Abundant parks and lower home prices in New North End
Burlington's New North End suburb is tucked between the shores of Lake Champlain and the curves of the Winooski River. The area’s large, popular parks and comparatively affordable housing options are only 10 or 15 minutes from downtown Burlington. “If you’re ready to take that next step in life but not ready to say goodbye to some of the other things you love and enjoy, which is going out, socializing, doing different things, the North End is that adjacent place to Burlington that gives you some space from it — but only so much that you can come back and… enjoy what Vermont and Burlington, being the Queen City, has to offer,” says Mike Simoneau Jr., a Realtor and broker at Geri Reilly Real Estate who grew up in the area and has been selling homes here for 8 years.

Lakefront beaches, boating, hiking and winter adventures
North Beach Park is one of the most well-known outdoor spaces in New North End. It offers a sandy beach with a snack bar where many people spend summer days swimming in Burlington Bay or relaxing on the sand. The park also has wooded hiking trails, including a loop all the way to the tip of a little peninsula, a campground and one of the neighborhood’s many community gardens. Nearby, Leddy Park’s hiking and biking trails lead to another sandy beach. “My personal favorite is Leddy Beach,” Simoneau says. “It’s a little bit more low-key, and, of course, it’s a little farther from Burlington proper, and you get a view looking back toward Burlington itself.” The park also has soccer and baseball fields, tennis courts and an indoor ice-skating rink. Boating, kayaking and fishing are popular throughout Lake Champlain, its bays and the Winooski River.
New North End’s landlocked parks are also popular, with plenty of athletic fields for local teams. Ethan Allen Park is known for its hiking trails and the historic Ethan Allen Tower, which dates to the late 1800s. Simoneau says New North End’s bike path serves as a draw to the neighborhood in its own right. Running all the way through the neighborhood and into Colchester, the bike path is a go-to spot for walking, running and rollerblading. “There’s a dog park that is in the New North End that is just off the bike path, so if you’re taking your dog for a walk, you can certainly stop at the dog park and socialize them,” Simoneau says. During winter, Simoneau says people grab their ice skates and head over to explore Arthur Park’s Sea Caves, which are only accessible when the park’s marshy pond freezes. Simoneau says the Burlington Parks and Recreation Department floods basketball courts across the Burlington area, transforming them into ice-skating rinks.

Single-family houses starting in the low $300,000s
New North End’s homes are incredibly varied, from smaller ranch-style houses and Cape Cods to colonials, hi-ranches and new traditionals. A lot — but not all — of the area’s lakefront homes are in the nearby neighborhood of Appletree Point. Homes that don’t have direct lake access are sometimes part of associations with shared beach access. Closer to North Avenue, Simoneau says, homes begin to trade waterfront views for views of the mountains and sunrises. Small homes in the center of the neighborhood start as low as $325,000, and it’s rare for homes to climb higher than $650,000, but some climb as high as $1 million. The median home price is about $420,000, compared to downtown Burlington’s median of about $590,000. Townhouses in New North End typically cost between $280,000 and $500,000, while condos range from about $300,000 to $600,000, but single-family houses are far more common.

Leddy Beach Bites and Burlington festivals
During the summer, Leddy Beach Bites draws people to Leddy Park every Wednesday for food trucks, drinks and live music. Residents often head to downtown Burlington for its many regular events and yearly celebrations, like the Burlington Discover Jazz Festival.

New North End has a collection of local restaurants near the Ethan Allen Shopping Center. Bagel Café & Deli is a favorite for breakfast, and Butter Bar & Kitchen has sit-down brunches with gluten-free options. La Boca Woodfired Pizza is another popular spot, and Simple Roots Brewing often pairs with other local businesses for weekend events. The shopping center also offers a post office, bank and Hannaford for groceries. Many people choose to make an extra stop at Bessery’s Butcher Shoppe for fresh meat.

A new building for Burlington High School
New North End belongs to the Burlington School District, which Niche gives a B. Children can attend C.P. Smith Elementary School, which earns a B-plus, and Lyman C. Hunt Middle School, which has a B-minus. Burlington High School has a B-plus and offers clubs on topics like coding, Dungeons & Dragons and debate. The high school’s new building is set to open to students in 2026. The high school has been held in a former Macy’s since 2020, so the new building is a welcome change for the community. The University of Vermont and Champlain College are both about 4 miles away in Burlington.

Heading into Burlington proper, connecting to major highways
State Route 127 cuts through New North End and North Avenue runs the length the neighborhood, bringing residents all the way into downtown Burlington. The University of Vermont Medical Center is located in Burlington, as is the Burlington International Airport. It’s also in Burlington that residents can hop onto major highways, from U.S. Route 2 to Interstate 89.
