of the Rims and gentle grassy hills that are popular for sledding in winter. At the 177-acre Zimmerman Park to the northeast, hikers and cross-country skiers can check out the top of the Rims and take in views of the city below. The 350-acre Phipps Park to the north is another popular nature area with trails and disc golf. At the private Yellowstone Country Club, members can play 18 holes on the Robert Trent Jones-designed course, take a dip in the pool or hang out at the clubhouse; Yegen Golf Club is a public course that offers lessons and golf leagues. There are nearby indoor gyms in the neighborhood’s east, including Shiloh Fitness 24/7 and Pulse Training.

Residents can start their day at the local veteran-owned Classy & Sassy, serving the community for over 9 years. Diamond X Beer Company offers house-brewed beers and American comfort food. Transit bus stops east of Shiloh Road
Interstate 90 is roughly 5 miles south on Shiloh Road, and downtown Billings is about 8 miles east. The MET Transit bus stops on the east side of Shiloh Road, and there are dedicated bike lanes for cyclists. Some of the subdivisions here have sidewalks, but residents rely on their cars to get around the city. Intermountain Health St. Vincent Regional Hospital is roughly 7 miles east, and Billings Logan International Airport is a roughly 7-mile trip.

Locals can head to downtown Billings for popular festivals like the annual Strawberry Festival, which has a surprising lack of strawberries. The one-day summer festival, which takes place after strawberry season is over, is the city’s largest vendor festival. In the past, it featured people wearing strawberry costumes and a 60-foot strawberry shortcake but getting strawberries in Montana proved too difficult; now, the streets fill with over 100 arts, crafts and food vendors, with several selling strawberry-themed products.
Moderate wildfire risk and volunteer fire departments
West Shiloh’s proximity to undeveloped land and open space puts it at moderate risk for wildfire, but residents are more likely to experience smoke from nearby fires than any direct effects. “We definitely get a lot of smoke, but not wildfires,” MacNaughton says. “We had some on the east end of Billings a few years ago, but they were well contained. We have great volunteer fire departments here.” To stay updated on nearby wildfires, residents can download the Watch Duty app.
