West Pearl is a residential neighborhood that bridges Downtown Boulder and the Rocky Mountain foothills. As such, residents enjoy easy access to city amenities in the east and outdoor recreation to the west. Pearl Street is lined with shops and restaurants that are within walking distance of most homes and condo communities. You can choose to buy or rent properties in the area, based on your needs.

A variety of housing options at a lower cost of living
West Pearl’s median sales price for homes is roughly $936,000, which is on par with the city of Boulder ’s. Compared to downtown’s median sales price of about one million, West Pearl has a slightly lower cost of living.
Contemporary condos and post-modern townhouses are common for the area, built from the 1980s to the 2020s. These properties range in price from the mid 400,000s to $4 million, depending on square footage and number of bedrooms. Victorian cottages, traditional multistory homes and Craftsman bungalows are also found in the neighborhood within the same price range. “There are some newer builds as you get closer to the foothills, but for the most part it’s turn-of-the-century single-family homes,” says Sophie Kloor, an associate broker with House Einstein, who has over 10 years of experience.

West Pearl’s rental market
Roughly half of West Pearl’s residents are renters. Townhouses and condos are the main options and can cost around $4,000 a month, though they are not often available on the market. The neighborhood also has two apartment complexes that fall under the city’s affordable housing project: Glen Willow and Canyon Pointe.
Nearby shopping and dining in downtown Boulder
Downtown Boulder is east of West Pearl and has many businesses that spill over into the neighborhood. “When you’re living there, you can walk to downtown’s Pearl Street Mall and also access the mountains by foot,” says Rich Gribbon, a Realtor with Re/Max of Boulder, who has over 30 years of experience. Residents can shop at clothing boutiques like Canoe Club, gift shops, specialty stores and outdoor supplies stores like University Bicycles. The closest grocery stores are Whole Foods Market and Natural Grocers, a little over 2 miles east along Pearl Street.

Parking and commuting in West Pearl
Despite West Pearl’s proximity to downtown, traffic and parking are not an issue. “When you’re west of Ninth Street, it’s pretty quiet for traffic,” Gribbon says. “There’s also plenty of on-street parking in the area.” Most people visiting downtown use parking garages closer to Pearl Street Mall, so residents don’t have to share the available parking. Many also have driveways behind their properties, accessible via alleyways.
Wide sidewalks contribute to a walkable and cyclist-friendly community. If you use the city’s electric bike share system, you can find a BCycle docking station at the intersection of Sixth Street and Canyon Drive. The Regional Transportation District’s (RTD) bus services provide public transportation, and drivers can use Colorado state Highway 119, or Boulder Canyon Drive, to commute around the city.

Boulder’s public and private school options
West Pearl is served by the Boulder Valley School District, which enrolls over 28,300 students across the city. The neighborhood is zoned for Flatirons Elementary School, Casey Middle School and Boulder High School. September School is a private school option in the area for grades six through 12. There’s also Watershed School farther north.

West Pearl’s pocket parks and nearby mountain trails
Outdoor enthusiasts have access to several hiking trails that wind into the foothills. “West Pearl is really close to Boulder Creek Trail, which connects to other mountain trails and a lot of bike paths,” Kloor says. There’s also the Mount Sanitas, Centennial and Red Rocks trails. Boulder Creek flows through the neighborhood, providing opportunities for fishing and rafting.
