What makes Crossroads a hotspot for amenities

Crossroads is a lively business district less than 2 miles east of Downtown, operating as one of Boulder ’s main commercial hubs. National retailers, popular restaurants and small businesses are found within malls and shopping plazas. A handful of apartments and condos are also in the area, and schools and parks are all a short drive away. Traffic may get congested at times, but biking is popular and residents enjoy the easy access to amenities.

Nearby malls and shopping centers

Crossroads is brimming with retail and restaurants. “When you’re out and you need to run errands, you go to Crossroads,” says Josh Jackson, a real estate advisor with LIV Sotheby’s International Realty, who has about 10 years of experience. The Twenty Ninth Street Mall is a well-known shopping destination in the area. The open-air space is home to national brands, such as Lululemon and Sephora, but also the Cinemark Century Boulder movie theater. Additionally, “[the mall] features a full-service athletic club and quite a few boutique fitness studios and massage and spa offerings,” says Deidra Laurel, a Realtor with Coldwell Banker, who has over 10 years of experience.

Several commercial plazas and shopping centers surround the mall, with retailers and big-box stores like Target, Home Depot and REI. In addition to restaurant chains and fast-food eateries, there are also many local restaurants:

  • The Buff serves brunch and has a coffee bar.
  • Gurkhas Dumplings & Curry House specializes in Indian cuisine.
  • Motomaki is a Japanese fusion restaurant known for its sushi burritos.
  • Basta serves Italian and is located in the Peloton Condominiums.
Grocers in Crossroads include King Soopers, Safeway, Whole Foods Market and Trader Joe’s. The more industrial parts of the neighborhood house offices and corporate campuses, like Google.

Multifamily properties with rental options

Roughly 70% of residents in Crossroads are renters. Several apartment complexes in the area serve as the neighborhood’s primary housing option. Units range from 500 to 1,400 square feet and cost between $1,600 and $5,000 per month, based on the number of bedrooms and additional amenities. Some complexes offer clubhouses, fitness centers, pools and more. Condominiums will sometimes have units for rent, and these are often priced higher. “It’s a really tight, competitive rental market,” Jackson says. “The market is driven by student rental demands,” he says, referring to the mile-and-a-half radius around the University of Colorado Boulder’s campus.

Crossroads’ high-rise housing market

Residential properties are limited in Crossroads and primarily found in the Boulder Junction subdivision, Steelyards community and Peloton Condominiums. The housing market mainly consists of luxury condos and a handful of contemporary, multistory townhouses. These cost between the mid $500,000s and $1 million, depending on square footage and number of bedrooms. “Some of the [newer units] are really nice and can get pricey, so people are less likely to rent them out,” Jackson says. Older condos north of Pearl Parkway are priced around the $200,000s to $600,000s. The median sales price for a residential property in Crossroads is approximately $740,000, which is lower than downtown’s, about $1 million.

How to navigate Crossroads’ parking and pedestrian areas

Crossroads is a hub for activities, so the neighborhood sees a lot of foot and car traffic. Sidewalks line many streets, with crosswalks for pedestrians to travel safely between shopping centers. There are also bike lanes following 30th, Pearl and Walnut streets. Boulder BCycle docking stations also provide bike rental services. Those traveling the area by car may experience heavy traffic. Parking is free in the garages and lots surrounding commercial spaces, but residential properties often have ones that require a parking pass. “Crossroads is more urban and has less street parking,” Laurel says. Many of Boulder’s major thoroughfares, including Foothills Parkway, 28th and Pearl streets, are accessible, making it easy to commute around the city.

Nearby parks and greenways

Though popular for its commercial offerings, there are multiple green spaces around Crossroads as well:

  • East Mapleton Ball Fields is home to three softball fields that regularly host leagues and tournaments. The Boulder YMCA sits across the street.
  • The Goose Creek Greenway has walking paths that circle Goose Creek Pond.
  • Scott Carpenter Park is outfitted with an outdoor swimming pool and skate park, directly south of the neighborhood.
  • Valmont Park has everything from a disc golf course and athletic fields to an off-leash dog park, less than 2 miles east.

Boulder’s high ranking educational offerings

Children living in the Crossroads area may attend highly rated public schools in the Boulder Valley School District, which offers choice enrollment. The neighborhood is zoned for Creekside Elementary, Casey Middle School and Boulder High School, among others. Boulder also has a handful of private schools in the area.
