Hertel Avenue cheers on the Buffalo Bills
Just south of Kenmore, North Delaware is a prominent urban neighborhood with a big personality. It's right by Tops Elmwood Plaza and, although the attractions of Buffalo's lively downtown are just 6 miles away, locals have the hubbub of Hertel Avenue within walking distance. They can be seen enjoying family-owned restaurants like Kostas, watching Buffalo Bills games at the bars or grocery shopping at one of the organic markets on Hertel Avenue. Jutting through the neighborhood is Delaware Avenue that leads to Delaware Park, an ideal place to walk around the zoo, ride a bike or golf, just under 3 miles from home.
It's time to decorate the balcony
In North Delaware, many residences feature balconies or porches and lack driveways, so parallel parking is unavoidable. Homes were often built around the mid-1920s on lots with 3,400 square feet of space, now priced around $250,000 to about $315,000."It's not far from University at Buffalo," says Maureen Flavin, a Realtor with Howard Hanna, who has 32 years of experience. "So, some students live in the area, but it's mostly local families who have moved farther north." Homes sell within 38 days on average and, as new businesses pop up along Hertel Avenue, prices continue to climb.
Hertel Avenue's restaurants, breweries and antique shops
Close by, Tops Elmwood Plaza has fast food chains, a movie theater and the local Target. For retail, locals walk over to the Hertel strip, home to record stores, antique shops, breweries and family-owned restaurants. "It's definitely a happening area, so parking can be a nightmare," Flavin says. "You'll need a reservation at most restaurants on Hertel." Along this busy main strip, neighborhood staples like Lake Effect Ice Cream, Spot Coffee and Kostas Family Restaurant draw crowds. Tote-bag-clad locals peruse Lexington Cooperative Market and Dash's Market for organic and vegan produce, or they dine out at Clay Handi, a Pakistani restaurant near Delaware Avenue. Big brands are located at the expansive Walden Galleria Mall, approximately 10 miles away via NY-33.
Italian heritage, art museums and cherry blossoms
The Japanese Gardens near North Delaware attract many visitors during peak Cherry Blossom season and Hertel Avenue's Italian Heritage Festival in July is considered one of the largest street festivals in the country. Situated near Delaware Park is Buffalo AKG Art Museum, the sixth-oldest public art institution in the United States. "People all over the world come for the art museum. I think it is one of the finest art museums in the country," Flavin says. "The place is so nice and well-known that wedding parties constantly go there for pictures."
School bus delays and gardening days
Buffalo Public Schools have varying Niche scores. While there is a critical shortage of bus drivers, most schools are within a mile or two from home. North Delaware's youngest in prekindergarten through eighth grade may attend PS 81, with a student-teacher ratio of 12-to-1 and a C Niche score. Alternatively, North Park Community School #50 earns a 4 out of 10 from Great Schools. PS 305 McKinley High School's campus hosts a greenhouse and earns a score of B-minus by Niche. University at Buffalo's South Campus is 4 miles away on Hertel Avenue
Lions, tigers and bears, oh my
Within a few miles are Tyler Street's Community Garden and pet-friendly Mang Park. However, Delaware Park steals the spotlight, just over 2 miles away. The expansive park was designed by Frederick Law Olmstead, the same famed architect behind New York City's Central Park. It features an 18-hole public golf course, the Buffalo Zoo and various sports fields. Hoyt Lake is used for ice skating in the winter, and a mile long loop around the park makes for a scenic walk or bike ride all year round. North Delaware residents can enjoy the North Buffalo Ice Rink on Tacoma Avenue when Hoyt Lake isn't frozen over and, 7 miles away, partake in the riverfront activities along the Niagara River in the warmer months.
On foot and by bike in North Delaware
The neighborhood is highly walkable and bike-friendly, with multiple bike rentals around town. The NFTA-Metro bus runs from North Delaware to busy Hertel Avenue. "There are no real traffic jams even though roads like Delaware Avenue link everywhere," Flavin says. The closest airport is Buffalo Niagara International Airport, 10 miles away, and for immediate medical care, Veteran's Hospital is 4 miles down Hertel Avenue.
