Sitting on Sheepshead Bay, which takes its name from the sheepshead fish and connects to the Atlantic Ocean, the neighborhood was a resort area in the late 1800s and then a destination for immigrant families. In recent years, it's seen an influx of new residents. “Back in the day, it had a lot of charisma because it’s on the bay, facing Manhattan Beach,” says Jerry Minsky, a Brooklyn native and Douglas Elliman agent. “After the pandemic, Sheepshead Bay became very popular with young people who are cool with living a bit further from downtown, out in the fresh air.”

Bayfront condos and brick homes
Sheepshead Bay offers several housing options, from waterfront condos to single-family homes. A two-bedroom brick rowhouse with a private garage costs about $800,000, while a detached three-bedroom with a yard ranges from $1.3 million to $2 million. Condos and co-ops can be found for significantly less than in Manhattan, with two-bedrooms starting around $300,000. “Sheepshead Bay is a waterfront community and that’s why it’s transitioned,” says Minsky, referring to the recent rapid growth of the neighborhood. New construction is scarce in Sheepshead Bay, but a 30-story condo project 1 Brooklyn Bay brought 56 residences to the area in 2018. The modern building boasts water views and building amenities like a 24-hour doorman, a pool and residents’ lounge. Two-bedroom units are available for just under $1 million, while the penthouse is priced at $3.3 million.

Clams along the boardwalk
Several bay-side restaurants along Emmons Avenue have been in business since the 1930s, starting with Randazzo’s Clam Bar, named as one of New York City’s best 100 places to eat in 2023 by The New York Times. “Randazzo’s is a New York City landmark,” Minsky says. Jimmy’s Famous Heros has been serving up sandwiches to eat by the water for almost as long. There’s also Brennan & Carr’s, which opened in 1938 with a menu of roast beef and French dip sandwiches that’s remarkably similar today. Cherry Hill Gourmet and Sheepshead Bay Marketplace are neighborhood grocery stores, and there’s also an Aldi and a Stop & Shop.

Piers and a Pedestrian Bridge
City-run Sheepshead Bay Piers maintains boat slips on the water, and there are excursions leaving from the piers. There are also private yacht clubs with marinas and clubhouses, as well as the chance to rent boats. The beaches are the big draw to Sheepshead Bay. The Ocean Avenue Pedestrian Bridge connects the neighborhood to Manhattan Beach, Brighton Beach and Coney Island, and it’s about a 40-minute walk to the end of the boardwalk. Plumb Beach is in the southeastern corner of the community and is part of the federally owned Gateway National Recreation Area. Locals find it less crowded than other nearby beaches. There’s also Marine Park, which offers more than 500 acres of grassland, salt marshes and trails, plus a golf course.

A 15-minute train trip to Barclays Center
“You can get to the Barclays Center where the Nets play in Downtown Brooklyn in 15 minutes on the B train,” says Minsky. The Q train also has stops in Sheepshead Bay; it’s about an hour and 10 minutes to Midtown. The neighborhood also has plenty of street parking.
