What gives Fort Greene its distinctive appeal

Fort Greene is undeniably trendy, making it popular with young professionals. “It’s straight out of 'Sex and the City,' with close proximity to Downtown Brooklyn and Michelin-star rated restaurants in the area,” says Michael Bethoney, a broker with Nest Seekers International, who specializes in new luxury developments across New York City. “It has these beautiful walking streets, brownstones and a real sense of community,” adds Elizabeth Stile, a resident of the area for over 35 years and owner of Stile Real Estate, LLC. “Everyone gathers in Fort Greene Park where a lot of entertainment happens, which creates the vibe of the neighborhood. It’s all about escaping from the urban jungle of Manhattan because you have this vibrant, serene feeling, but a lot of activity, especially on the weekends.”

Historical district with high-rises on the perimeter

Most of the housing stock in Fort Greene consists of Greek Revival townhomes, converted brownstones, historic lofts and renovated duplexes. “It doesn’t have the co-op quantity that Clinton Hill has,” Stile says. “Because it’s mostly a historic district, they can’t build high-rises. But there are some exceptions on the perimeters along Flatbush and Fulton Avenues, mostly built in the last 10 to 15 years or so.” Asking prices can exceed $1 million in newer high- and mid-rise luxury condos, like the Gold LEED-certified Toren building, the 30-story luxury condominium at 230 Ashland Place, and One Hanson Place, an iconic Art Deco and Neo-Romanesque high-rise. Buyers can generally expect prices as follows:

  • Co-ops between the upper $300,000s and $2.4 million
  • Condos between the lower $700,000s and $2.9 million
  • Multifamily homes between $1.2 million and $5.6 million
  • The occasional single-family home between $2.8 million and $4.7 million
However, this is a renter-heavy neighborhood; about 60% of properties in Fort Greene are apartments.

Convenient commuting with a major subway hub

There are four subway stations within the neighborhood and several others close by, so it’s easy for residents to access many different trains. Atlantic Terminal, one of the busiest subway hubs in Brooklyn, is where commuters can catch the LIRR. The neighborhood is bordered by three highly trafficked thoroughfares: Atlantic Avenue, Flatbush Avenue and the Brooklyn-Queens Expressway. Manhattan is about 2 miles away, which equates to a 20-minute drive with heavy traffic, or a subway trip of under 10 minutes. Fort Greene is also very bikeable and pedestrian-friendly.

Fort Greene’s artsy attractions

Fort Greene is known for its breadth of cultural attractions. BRIC House hosts art exhibitions, performances, classes and workshops in the former Strand Theater. The Brooklyn Academy of Music, often referred to as BAM, is another large venue for artistic and cultural programming; it hosts regular operas, concerts, ballets and theatrical productions, as well as daily film screenings. Within the BAM Cultural District, art lovers can peruse galleries at the Museum of Contemporary African Diasporan Art. For world-class concerts and sports, the Barclays Center borders the neighborhood.

Relaxed cafés and local boutiques

The neighborhood’s dining and shopping scene is another draw for many. “Saraghina Caffè is a nice hangout over espresso or a glass of wine,” Stile says. “Evelina for Italian is really lovely and has a nice little bar, and across the street from the park there’s Walter’s, which gets packed for brunch.” In the summer months, Habana Outpost attracts crowds for its margaritas and live music. Just down the street, Greenlight Bookstore is one of the most popular independent bookstores in the borough, with live readings and public events. Shoppers will find artisanal, lifestyle and boutique shops throughout the area, and Atlantic Shopping Mall hosts an array of retailers, including Target.

Why top schools and bustling parks draw families to Fort Greene

Although it’s uber-trendy, there’s a side of Fort Greene that’s distinctly family-friendly. This is largely due to its beloved parks and highly rated schools like Brooklyn Technical High School. It is one of the largest and most prestigious public secondary schools in the country, specializing in science, technology, engineering and mathematics. And the neighborhood’s parks offer places for residents of all ages to decompress after school or work. “Fort Commodore Park is very underrated, with gorgeous, tree-lined streets,” Bethoney says. And since the mid-19th century, Fort Greene Park has remained the heart of the neighborhood. Designed by notable landscape architects Olmsted and Vaux (the architects responsible for Manhattan’s Central Park), the 30-acre park includes historic monuments, tennis courts, dog-friendly areas and playgrounds. Many New Yorkers flock to the park’s year-round farmers market and weekend artisan market.
