A historical epicenter for the cultural arts with serene streets
Centrally located near downtown Brooklyn, this historically Black neighborhood is home to several major cultural institutions with world-class arts programming, as well as beautiful townhomes and Greek Revival conversions. It’s a flourishing epicenter for the arts, literature and music, but has seen considerable change over the years with rising costs, stark gentrification, and an influx of newcomers. Today, the majority of homes are priced well over $1 million for a two-bedroom condo. Its proximity to subway stations, large green spaces, hip shops and restaurants have only added to the neighborhood’s buzzy appeal. “It’s a very, very cool neighborhood,” says Elizabeth Stile, a resident of the area for over 35 years and a broker of record for Stile Real Estate. “It has these beautiful walking streets, brownstones and a real sense of community. Everyone gathers in Fort Greene Park where a lot of entertainment happens, which creates the vibe of the neighborhood. It’s all about escaping from the urban jungle of Manhattan because you have this vibrant, serene feeling, but a lot of activity, especially on the weekends,” she adds.

Artsy happenings nearly every night of the week
BRIC House, a creative non-profit, hosts regular art exhibitions in the former Strand Theater, as well as performances, public classes and workshops. BAM, or the Brooklyn Academy of Music, is another large venue for arts & cultural programming and hosts regular operas, concerts, ballets and theater shows, as well as daily film screenings. Within the BAM Cultural District, there’s also the Museum of Contemporary African Diasporan Art, with galleries and a performance space. For world-class concerts and sports, there’s also Barclay’s Center, which borders the neighborhood. Fort Greene Park Conservancy hosts nature-based classes in the namesake park, with seasonal concerts and movies on the lawn during the summer months. There’s also an annual Tree Lighting ceremony in the winter, as well as a weekly, year-round green market and artisan bazaar in the park.

Historical district with high-rises on the perimeter
Most of the current inventory consists of Greek Revival townhomes, converted brownstones, historic lofts and renovated duplexes. One-bedroom co-ops go as low as $470,000 or $575,00 for a condo, but nearly all current listings are well over $1 million. The average home in the area is $2.1 million. “It doesn’t have the co-op quantity that Clinton Hill has,” says Stile. “Because it’s mostly a historic district, they can’t build high-rises. But there are some exceptions on the perimeters, along Flatbush and Fulton Avenues. Mostly built in the last 10-15 years or so.” Single bedrooms in newer high- and mid-rise luxury condos, like the Gold LEED-certified The Toren building, and the 30-story luxury condominium at 230 Ashland Place, start at $1.2 million. One Hanson Place, an iconic high-rise in the Art Deco and Neo-Romanesque styles, offers luxury condos starting at $1.1 million.

Low-key dining and boutiques
Given the influx of residents and shifting tides of the area, the dining scene in Fort Greene still maintains a low-key, yet trendy vibe. “Saraghina Caffe is a nice hangout over espresso or a glass of wine,” says Stile. “Evelina for Italian is really lovely and has a nice little bar, and across the street from the park, there’s Walter’s which gets packed for brunch,” she adds. In the summer months, Habana Outpost draws crowds for its margaritas and live music. Just down the street, Greenlight Bookstore is one of the most popular independent bookstores in the borough, with live readings and public events. Artisanal, lifestyle and boutique shops can be found throughout the area, as well as Whole Foods on Flatbush Avenue.

Popular green space with an artisan bazaar
It’s all about the mix of atmospheres, ranging from bustling and hip to more laid-back greenspaces. Since the mid-19th century, Fort Greene Park has remained the heart of the neighborhood. Designed by powerhouse landscape architects Olmsted and Vaux, the 30-acre park includes historic monuments, tennis courts, dog-friendly areas, playgrounds and more. Its storied legacy and family-friendly vibe attracts regular locals, but many New Yorkers flock to the park’s year-round farmers market and artisan market on the weekends. There’s also the annual Halloween Fest and popular Great PUPkin Dog Costume Competition.
