Half of West Pearl’s streets are lined with residential buildings. “There are some newer builds as you get closer to the foothills, but for the most part it’s mostly turn-of-the-century single-family homes,” says Associate Broker Sophie Kloor with House Einstein, who is also a Boulder native. Modern condominiums with brick or wooden exteriors and balconies sit next to Victorian townhouses. These properties range from small units with one bedroom and 600 square feet for $525,000 to larger ones that have five bedrooms and 3,000 square feet for $3.75 million. On the western and northern ends of the neighborhood, homes emerge with their own yards, shaded by mature trees. Craftsman bungalows with traditional architecture and porches range from 1,000 to 2,300 square feet and go for $1 million to $1.7 million.Creeks and pocket parks
Several mountain trailheads are within reach just outside of West Pearl, such as Mount Sanitas and Crown Rock. “West Pearl is really close to Boulder Creek Trail, which connects to other mountain trails and a lot of bike paths,” Kloor says. Boulder Creek flows through the neighborhood, south of Boulder Canyon Drive, and is surrounded by lush greenery. Evert Pierson Kid’s Fishing Pond sits next to it, offering children the chance to catch cuttbows along its piers. In addition to Boulder’s natural landscape, West Pearl contains several pocket parks maintained by the city. Canyon Pointe Park and Hiram Fullen Park both have open fields and turfs for visitors to enjoy, plus picnic areas to relax. Flowers add splotches of color to the gardens. Fortune Park is another smaller green space that sits adjacent to a community garden managed by Growing Gardens, a non-profit dedicated to supporting the community’s agricultural needs. Children living in the area can attend nearby schools within the Boulder Valley School District. Flatirons Elementary earns an A grade by Niche and offers a Nordic Ski Program that takes advantage of the Rockies. From there, students can attend A-minus-graded Casey Middle School, which offers a bilingual program. Boulder High School is the oldest established high school in Colorado and maintains an A grade. The school is known as an Advanced Placement (AP) Focus School, offering over 30 AP-level courses. Families who want to go the private school route can send their kids to September School for sixth through 12th grade. Boulder Canyon Drive cuts through the neighborhood, making it easy to reach the rest of Boulder. Also known as Colorado State Highway 119, it serves as the main road for commuters. “It’s pretty car-dependent here, but the area is small so it’s easy to get around,” Kloor says. For public transportation, there are bus stops for local transit services along the thoroughfare. Additionally, West Pearl is bicycle-friendly, holding a Bike Score of 95. Boulder’s electric cycling system, B-Cycle, has a docking station on 6th & Canyon, where riders can partake in daily rentals around Downtown.Shopping and dining to the east
With the tail end of Downtown’s commercial spaces backing up against the neighborhood's eastern edge, West Pearl’s Walnut Street and Pearl Street have an abundance of locally owned, unique shops and restaurants. On the way to the mountains, outdoor adventurists can head to Canoe Club for reliable clothing, and University Bicycles has gear for the next ride. When it comes to food, Sherpa’s Adventure Restaurant and Bar is an eclectic eatery that specializes in traditional Nepalese dishes. Himalayan folk art decorates the inside, creating a boho-chic atmosphere. Additionally, Nick-N-Willy’s Pizza is a regional chain serving up savory slices. Grocery stores in the area include Whole Foods Market and Natural Grocers Downtown’s nightlife bleeds into West Pearl. The Bitter Bar is a modern cocktail establishment with a lounge area and an extensive list of specialty drinks.
