Downtown has walkable gridded streets bordered by local businesses, apartment buildings and older cottages. Heading north, Bothell becomes a heavily wooded suburb with newer subdivisions and neatly trimmed lawns adorned by flower bushes and gardens. The most popular neighborhoods are Canyon Creek, North Creek and Norway Hill. Bothell’s architecture includes traditional, Craftsman and contemporary homes built in 2024. Downtown Bothell and the enchanting McMenamins complex
Bothell is a cultural center in the northeastern suburbs of Seattle. Defined by its pubs and coffee shops, Bothell has a true downtown with a reputation for its pedestrian-friendly streets. Beloved nature trails connect to local green spaces
Bothell has extensive riverside parks and nature trails spanning over 400 acres. The Sammamish River Trail is a paved greenway along the Sammamish River, stretching for 10 miles, reaching the 20-mile Burke Gilman Trail, which extends into Seattle. “The Burke Gilman Trail is a big draw for people who want to get outdoors,” says Susan Conley, Business Manager at Edition Apartments. “People come from all over to kayak, walk their dogs and ride bikes on the trail. It’s really pretty.” The trail system connects to Blyth Park, a former factory space with a playground and the Howling Coyote Disc Golf Course. The Park at Bothell Landing is another green space with a museum, a theater and a picturesque wooden bridge from the 1970s that hovers above the water. Both parks have access to the trail system and the river, with summertime rentals available for kayaks and stand-up paddleboards.

According to Niche, the Northshore School District is Washington’s second-best school district, earning an overall grade of A-plus. Two bus systems and a light rail at Lynnwood
Public transportation is available throughout the region, and the Community Transit and Sound Transit bus systems serve this community. The Bothell Park & Ride area allows residents to leave their cars and get on Sound Transit line 535. This line reaches the Lynnwood Transit Center, which provides a light rail to Downtown Seattle, about 20 miles southwest on Interstate 405. Bellevue is approximately 12 miles south. The Seattle-Tacoma International Airport (SeaTac) is roughly 30 miles from Bothell. "I chose to raise a family in Bothell for its central location. It’s quick to eastside cities like Kirkland, Bellevue or Seattle," Thompson says.

Now considered a highly walkable retail and shopping hub, the Downtown Bothell neighborhood attracts buyers for its accessibility and convenience. It’s a neighborhood that’s gone through a decade-long transformation from its suburban roots to an urban pedestrian-friendly city center. “Bothell is committed to affordable housing,” says DeNae McGee, Tourism/Arts Manager for the City of Bothell. “The downtown has turned into a dense space for mixed-use, where you have main-level floor shops and restaurants and five or six floors above that for apartment dwellings.” This change of scene has caused the neighborhood to experience a major growth of residents. “There are a lot more single and younger couples moving into mixed-use spaces,” McGee says. “That defines what we’re seeing in downtown. A mix of young couples and seniors.”
While Downtown is primarily apartments, many single-family homes sit north of North 191st Street. Styles vary from 60s/70s style contemporary ramblers with under five bedrooms to traditional tri-levels or craftsman and contemporary new constructions. Ramblers can range from $600,000 to over $1.4 million. A four-bedroom tri-level may start around $825,000, while these newly constructed homes can peak at over $2 million. Towards the retail district are modern townhouses and apartments that start around $800,000. “A new development is set to be completed by the end of the year,” McGee says.
Downtown Bothell is home to various parks, but the most popular is the Park at Bothell Landing. “That’s the city’s signature because everyone goes there so often,” McGee says. “There are four historic buildings on the property, which makes a great opportunity to look at the city’s past.” Outside the historic building, kiddos enjoy their time in the play area while other residents rent paddleboards to ride on the Sammamish River. “It’s such a beautiful area to get on and head east to Lake Washington or head west, which takes you to Woodinville, where there are a lot of wineries.” Downtown residents can also access the starting point of the Sammamish River Park trail, which connects to the Burke-Gilman Trail. Both combine a total of 30 miles of trails.
Downtown is climbing back to its pre-pandemic levels of foot traffic. “It’s taken a while for people to be able to get out more,” McGee says. “It’s nice to see it start to pick up and see people out again.” Often, this foot traffic goes to the neighborhood’s locally-owned restaurants and retail. Along Bothell Way, residents head to Amaro Bistro for a candlelit Italian dinner in a dining room reminiscent of a Tuscan tavern. Dessert lovers wait for the treats at T55 Patisserie. “People are literally standing outside waiting for the baked goods available. They specialize in French pastries with cakes and croissants. It’s so good,” McGee says. Off Main Street, The Cottage is a beloved spot for its customer service. Their Wine Wednesdays are a hit, combining main entrees with local wines. Hop and Hound is a popular after-work spot providing outdoor seating and an extensive beer selection. Weekly groceries can be bought at QFC.
