Sugarloaf is a remote mountain neighborhood, with luxury homes separated by acres of land. The surrounding landscape consists of mountains and trails, great for outdoor enthusiasts. Residents enjoy having privacy yet are still close enough to downtown Boulder. Seasonal weather can make mountain life tricky, but Sugarloaf has robust snow removal and fire protection services that put residents at ease.

A private community with easy access to Boulder

Sugarloaf is a small mountain community and most of the neighborhood’s roads are dirt paths that branch off from the main thoroughfare, Sugarloaf Road. It connects to Colorado state Highway 119, known as Boulder Canyon Drive, less than 5 miles east of the neighborhood. Commuters can take this route into Downtown Boulder, which is roughly 10 miles away. The drive usually takes 20 to 25 minutes, depending on traffic.

Sugarloaf is prone to heavy snowfall in the winter, with an average annual snowfall around 106 inches, which is higher than about 67 inches, the average for Colorado. The neighborhood’s dirt roads and private properties run the risk of getting snowed in. However, "each of the side roads have their own little neighborhood, where someone has a tractor and will plow their road," says Michelle Clifford, a real estate broker with Compass, who has over 30 years of experience and has lived in Sugarloaf since the ’90s. Sugarloaf Road is on Boulder County’s primary snow removal route, meaning it gets plowed overnight.

Temperatures in Sugarloaf fluctuate and can get down into the negatives in the winter or up to 80 degrees in the summer. The area’s dry climate, grassy fields and miles of forestry may put Sugarloaf at risk of potential wildfires in the warmer months. To combat this risk, the Sugarloaf Fire Protection District has three volunteer-run stations serving the area. “A lot of the community revolves around the fire department. We have an annual garage sale to raise money for it,” says Jimmy Keith, a Realtor with Re/Max of Boulder, who has been a resident of Sugarloaf for over 50 years.

Single-family homes with reliable utility services

Most homes in Sugarloaf are large mountain estates. These properties often have between 1.5 and 25 acres, with room for horses. Prices range from the upper $900,000s to $3 million, depending on property size. “Some of the fancier homes I’ve had for sale were old rockstar houses, where they would go for recording music. 'Chicago' had a big house up here, and Ringo [Starr],” Keith says. There are also a handful of smaller single-family homes such as raised ranches and two-story farmhouses. The median sales price for a home in Sugarloaf is about $1,150,000, which is higher than that of Boulder’s, about $950,000.

Utilities are often more expensive for people living in the mountains, which include some of the following:

  • Propane, for heating homes and gas stoves
  • Septic systems, as main water sources
  • Cable and high-speed internet services
“You can set up plans for utilities, so it can be averaged monthly throughout the year,” Clifford says.

Keeping an active, outdoorsy lifestyle

Sugarloaf’s namesake mountain serves as the backdrop for the neighborhood. Sugarloaf Mountain Trail is about 1.3 miles and allows hiking, biking and horseback riding. A panoramic view of the Rockies awaits at the summit, where you can catch a glimpse of surrounding mountains like Indian Peaks, Longs Peak and Bald Mountain.

The area is also a gateway to the Roosevelt National Forest, where hikers can explore old coal mines or travel along Boulder Creek. "As you go up, most of the area has a whole bunch of mountain biking trails that are popular," Clifford says. Boulder Falls is a tourist attraction in the area with a short walk to a scenic waterfall and rock formations. Visitors can access the falls just south of Sugarloaf along Boulder Canyon Drive.

Boulder’s public schools offer bus services

Sugarloaf is served by the Boulder Valley School District (BVSD), with students zoned to highly rated schools such as Flatirons Elementary, Casey Middle and Boulder High School. The district provides a special bus service for students living in the mountains. However, if the BVSD mountain schools are closed due to winter weather, the bus service will not operate, including for schools in the city.
