Dyker Heights

A limited inventory of single- and two-family homes
Low horizon lines, tree-lined streets and spacious living quarters are part of the area’s appeal, enticing residents to stay put. According to the city’s most recent 2020 census, most homeowners have been there for over two decades. This makes for not only a tight-knit community but an equally tight housing inventory. Apartment or condo buildings are practically nonexistent. Instead, colonial-style single- or two-family houses are the norm. Smaller two-bedroom houses list between $700,000 and $900,000, while three-bedrooms fetch $1 million to $1.6 million. Two-family houses range between $1.5 million and $3.5 million. While they rarely hit the market, a group of mansions line 11th Avenue in worldly styles ranging from Italianate and French Country to Tudor, Queen Anne and Mediterranean.Community-focused shopping and dining
The shopping and dining scene largely echoes the neighborhood’s historical heritage, with a wide selection of Italian markets, delis, pizzerias and cafes. La Bella Marketplace has a loyal following thanks to its homemade sausages and soups, imported cheese and fresh mozzarella. Greek Meze serves authentic souvlaki and halloumi, while Mexican Las Chelitas specializes in flautas and horchata. While locals prefer to frequent mom-and-pop joints, both 13th Avenue and 86th Street offer commercial chains like SuperFresh, Outback and Walgreens.Holiday charm that draws a crowd
Many know Dyker Heights for its legacy of extravagant holiday displays. Even with all the festivities in Midtown Manhattan, thousands of New Yorkers schlep out to the neighborhood for a taste of suburban wonderland. Owners of historical mansions and single-family homes drape their exterior in Christmas lights and fill their lawns with larger-than-life decorations—some even hire local decorators to take over. Each year, the spectacle generates buzz across the city and gives the local community a sense of pride.Various public schools serve young students
There are two public elementary schools and two public middle schools in Dyker Heights proper. P.S. 176 The Ovington School earns a B plus from Niche, while P.S. 127 McKinley Park School earns an A minus. Both J.H.S. 259 William McKinley and The Madeleine Brennan School, earn A ratings from Niche and rank among the top 20 public middle schools in the city. Just outside the neighborhood, I.S. 187 The Christa McAuliffe Middle School has distinct academies in scientific research, business and law, and arts and humanities. Nearby, high schoolers may attend the A-minus-rated Fort Hamilton High School or B-rated New Utrecht High School in Bensonhurst.Neighborhood parks beloved by local athletes
Dyker Beach Park is the largest and most versatile green space in the area. It’s home to a public, 18-hole championship golf course that offers free lessons to children through the Junior Golf Center. There’s also a dog run, two playgrounds and various recreational facilities, all with scenic waterfront views. Shore Park and Parkway–with its 4.5-mile running path and bike lanes–pick up at the bottom of the park. On the north end of the neighborhood, McKinley Park and Leif Erickson Park offer turfed athletic fields and tennis courts.Limited public transportation makes the area relatively secluded
Dyker Heights lacks convenient subway access, but D, N, W and R lines are all within walking distance, allowing residents to reach Manhattan in approximately 45 minutes. Local and express buses also serve the area, while drivers take advantage of the Verrazzano-Narrows Bridge or various expressways to reach other boroughs.
