These are mainly used by residents and are not necessarily listed on public trail maps, so you never need to worry about crowds,” Levine says. The Sugarloaf Mountain Trailhead is about 3 miles from the neighborhood and travels up its namesake mountain to a rocky summit. To the east, The Betasso Preserve is an open space of rolling plains with several trailheads that allow hiking, biking, horseback riding and winter snowshoeing. Picnic tables sit at the entrance for a place to rest and rejuvenate. Other nearby trails include Boulder Canyon Trail, Bihedral Trail and Anemone Point.

While a market rarity, these properties cost $825,000 to $1.1 million when available. “Many homes have the original owners living there, while others are turned over and have been purchased by the younger generations,” Levine says. “I had one client who had built his house himself in the early 70s, coming in from Denver every weekend to work on it. He and his wife lived there for the remainder of their lives.”

Extreme weather and environmental challenges
Mountain Meadows’ location in the Roosevelt National Forest may create a unique set of environmental challenges. With Boulder Creek winding through the area, heavy rain could cause flooding that impacts roads. The area’s large grassy fields, pine trees and dry climate may also create a risk of potential wildfires. The neighborhood is sandwiched between Station One and Station Two of the Sugarloaf Fire Protection District and both stations respond to calls for any structure fires, wildfires, lost hikers and other medical emergencies. Additionally, “winter weather tends to be a bit more extreme, so expect colder temperatures and more snow compared to the city,” Levine says. “A good set of snow tires is essential for anyone looking to live in the mountains.”
