Close-knit community on Sugarloaf Mountain

Named after the mountain the community sits upon, Sugarloaf is a remote neighborhood of dirt paths, outdoor recreation and rustic charm. Homes are spread out on many acres of land, yet the seclusion has no impact on getting to know neighbors. “It’s the first community west of Boulder that really feels like a mountain community,” says Realtor Jimmy Keith with RE/MAX of Boulder, who has been a resident of Sugarloaf for over 50 years. “You get to be close to Boulder but still have horses and dog sledding. And everyone sticks together – you definitely feel like a Sugarloaf person.” Traveling may be required to shop for essentials, but Downtown Boulder is only 10 miles away.

Outdoor adventure in the Rockies

Sugarloaf’s namesake mountain offers plenty of outdoor recreation for the area. The Sugarloaf Mountain Trail is 1.3 miles to the summit and accessible for hiking, mountain biking and horseback riding. Getting to the top involves a steep incline and a rocky surface that’s often covered in snow patches. A panoramic view of the Rockies awaits at the summit, where visitors can catch a glimpse of surrounding mountains such as Indian Peaks, Longs Peak, Bald Mountain and Gordon Gulch. As part of the Roosevelt National Forest, Sugarloaf can act as a gateway to other areas for outdoor exploration. Adventurists can hike to old coal mines nearby or head down to Boulder Creek. Boulder Falls is located just south of Sugarloaf along Boulder Canyon Drive. The attraction features a short walk to beautiful rock formations and a scenic waterfall.

Mountain mansions with lots of land

Most of the homes in Sugarloaf are large mountain estates with up to two acres of land. Dirt roads wind through grassy fields leading up to the homes, which are surrounded by forestry. “Here you get acreage and views. We’re on the sunny side of the mountain,” Keith says. These properties are usually either modern prairie-style homes with contemporary features or rustic cabins with barn-style architecture that are 2,500 to 4,500 square feet. Prices range from $950,000 to $5.5 million, depending on land size. Keith continues, “Some of the fancier homes I’ve had for sale were old rockstar houses, where they would go for recording music. Chicago had a big house up here, and Ringo Starr.” There are a handful of smaller single-family homes on the mountain, such as ranchers and two-story farmhouses, that can get as low as $545,000 for 1,300 square feet.

Support for Sugarloaf’s Fire District

Living on the side of a mountain can be accompanied by unique circumstances. The grassy fields and miles of forestry make for peaceful seclusion, but as a result, Sugarloaf may be at a possible risk of wildfires. The Sugarloaf Fire Protection District was created to address these concerns. The volunteer department is run by residents and has three stations throughout the area. “A lot of the community revolves around the fire department. We have an annual garage sale to raise money for it,” Keith says. Additionally, Sugarloaf is prone to heavy snowfall because of its altitude. The average annual snowfall the community sees is 106 inches, which is higher than Colorado’s annual average of 67.3 inches. With dirt roads and acres of private property, it’s possible to get snowed in.

Getting educated in Boulder’s public schools

Families living in Sugarloaf can look to schools within the Boulder Valley School District for their children’s education. Flatirons Elementary School maintains an A grade on Niche and provides an Innovative Learning Lab that promotes hands-on learning. From there, students can attend Casey Middle School, with its A-minus grade. Boulder High School is the oldest established high school in Colorado and earns an A grade. Ranked No. 9 in Best Public High Schools in Colorado according to Niche, Boulder High is considered an Advanced Placement Focus School with over 30 AP-level courses, plus it offers opportunities for concurrent enrollment at the University of Colorado in Boulder.

Nearby shopping and dining opportunities

As a remote mountain community, Sugarloaf lacks commercial areas. When residents need to shop for essentials or want to dine out, they travel to nearby towns. Nederland is 10 miles west along Sugarloaf Road and has multiple commercial options. Mountain People’s Co-op is a member-owned grocery store with fresh produce, bulk items and a kitchen that serves meals. Local restaurants in Nederland are found at the highway interchange. Crosscut Pizzeria & Taphouse specializes in wood-fired pies, while Busey Brews Smokehouse & Brewery has platters of barbecue and wings. For more options, Downtown Boulder is 10 miles east of Sugarloaf, where there are dozens of retail stores and novelty shops, plus restaurants.

Dirt roads and highways

Most of the streets in Sugarloaf are dirt paths that branch off from the neighborhood’s main thoroughfare, Sugarloaf Road. Considering the distance from the neighborhood to nearby towns, having a personal vehicle is essential. Boulder Canyon Drive is a little south of the area and connects to Colorado State Highway 119, which can then guide commuters to Downtown Boulder.