Summer Nights in Bothell draws locals to explore the town’s multiple cuisines or lay their towels and lawn chairs along the grounds for the sounds of local bands. Thousands come down for the annual Fourth of July Pancake Breakfast and Parade. “The parade is a popular event with locals. We close down streets, and people are setting up days in advance to see people that are coming down on Main Street,” McGee says. “I mean, we’re talking 5,000 to 7,000 people coming down.”
Employees needing to get to Seattle will need to use a car. State Route 522 connects to Interstate 405. From there, it’s a 20-mile drive, and often, the commute comes with traffic. Buses come around Bothell via the Community Transit, King County Metro and Sound Transit. For air travel, the SeaTac International Airport is 30 miles south, offering flights to over 120 international and domestic destinations.
Bothell students can attend the Northshore School District, starting at the A-rated Maywood Hills Elementary. Education continues at Canyon Park Junior High, earning an A rating from Niche. Diplomas are earned from Bothell High School, which earned an A-minus grade from Niche. Students wanting to stay local after grade school can enroll at Cascadia College or the University of Washington Bothell.
Offering a central location, a wide range of housing styles and proximity to Bothell and Woodinville's dining, retail, wineries and entertainment, Morningside is a highly sought-after community you'll love. <br><br>This peaceful suburb has so many different home styles, making it a community that can suit nearly budget. Leota Middle School supports students with an after-school homework, study time and tutoring program called STAR Time. At Woodinville High School, students can also easily access academic support. The school offers a lunchtime Math group and Falcon Quest, a before and after-school tutoring and homework help group where students can get help with complex subjects from peers and teachers. <br><br>With the Sammamish River, Lake Washington and the Cascade Mountain Range nearby, there are various ways to relax, exercise and play outdoors. When you want to hike, head to the Rotary Community Park, where you'll find a wooded walking loop, a playground, a skate park and a rock-climbing wall. To get on the river, head to Wilmot Gateway Park. There is a fishing and kayak launching area, a grassy lawn and a play area. A walking and biking trail that starts at Lake Sammamish and follows the Sammamish River also connects to the park. Within the neighborhood, you'll find a small playground and basketball court on Hollyhills Drive Northeast, which offers the chance for families to relax and play closer to home. <br><br>Bordered by Highway 522, living here makes commuting to tech employers like Microsoft, Amazon and Facebook easy. You're less than five miles from Redmond and less than ten miles from Seattle, so this neighborhood is excellent for those who want to live in the Woodinville/Bothell area while still having an easy commute. You're also just over a mile from Woodinville's Town Center. There's a huge shopping district, big box stores, a movie theater and locally loved restaurants. You'll find the area's beloved wineries just south of the Town Center. You can have a wine tasting in the woods at JM Cellars or watch the sunset at Chateau Sainte Michelle's French estate-inspired winery. Living here also puts you just three miles from Downtown Bothell. The University of Washington-Bothell is also nearby, making this a perfect location for faculty and staff. You also have access to the boutiques, restaurants, breweries and more that Downtown Bothell provides. <br><br>With its central location, proximity to amenities and vast range of homes, Morningside is a neighborhood where you can have it all.
North Creek is one of those communities that has flourished along the perimeter of one of the nation's, if not the world’s, most influential technology and software hubs. Waxing in the glow of Amazon, Microsoft and other prosperous tech companies here, the community enjoys a top-tier lifestyle with an abundance of comforts and convenience. “There are a lot of amenities,” says Chandra Vennapusa, a Realtor with eXp Realty, who sells homes in the Seattle suburb. “Pretty much everything is within 5 to ten minutes.”<br><br>Marked by friendly smiles and personal connections, North Creek’s neighbors intentionally put their best foot forward when it comes to community engagement, much of which is organized around school activities and neighborhood associations. “There are many community events, and the schools organize a lot of them. The non-profit associations here organize a lot of community events too,” Vennapusa adds.<br><br>North Creek brims with the fragrance of newness. Many of the homes are new construction and recent builds. Modern houses track tree-adorned streets with walkways on both sides of the roads. Well-landscaped homes dovetail neatly into an array of neighborhood parks in most communities. To be sure, there are some older homes as well. But increasingly, builders are replacing them with new homes, generally larger than the ones that preceded them, with virtually none smaller than 2,500 square feet. “What that means is that you have neighborhoods that look very contemporary and modern. So, it adds to the value of the neighborhood. And, of course, it means less maintenance in the homes themselves,” Vennapusa says.<br><br>Homebuyers can expect to invest premium dollars to live in North Creek. The median price for a single-family home is $1.3 million. Generally, you’d be hard-pressed to find one that sells for much less than $800,000, and luxury homes $2 million and beyond aren’t uncommon around here.<br><br>The schools around here are uncommonly good. Northshore School District, which Niche rates A-plus, serves the community. Students attend A-rated Maywood Hills Elementary School, Leota Middle School, also rated A and Bothell High School, which Niche rates A-minus. The schools place their stamp on the community with parents who send their kids to school here, including Vennapusa. “I think the teachers are exceptional. The curriculum is exceptional. The kids are very well-behaved. And it’s not just academics. They have a very good sports curriculum too,” says Vennapusa, whose eight and 13-year-olds attend school in the district.<br><br>While many of the local communities have green spaces of their own, North Creek still maintains a few parks for the community at large. Miner’s Corner is one of the popular local parks, with its basketball court, playground and trails for hikers.<br><br>Beyond a great park system, North Creek is home to a wealth of ethnic restaurants serving a diverse variety of foods. There are so many in fact, you can try a different one every day of the week. You might want to start at Bamboo House, a Vietnamese restaurant on Bothell Everett Highway that specializes in pho.<br><br>For home cooking, you can stock up at any of the supermarkets nearby, like Safeway and Fred Meyer, which sells food and sundry other goods. Oh, and there’s a Costco about 10 minutes away if you’re in need of a big box store experience, not to mention a host of popular retail stores just down Highway 522 in Woodinville.<br><br>Speaking of Highway 522, it will get you over to I-5 and into Seattle. I-405 will take you down to Bellevue, passing Microsoft in Redmond along the way. A new light rail system is under construction as well. So, by 2025 or so, North Creek will have another option to easily get in and out of town.
