Architecture, desirable suburbs and tech employers

Downtown has walkable gridded streets bordered by local businesses, apartment buildings and older cottages. Heading north, Bothell becomes a heavily wooded suburb with newer subdivisions and neatly trimmed lawns adorned by flower bushes and gardens. The most popular neighborhoods are Canyon Creek, North Creek and Norway Hill. Bothell’s architecture includes traditional, Craftsman and contemporary homes built in 2024. The median single-family home price is $1.1 million. The median townhouse price is $900,000. Condos range from $200,000 to $1.8 million for properties in gated communities. Manufactured homes begin at around $50,000 and reach $750,000.

Bothell is home to various biotechnology companies, such as AGC Biologics, which aids pharmaceutical development and cell therapies. Other medical technology companies in the area are Seagen and Fujifilm Sonosite. Nonmedical technology companies include Vertafore, which produces insurance software, while EagleView, a GIS company, creates 3D rooftop models. The University of Washington Bothell and Cascadia College are other employers.

Downtown Bothell and the enchanting McMenamins complex

Bothell is a cultural center in the northeastern suburbs of Seattle. Defined by its pubs and coffee shops, Bothell has a true downtown with a reputation for its pedestrian-friendly streets. The city features locally owned storefronts like Sankara Imports, which sells items shipped from India, Nepal and Turkey. Local dining options include upscale eateries, casual brewpubs and old-fashioned diners. PCC Community Market is a co-op grocery store that sells organic products and various superfoods.

The McMenamins Anderson School could be Downtown Bothell's most enchanting attraction. Built in 1931, the McMenamins complex was a junior high school with Art Deco-style architecture. Today, its campus serves as a 3-star hotel surrounded by gardens, with amenities like specialty bars, a movie theater and an Olympic-size pool. Another staple of downtown life is the Bothell Block Party and BrewFest, an annual festival that draws around 3,000 people with its regional breweries and food trucks and live performances from underground artists in Seattle's music scene.

Beloved nature trails connect to local green spaces

Bothell has extensive riverside parks and nature trails spanning over 400 acres. The Sammamish River Trail is a paved greenway along the Sammamish River, stretching for 10 miles, reaching the 20-mile Burke Gilman Trail, which extends into Seattle. “The Burke Gilman Trail is a big draw for people who want to get outdoors,” says Susan Conley, Business Manager at Edition Apartments. “People come from all over to kayak, walk their dogs and ride bikes on the trail. It’s really pretty.” The trail system connects to Blyth Park, a former factory space with a playground and the Howling Coyote Disc Golf Course. The Park at Bothell Landing is another green space with a museum, a theater and a picturesque wooden bridge from the 1970s that hovers above the water. Both parks have access to the trail system and the river, with summertime rentals available for kayaks and stand-up paddleboards.

The decorated Northshore school district

According to Niche, the Northshore School District is Washington’s second-best school district, earning an overall grade of A-plus. The district serves about 23,000 students and its schools are known for offering dual-enrollment courses, industry-certified programs and high-performing teaching staffs, which take the top spot in two statewide Niche categories – best places to teach and best teachers.

The University of Washington Bothell is a four-year school with 55 programs and around 6,000 students, while Cascadia College is a two-year option.

Two bus systems and a light rail at Lynnwood

Public transportation is available throughout the region, and the Community Transit and Sound Transit bus systems serve this community. The Bothell Park & Ride area allows residents to leave their cars and get on Sound Transit line 535. This line reaches the Lynnwood Transit Center, which provides a light rail to Downtown Seattle, about 20 miles southwest on Interstate 405. Bellevue is approximately 12 miles south. The Seattle-Tacoma International Airport (SeaTac) is roughly 30 miles from Bothell. "I chose to raise a family in Bothell for its central location. It’s quick to eastside cities like Kirkland, Bellevue or Seattle," Thompson says.

Significantly less crime than the state average

Bothell experiences 75% less violent crime and 40% less property crime than the state average. According to FBI data from 2023, Bothell has a violent crime rate of 22 per 100,000 people and a property crime rate of 145.

The city experiences a mild oceanic climate with warm summers and frequent rainfall during the colder months. In the winter, temperatures typically stay below 55°F, while temperatures occasionally reach above 75°F in the summer.
