Peaceful neighborhood near a park, beach and boardwalk

Gravesend is a historic, residential neighborhood in southern Brooklyn known for its quiet streets, diverse community and proximity to the waterfront. Offering a more laid-back alternative to trend driven areas of the borough like Bay Ridge and Sheepshead Bay, Gravesend appeals to families, long term renters, and buyers looking for stability and space. The neighborhood blends old Brooklyn charm with everyday convenience, with access to multiple subway lines, local shopping corridors and Coney Island just minutes away. Gravesend is distinguished by its affordability, tranquil atmosphere and deep-rooted sense of tradition.

New condo buildings for a good value

Gravesend offers a diverse housing landscape, featuring everything from high-rise postwar co-ops and newly constructed boutique condos to classic semi-detached houses and spacious single-family homes. High-rise buildings are especially prevalent along Cropsey Avenue, where some units provide striking views of the Verrazzano-Narrows Bridge. Homebuyers can find two-bedroom condos starting from the low $500,000s, with co-ops often available from the high $200,000s, and three-bedroom rowhouses beginning in the mid-$800,000s. The neighborhood’s overall median home price is significantly lower than that of Brooklyn as a whole; whereas the neighborhood’s median is around $625,000, the borough’s median is nearly $810,000.

Some of the most coveted residences are the ornate, single-family homes lining the broad sidewalks of Ocean Parkway; these rarely come to market and are known for their architectural charm. “The most expensive housing is the mansions,” says Olga Moldavsky, a broker with Re/Max and longtime Brooklyn resident. “The styles remain intact from the 1800s, which are mostly one-family with beautiful lots.” One sold in 2025 for $32 million, setting a record as the most expensive single-family home ever sold in Brooklyn. Housing choices also include pre-war apartment buildings and small condos, with many local apartments offering more generous floor plans than the Brooklyn average.

The strip is filled with both everyday essentials and popular eateries. Among the standout restaurants:

  • L&B Spumoni Gardens is a local institution renowned for its Sicilian pizza.
  • Mtskheta Café is a favorite for generous portions of authentic Georgian dishes.
  • John’s Deli is a classic old-school Italian-American deli famous for oversized subs.
The area is also home to a mix of bakeries, kosher and halal grocers, and major supermarkets like Foodtown and Key Foods. With additional shopping options in nearby Bensonhurst, Gravesend’s dining and retail scene is both convenient and vibrant.

The neighborhood is home to several pocket parks with handball courts and shaded benches, and the expansive 85-acre Calvert Vaux Park offers winding paths, a playground, bocce ball courts, a soccer field and even a model aircraft field for hobbyists. Residents and visitors enjoy Ocean Parkway’s 5-mile tree-lined route, perfect for running, biking or leisurely strolls. “And you’re not far from the attractions and beaches of Coney Island,” Moldavsky adds. Coney Island’s beach, boardwalk and scenic waterfront parks are easily accessible by bike, car or public transit, making Gravesend a prime Brooklyn neighborhood near the beach for outdoor enthusiasts.

The crime and safety in this area is okay. I have a good sense of safety in this area because every morning there is a police car by one of the train stations near my house.

I like everything about it except the fact that it is under the train station. Every time the train comes, the neighborhood is very loud and you can't hear your friends and family talking. However, the restaurants here are very convenient and delicious.

Depending on where you live, there may be a handful of smokers, maybe not to an overwhelming degree, but it can be quite annoying. Gravesend has a lot of variety in its shops and restaurants.
