Quiet, family-oriented enclave close to nature
Marine Park is a Brooklyn anomaly. More green than urban, this South Brooklyn neighborhood is named for the eponymous park that spans 530 acres. About 45,000 residents live in this tight-knit community that often spans generations and feels downright suburban. Transportation is more limited than surrounding neighborhoods, but the tradeoff is more space for the money, including detached, single-family homes near the park. “The price is better compared to neighborhoods like Bergen Beach or Mill Basin,” says Jordan Charles, a real estate salesperson with Corcoran who grew up in South Brooklyn. He adds how many buyers are interested in buying homes for their growing families, plus it’s a safe, diverse area.

Brick rowhomes offer tiny yards and driveways
Wide, sycamore-lined streets lead to local shopping or Marine Park. Most homes are prewar single and multifamily, with tidy yards and narrow driveways. It’s possible to find Victorian and Colonial-style homes, but red brick is common across all price ranges, especially brick bungalow and Tudor Revival rowhomes. There are also a small number of midrise postwar coops along Gerritsen Avenue. A two-bedroom coop can be found for less than $250,000, whereas a narrow fully detached home with a driveway or garage and small yard is priced closer to $800,000. The amount of square footage and land adds to the price. Charles notes that streets near the park are hot, including Fillmore and Gerritsen avenues. In general, prices range from $200,000 for a one-bedroom to $1.5 million for a four-bedroom single-family home.

Daily essentials and diverse restaurants
Quentin Road is the main commercial drag with a small number of local businesses and a Met Foods supermarket. Diverse restaurants are also dotted throughout the neighborhood, from Greek to Asian. Nearby Kings Plaza Shopping Center provides more chain options, from Macy’s to Shake Shack. Nearby Nick’s Lobster House is a waterfront favorite for fresh-caught seafood, and an in-house fishmonger can even wrap a couple of pounds of shrimp to go. Further north toward the more residential section, Michael’s is a neighborhood staple for upscale Italian.

Top-rated public schools and private religious schools
Marine Park contains a small number of public schools and private yeshivas. Students in kindergarten through fifth grade can attend PS 222 Katherine R. Snyder, rated A by Niche. PS 207 Elizabeth G. Leary, ranked A minus by Niche, is an option for kindergarten through eighth grade. James Madison High School in neighboring Midwood is the main option for high school and scores an A minus from Niche.

530 acres of parkland with a small beach
Marine Park dominates the green space here, and its protected salt marsh runs throughout the park. But there’s also room for nature trails, tennis courts, baseball fields and playgrounds. Newer bocce ball courts are a popular feature on the northern end, and a skate park flanks the southern end. A launch spot for kayaks and canoes is a differentiator, as is the 18-hole public Marine Park Golf Course and a small beach for sunbathing. “I love it here because I’m a great outdoors person,” says Jerry Minsky, a Marine Park resident and licensed real estate agent with Douglas Elliman. Need to catch a bus to a train
A lack of subway access keeps prices down, but one option is to take the B2 bus to the B, Q lines at Kings Highway. “The glorious thing about NYC is transportation, and you’re never short on buses here,” Charles adds. It takes about an hour to reach midtown between the bus and train. But many homes have driveways, and the Belt Parkway cuts through the southern tip.

What I do like about Marine Park is that it has a huge park, allowing people to get fresh air and not have to go far to be satisfied with outdoor activities. While the neighborhood itself is very nice, it is not diverse at all, and I would love to see that happen.
