Century old homes and Rocky Mountain views
Historic homes and walkable streets bring a sense of charm to Whittier, a downtown Boulder neighborhood. As one of the city’s most established communities, some of the houses in Whittier date back to the 1800s, and many residents have lived in the area for decades. Downtown Boulder is less than a half mile from the area’s residential streets, and numerous coffee shops and other local businesses are within walking distance, with the Rocky Mountains Front Range serving as a daily backdrop.

Victorians and turn-of-the-century bungalows
Streets are lined with a wide variety of architectural styles, from large Victorians with ornate adornments and expansive front porches to farmhouses and cozy turn-of-the-century bungalows. Whittier is one of the area’s more expensive neighborhoods, with home prices ranging from $500,000 to $6 million, depending on property sizes and style, single-family homes with over 2,000 square feet sell for $1.5 million to $6 million. “While homes sell for a lot here, it’s still a bit more affordable than nearby neighborhoods like Mapleton Hills,” says April Neuhause, a managing broker with Neuhause Real Estate. “The housing market has cooled off a bit. It’s not as hard to purchase because interest rates have gone up which has slowed down buyer activity. There’s more supply than demand, so people can take their time and negotiate now and not pay too high premiums.” Two and three-bedroom condos on the community’s south side range from $500,000 to $1 million.

Pearl Street shopping
Pearl Street is lined with dozens of small businesses and restaurants within walking distance of Whittier residents. “It’s a really vibrant shopping district,” says Neuhause. “Unique boutiques are more common than brand name shops, and there are tons of local cafes.” Boxcar Coffee Roasters is open seven days a week and is a local favorite. From the outside, River and Woods could be mistaken for a residential cottage, but inside, this locally owned restaurant is full of patrons enjoying classic western comfort food, from Rocky Mountain river trout to slow-braised Colorado short ribs. Walking west along Pearl Street will take shoppers to a selection of antique shops, including Bedell & Co and Classic Facets. Brick walkways take residents from store to store, and the city maintains floral displays downtown during the warmer months. “The city takes a lot of pride in their outdoor areas,” Neuhause says. “The public plots change with the seasons, from Holland bulbs and flowers to greenery. And at the end of the season, the bulbs are given away for locals to plant in their own gardens.”
The Boulder Farmers Market is a few blocks away on Canyon Boulevard and is open Saturday mornings between April and November, and Wednesday afternoons between May and October. For a larger selection of produce and other day-to-day goods there are Whole Foods or Trader Joe’s nearby, among others. “A lot of locals go to Ideal Market,” says Neuhause. “It’s a unique shopping experience and they sell organic produce and beautiful flowers.”