Norway Hill is a residential community located within the City of Bothell. Situated just south of Blyth Park and spanning both King and Snohomish counties, Norway Hill offers beautiful homes, tall trees and proximity to the Sammamish River. <br><br>Housing options in Norway Hill consist primarily of condos and single-family homes. Homes here are densely populated and most sit side by side on quarter acre lots. <br><br>Students here attend public schools within the Northshore School District, like Moorlands Elementary (pre-kindergarten through 5th grade), Northshore Junior High School (Grades 6 to 8) and Inglemoor High School (Grades 9 to 12). Serving over 1600 students, Inglemoor High School is recognized for its rigorous AP and International Baccalaureate programs, student teacher ratio of 20-to-1 and a 97% graduation rate. And with the Northshore School District ranking as the No.1 school district in Snohomish County, it should come as no surprise that all three of these schools also received a rating of ‘A’ from Niche.com. For those looking for alternative options, private institutions like Cedar Park Christian School are also available. <br><br>For higher learning opportunities, the nearby University of Washington Bothell Campus is a public university serving over 6,000 students in more than 50 undergraduate and masters degree programs. Known for its research opportunities and close faculty-mentor relationships, UW Bothell was also ranked No. 1 in the nation for public colleges that provide the greatest return on investment by CNBC. Right next door, Cascadia Community College is another option, offering a range of programs focused on the areas of basic education, workforce-specific education and academic transfer. <br><br>The Sammamish River is a part of everyday living in Norway Hill. Contouring Blyth Park and cutting through the surrounding land, the river is a common spot for recreational activities. Plan to get up early and enjoy some early morning kayaking. Or go for a walk along the Sammamish River Trail. For those who want some solitude, pack your fishing gear and cast out a line in hopes of catching some fresh salmon or trout. For more time in the outdoors head over to Bothell Landing Park, less than a mile from Norway Hill, and walk its iconic pedestrian bridge. Featuring open green spaces, a boat launch area and a playground too, this park has something for everyone. Enjoy an evening of open-air music at the circular amphitheater, explore the Bothell Historical Museum, then grab a bite to eat at one of Bothell’s casual eateries, like The Hop and Hound. A stroll down Bothell’s Main Street will reveal plenty of unique vendors, boutiques and specialty stores. Here you can stop by Alexa’s Market on Main for some gourmet items, pick up a fresh bottle of vino at Rain City Wines, or head over to the local QFC supermarket for all of your grocery needs. <br><br>And when you’re in need of a change of pace, Norway Hill’s direct proximity to State Route 522 means you can get where you need to be fast. Pop next door to neighboring Woodinville to sample their craft wine beer and spirits; or head west to Kenmore to enjoy some time along Lake Washington’s shore. Offering all this and more, Norway Hill is a residential community offering large cozy homes amidst Seattle’s lush landscape.

At the University of Washington Bothell, up to 16,000 crows gather at dusk, perching on different sports fields and buildings before settling in the 58-acre wetlands that make up part of the campus.
Tucked among rolling hills, Westhill displays homes framed by towering evergreens. The community is experiencing a surge in new housing developments as more homebuyers are drawn to the area. These developments feature a variety of architectural styles, including Craftsman-inspired houses adorned with stone finishes and contemporary townhouse complexes equipped with patios and private attached parking. These modern additions blend with the neighborhood's established ranch-style and split-level homes. As for market activity, homes in Westhill typically sell within 33 days, surpassing the national average of 43 days. Residing in Westhill offers convenient access to the vibrant local scenes of Kenmore and Downtown Bothell, situated directly east of the community.
