Mesa Verde is a remote community near the Arizona border
Mesa Verde is a small bedroom community tucked away in Blythe, a city on the Colorado River, which separates California from Arizona. "Blythe, in general, is remote, but the biggest draw is the river," says Brandy Cox, a Realtor with Blackbird Real Estate Group who's sold homes for seven years. Still, she mentions the draw to Mesa Verde in particular is minimal, as inventory is low, and most of the community is longstanding. "Historically, people who lived here worked in Agriculture. Or were seeking a spot with easy access to desert riding trails to take their dirt bikes and four-wheelers on." She said there was another influx of people when Blythe started building its solar farm in the 2010s.
Outdoor recreation includes golf, off-roading in the desert and Colorado River fun
Todd Park and Miller Park are within 8 miles of Mesa Verde's core, with places to play sports, go skateboarding, and for kids to bond on the playground and cool off at the splash pad. There's a public championship golf course, an off-road racetrack and a popular campsite within 16 miles. The campsite, Mayflower County Park, has a boat ramp for launches into the Colorado River. The Cibola National Wildlife Refuge is 22 miles south and spans over 18,400 acres for a peaceful escape into nature. The park's nature trail winds through cottonwood, willow and mesquite trees and has a bird-watching station. The refuge is also by the river, allowing nonmotorized boats and fishing.
The manufactured homes are on deeded land, and the region is susceptible to wildfires
Most properties are manufactured, but there are some single-family homes. The minimal-traditional style is the norm, and many are fixer-uppers. A mix of iron, wood and acrylic fences wrap around low-maintenance desert yards springing with fruit trees, palm trees and shrubs. The land is flat, with mountain ranges in the distance. “Most homes are on a quarter to a third of an acre,” Cox says, adding that the land is deeded. Prices generally range from as low as the mid-$60,000s to the mid-$100,000s, depending on condition and size. Mesa Verde also has land for sale, from less than an acre to 80 acres. Mesa Verde’s home county of Riverside is particularly prone to wildfires. The CAP Index Crime Score here is lower than the national average, a 2 out of 10 versus 4.
Blythe is down the road from places to shop and dine
The need to travel to shop and dine is an everyday reality. "You have the gas station in Mesa Verde, but the grocery stores and restaurants are in downtown Blythe, [less than 10 miles] down Interstate 10," Cox says. While there's no fine dining, Cox says, the area has "good local cuisine and chains, Chipotle and things like that." There are four spots to grab groceries in Blythe, including Albertsons and Grocery Outlet. The area also has convenience stores, a hardware store and a home goods store. Palo Verde Hospital is also located here.Downtown is the spot for annual events, including the Colorado River Fair and Livestock Show and Auction in March. "High school homecoming is also a big deal here. It's always in the fall, and the whole town celebrates with a parade," Cox says.
St. Joan of Arc Catholic Church offers a bilingual mass and community events
A site for worship since 1950, St. Joan of Arc Catholic Church is less than 10 miles east of Mesa Verde. Locals head there for a bilingual Saturday and Sunday mass delivered in English and Spanish. The church also strengthens community bonds outside the chapel by hosting a carnival with traditional fair rides in October.
Palo Verde Unified School District serves the area
Palo Verde Unified School District serves Mesa Verde, with schools in downtown Blythe. Kindergarten through eighth-grade students may attend Felix J. Appleby Elementary School, which earns a C-rating on Niche. From there, students often filter into the B-minus-rated Palo Verde High School, an International Baccalaureate World School.
Travel through Blythe and beyond is made easier via Interstate 10
Mesa Verde is built off Interstate 10, making for convenient trips through Blythe and beyond. Blythe Airport is a general aviation airport just north, causing some air traffic noise in the neighborhood. Yuma International Airport is over 90 miles south for trips across the globe. A day or weekend away in Arizona is always possible. Phoenix is just over two hours away by car, and Sedona's red rocks are reachable in under four hours.
