University Hill is located along the southwest edge of Boulder, situated between the University of Colorado Boulder campus and the Rocky Mountain flatirons. The neighborhood is also less than a mile from Downtown Boulder and all its retail, dining and entertainment options. Chautauqua’s trails and activities
University Hill is steps away from the Rocky Mountains and all its opportunities. Chautauqua Park is an expansive open space and national historical landmark with dozens of trails, offering unlimited outdoor recreation and entertainment for weekend excursions. Its winding paths cut through grassy fields and follow a steep incline that leads into the wooded entrance of the flatirons. “You can get your heart beat up, but you don’t need climbing gear on the trails. It’s just a brisk walk,” says Real Estate Broker Brian Delaney, owner of Delaney Realty Group, who has almost 25 years of experience. The Chautauqua Amphitheater hosts live music, and visitors can find serenity at the Centennial Garden or buy local goods at the General Store. “We come up here a lot. They have a really good dining hall, and we sit up in the porch area. If you ever want a cool breakfast, this place is really fun,” Delaney continues. Additionally, the Colorado Chautauqua Association hosts summer concerts, history tours and yoga classes on the grounds.
Closer to the university campus, Beach Park is a small pocket green space with a traditional playground. Boulder Creek offers tubing and kayaking, while the Evert Pierson Kid’s fishing pond allows little ones to cast a line. A multi-use path follows the creek for runners and bikers.

Student living versus mountain homes
Half of the houses in University Hill are lined along gridded streets that are shaded by mature trees and close enough to the university for students to rent. “You run into way more rentals here than you would less transient, single-family housing,” Delaney says. Considered a part of Boulder’s Historic District, properties east of 9th Street are primarily old Victorian and Tudor-inspired homes with pillars and front porches. These houses range from 2,500 to 4,500 square feet and cost $2.4 to $5 million – though, most are rented out as off-campus housing. The narrow streets with older houses turn into winding roads with mountain estates as they get closer to Chautauqua in the west.
The second half of the neighborhood is comprised of properties that go up into the foothills. Santa-Fe-inspired houses with stucco siding and ranch-style homes with a cottage core are found throughout the neighborhood for $1.5 to $4 million. There are also contemporary homes and mid-century moderns that can get up to 5,000 square feet and cost $8.5 million. These properties have modern features and come with acres of land that offer the perks of privacy and seclusion.

Shopping and dining on the hill
While most of the neighborhood is residential, those living in University Hill can enjoy shopping and dining along the 13th Street corridor, or “The Hill” as referred to by the locals. “The Hill area is really college-centric with bars and fast food places, plus bookstores and shopping,” says Realtor Lydia Creasey, Team Leader of Lydia’s Home Team with RE/MAX Alliance, who has almost 20 years of experience. The Sink Restaurant and Bar is a local landmark that opened in the 1920s and is known for its colorful and funky interior. Patrons can order burgers or personal pizzas with a side of Sink Sauce. Across the street, Illegal Pete’s serves traditional Mexican cuisine while The Corner is an American bistro with locally sourced ingredients. The University Hill Market & Deli is a convenience store and sandwich shop. For more grocery options, there’s a Safeway and Sprouts Farmers Market along Arapahoe Avenue, roughly 2 miles away. Downtown Boulder is less than a mile north on the other side of Boulder Canyon Drive with more local restaurants and retailers.

Getting a quality education in Boulder
Families living in the area have several schools they can send their children to. Flatirons Elementary maintains an A grade by Niche and provides an Innovative Learning Lab, while University Hill Elementary School has an A-minus and is one of the oldest schools in Boulder. From there, students can attend Casey Middle School with its A-minus grade and bilingual program. New Vista High School also has an A-minus. Ranked as the No. 6 Best High School for Arts in Colorado according to Niche, New Vista offers multiple off-campus learning opportunities such as independent study and career and technical education courses.

Getting around The Hill
University Hill is considered extremely walkable, with a walk score of 73 out of 100. There are also multiple bus stops in the area along College Avenue, University Avenue, Broadway and 9th Street. “When I was in college, I would just take the bus all the way to the airport because I didn’t have a car,” Creasey says. “I would also ride my bike everywhere, and it was actually so much faster than dealing with parking and traffic.” Those who prefer driving can access the rest of Boulder via Colorado Highway 93, also called Broadway, and Boulder Canyon Drive. The Denver International Airport is 42 miles away for commercial flights.
CU’s impact
The University of Colorado Boulder has a big influence on the community, and University Hill is one of the more popular areas for off-campus housing. “A lot of students who don’t even live there will visit for the food options and the atmosphere,” says Emmaline Ha, a peer mentor at CU. With a student body of roughly 33,250, roughly 500 students live in University Hill. The university’s Off-Campus Housing & Neighborhood Relations Department hosts several events throughout the year at Beach Park, including block parties and a St. Patrick’s Day festival.
