It’s not necessarily cheaper because everywhere in the mountains, you’re going to have trip charges, like getting gas for your home,” says Michelle Clifford , a real estate broker with Compass, who has over 30 years of experience and used to live in Mountain Meadows. The median household income for the neighborhood is around $105,600 to offset the cost of living. Most properties spend an average of 36 days on the market.Multistory mountainside homes built in the 1970s are common. Most are cabin-inspired with wood exteriors, decks and balconies, though a handful are Craftsman-style with stone accents and large picture windows. These are mainly used by residents and are not necessarily listed on public trail maps, so you never need to worry about crowds,” says Zori Levine , a broker associate with Compass, who has about 10 years of experience. If you prefer the beaten path, public trails near Mountain Meadow include: • Sugarloaf Mountain Trail, a 1.4-mile out-and-back to the mountain’s summit. • Boulder Canyon Trail, a 2.6-mile multi-use trail following Boulder Creek.• Anemone Point, a 2.2-mile loop that connects to Sunshine Canyon and Red Rocks. Less than 4 miles east, in Tall Timber , The Betasso Preserve is an open space of rolling plains with several trailheads for hiking, biking, horseback riding and winter snowshoeing. Picnic tables sit at the entrance, offering a place to rest, and fishing is allowed along Boulder Creek. Additionally, the Bihedral is a popular climbing area along Boulder Canyon Drive, around 7 miles from the neighborhood. Its granite terrain has multiple sections and sport routes.

Friendly community vibes despite the seclusion

Mailboxes are located at the neighborhood’s entrance, which, according to Clifford, has become a socializing hotspot. “People are really friendly and take care of each other,” Clifford says. “They’re all good friends. When the power goes out, there’s one guy who bought a generator, and everyone will go over there to work and hang out,” Clifford says.

Traveling to Boulder or Nederland for essentials
Since Mountain Meadows is primarily residential, traveling is required for shopping and dining. “You have multiple routes you can drive,” Clifford says. “If you want to go visit other canyons, you can take the backroads.” Sugarloaf Road is the neighborhood’s main thoroughfare. Commuters can take the road east, where it connects to Colorado state Highway 119, known as Boulder Canyon Drive. It is less than 10 miles east to downtown Boulder and its shops and restaurants. Those heading to Nederland will go about 8 miles west along Sugarloaf Road, then south along Peak to Peak Highway (about 11 miles total for the commute).
Nearby services that keep the community safe
Mountain Meadows’ spaced-out landscape offers privacy and seclusion, yet the community is still close enough to local emergency services to feel safe. The neighborhood is sandwiched between Station One and Two of the Sugarloaf Fire Protection District. Both stations respond to calls for structure fires, wildfires, lost hikers and medical emergencies.
