Outdoor enthusiasts feel at home in Lakeview
"Lakeview is known for its proximity to Lake Erie. People who live there are into the outdoors, the sunsets and the fact that they aren’t far from Hamburg, New York,” says Realtor Nicholas Corto of Hunt Real Estate. Corto specializes within the area and grew up there. Living in Lakeview also situates locals a mile from downtown Buffalo and right next to Interstate 190. "It's a quiet city suburb where people tend to be more introverted. You're close to nature and nearby amenities, giving you more for your money," adds Realtor Amanda McGrady of 716 Realty Group WNY LLC. "People with expanding families are drawn to this neighborhood because it's so affordable." McGrady is from West Seneca, 15 miles northeast of Lakeview.
Romantic home designs fill the streets
Queen Anne and Victorians with intricate wood detailing and bright pops of color are common in Lakeview. Some streets are lined with them, while others mix in split-level minimal traditionals, one-story cottages and American Foursquares. You’ll also see the occasional brick Romanesque-style house. Roads are generally wide and worn in by harsh winters and trees are lush and tall. A two-bedroom minimal traditional recently sold for $165,000 in this neighborhood, a fully renovated cottage for $240,000 and a four-bedroom property on Niagra Street for $330,000. The median listing for a home in Lakeview is just shy of $180,000. McGrady shares properties tend to sell within 15 days on the market.
Lakeview also has plenty of brick-style homes.

Niagra Street runs through Lakeview, offering shopping stops within walking distance of home, including a cute cat café. For its down-to-earth vibes and wholesome food, Bettys on Virginia Street has been a popular brunch and lunch spot since 2004. For an upscale experience, Lucia’s on the Lake is popular, 10 miles east in Hamburg. Proximity to Hamburg opens a wide variety of retail options and locals may also visit Elmwood Village, 2 miles away via Richmond Avenue. Elmwood has a vibrant mix of artisan boutiques and shops, and also an Aldis for groceries. For bars, downtown Buffalo’s Allen Street — 1 mile away via Jersey Street — has a lively nightlife scene.

According to McGrady, Hamburg is the place for events. “There’s an annual Burger Fest people love to go to which hosts a burger competition.” Live music, food trucks with all varieties of cuisine, kid's zones and art vendors are also featured at this festival. Living in Lakeview, locals have an outdoorsy, suburban life near shopping and cultural highlights.
Making a splash at LaSalle
There are several outdoor attractions less than a mile from Lakeview’s neighbors, including LaSalle Park and the 8-mile Shoreline Bridge Trail. The trail runs under the Peace Bridge, which connects residents to Canada and Niagra Falls. LaSalle is the largest waterfront park in Buffalo. Its paved path along the waterfront is perfect for rollerblading, walking, jogging and cycling. Locals also work out at Nickel City Athletics on Virgina Street and swim at Lake Erie Beach Park, twenty-five miles south along Route 5, when it’s warm.

Route 5 takes residents where they need to go
"Because this is a cold-weather neighborhood, cars are a big part of getting around,” says Corto. But the commutes aren’t long. “You can get everywhere in Western New York in 20 minutes," says McGrady. “Everything is off Route 5 if you’re in Lakeview. It’s the main road that travels the whole coast of Lake Erie." I-90 borders the enclave and connects to Route 5, making this progression easy for residents. The neighborhood is also served by the Niagra Frontier Transportation Authority which connects most of the Buffalo-Niagra metropolitan area. The nearest airport is Buffalo Niagra International Airport, 25 miles west via Route 5.
If a bike ride in Lakeview is too far or the weather turns bad, locals can always take the bus.
While Lakeview is next to the lake, the expressway makes direct access less cumbersome.

Popular schools in multiple districts
According to McGrady and Corta, students of Lakeview are served by multiple school districts: Frontier Central School District, Hamburg Central School District and Lake Shore Central School District. The neighborhood is also zoned for the Buffalo City School District which has 60 facilities. Of these facilities, some near Lakeview include P.S. 64 - Frederick Law Olmstead for elementary and P.S. 195 - City Honors School for middle and high school. The elementary school earns a B-plus rating from Niche and the middle and high school earns an A rating. The elementary treats students to regular book fairs, family fun nights and annual fall fests.
