South Boise's oldest subdivision
Less than 1 mile south of the Boise River is South Boise Village, a historic section of Idaho’s capital city. “It is the oldest subdivision on the south side of the river, developed in 1890,” says Barbara Bauer. She’s the co-owner and president of TAG Historical Research and Consulting, a longtime South Boise resident and a local history expert. “The construction of the first Broadway Avenue bridge over the river made it a convenient location for people who wanted to live a little bit farther from downtown.” Today, the neighborhood’s proximity to Boise State University makes it an ideal abode for students and faculty. “But you also have folks who have lived there for decades, since the 1940s or ‘50s, Bauer says. “There is a really strong sense of community.”
For history lovers and dog lovers alike
South Boise Village is among several proud Boise neighborhoods along the historic Oregon Trail. One of the city’s 21 obelisk-shaped interpretive markers along the trail is in a pocket park at the corner of Boise and Manitou avenues. “They tell the story of Native Americans, Black Americans and other pioneers on the Oregon Trail,” Bauer says. “You get this little history lesson you wouldn’t even know about as you walk along that area.” The neighborhood’s most expansive outdoor space is Manitou Park to the west. Its 11 acres include basketball, tennis and pickleball courts, a playground and an off-leash dog park. Behind the park, the Ridenbaugh Canal runs alongside the neighborhood to the west, providing a scenic backdrop to an unpaved path.
From 1890s Queen Annes to 2020s townhouses
A large grid of residential streets fills the space between Boise and Broadway avenues and the canal, featuring nearly 800 homes. “Even though a lot of 21st-century development has hit this part of town, you can still find pockets of historic homes with bigger lots,” Bauer says. Some single-family homes have stood since South Boise Village’s early years, including 1890s Queen Annes, Craftsman bungalows and Cape Cods. Ranch-style houses became common in the neighborhood after World War II. A few period revival homes appear in the 1990s, mimicking Prairie and Craftsman architecture. Turnkey detached houses start in the low $300,000s for two-bedroom ramblers and peak at around $1.3 million for four-bedroom, 3,600-square-foot homes on over 1 acre. Multifamily housing developments include 2020s townhouses in the $400,000s. Meanwhile, Linden Mobile Park offers low-maintenance mobile homes in the neighborhood’s southern section for $50,000 to $90,000.
Two A-rated schools for local teens
BSU’s campus is just north of South Boise Village; residents can sometimes hear the noise from Albertsons Stadium during football season. The neighborhood is also home to the Broncos’ soccer and indoor tennis facilities. Three public schools serve local pre-college students, including Garfield Elementary. It accommodates prekindergarten through sixth grade immediately east of the neighborhood and has a C-plus from Niche. East Junior High and Timberline High are about 4 miles and 1 mile east, respectively. Niche gives both A ratings and calls Timberline Idaho’s No. 6 public high school.
A "unique little place to have breakfast"
Big-name restaurants and retailers populate Broadway Avenue to the east, from Freddy’s Frozen Custard & Steakburgers to Ace Hardware. Several locally owned Asian restaurants, including Vietnamese joints Dong Khanh and Ph? Le, also appear there. Mount Everest Momo Café serves cuisine from Nepal, India and Tibet, including dumplings and butter chicken. Boise Avenue to the north is home to Addie’s, which Bauer calls “a fun, unique little place to have breakfast.” Its hashbrowns and chicken-fried steak are in particularly high demand. Groceries are available at Albertsons, a few blocks north of the neighborhood.
Bus stops, bike paths and Boise Airport
Locals traveling north to campus or into downtown Boise can hop on the bus at several stations on Broadway. Bikers are a few minutes from the Boise River Greenbelt, a citywide mixed-use path frequently used for downtown commutes. Interstate 84 is less than 1 mile south of South Boise Village, taking drivers quickly to Boise Airport.

Very low crime rate. nieghbors watch out for each other. As like any city, there are areas you shouldn't go to at night. Warm weather does seem to bring out a few weirdos.
