Northwest District
Suburban yard space in a central location
Homes here have noticeably larger lots than the average urban LA neighborhood. The grassy front lawns, shady trees and single-family homes give the blocks a suburban appearance. 1920s cottages and 1940s ranch-style homes still comprise most of the options. Prices start from about $700,000 to $1 million for small cottages and ranch-style homes that haven't been updated. Midsize and remodeled ranch-styles can cost $1 million to under $1.5 million. Well-maintained 1920s homes with interior and exterior renovations can range from $1.5 million to nearly $2 million.Strong Burbank Unified schools and an A-rated elementary school within walking distance
The neighborhood is part of the Burbank Unified School District, which receives an A rating from Niche. Students begin at Bret Harte Elementary, which is in the neighborhood and earns an A. Luther Burbank Middle gets an A-minus and is also walkable. The journey ends at John Burroughs High, graded an A. Burroughs High has popular performing arts programs. Every spring, the school's Vocal Music Association puts on a grand music showcase with dance numbers, show choir performances, live bands and solo acts.Hollywood holiday decorations
Burbank is one of the beating hearts of LA's movie industry. Living in an epicenter of creative talent comes with some serious holiday celebrations. "We have the best set designers in the world right here, so people go all out decorating for holidays," says Weaver. During Christmas and other major holidays, residents apply their artistic abilities to movie-worthy front yard arrangements and festive parade floats. Things are taken to another level on Halloween. "Halloween is for sure the biggest. People build some sets that are off the chain," says Weaver. "We have a whole website dedicated to it where you can find the best decorations in your neighborhood and around town."Shopping at Empire Center and entertainment in downtown Burbank
There's a Ralphs and adjacent eateries along Victory Boulevard in the center of the neighborhood; Café De Olla across the street serves a mix of American and Mexican classics for breakfast, lunch and dinner. However, residents do most of their shopping at Empire Center on the east side. It's one of the city's largest shopping centers, with department stores and big-box retailers, including Target, Lowe's, REI, Walmart and Costco. There's even a West Elm for high-end interior design. Local businesses and restaurants line Burbank Boulevard along the neighborhood's south side. The Ugly Mug Coffee House sells coffee, tea and horchata, plus a selection of sweet and savory pastries. The boulevard leads east into downtown Burbank, known for its comedy clubs, theaters, shopping and dining.Small city parks and Griffith Park a few miles south
Homes here might have more yard space than the average city neighborhood, but this is still an urban layout, so there isn't much open space. There are small community parks like Vickroy Park, a shady green space with a playground. Ralph Foy Park is a slightly larger space with athletic fields and a roller hockey rink sponsored by the Los Angeles Kings that hosts youth and adult leagues. The Los Angeles Zoo is only 5 miles south, along with an expanse of natural space in LA's Griffith Park — home to some of the city's most famous hiking trails and viewpoints like the Hollywood sign.Hollywood Burbank Airport and Interstate 5 next to the neighborhood
Flying couldn't be much more straightforward with Hollywood Burbank Airport on the neighborhood's north side. Of course, some noise should be expected. Travelers can also take the train from the Amtrak station on the near side of the airport. The commercial space around the airport on the neighborhood's north side has many employers, and Providence Saint Joseph Medical Center — the largest nearby hospital — is 2 miles south. Residents can drive, walk or take the bus to these local employers. Commuters can easily hop on Interstate 5 to the east. Burbank's many corporate offices and media companies are along the 5, including the Disney and DreamWorks campuses, 4 miles south. The drive to downtown LA is just under 15 miles on the 5.
