Franktown — from lumber mills to luxury estates
Franktown rests in the West Washoe Valley between Reno and Carson City. Lumber- and quartz-milling operations drew early settlers to the area in the mid-1800s. When the mills closed, the cattle ranchers and farmers remained. Today, the verdant fields and evergreen-covered mountains are home to both working ranches and high-end estates. “Whenever I give someone a tour of Northern Nevada, I always drive through Franktown so I can show them what a pretty place we live in," says Kathy Tatro, a Realtor with Re/Max Gold Carson City who has lived in Northern Nevada for more than 50 years. “It seems very rural, but you’re close to everything."
Franktown has some of the biggest lots in Carson City, and from the air you can see miscellaneous ponds and waterways from the mountain runoff.
Franktown has a large agricultural footprint and proudly provides organic produce and dairy products to surrounding grocers.

Hiking, equestrian facilities and nearby skiing
The community's natural surroundings provide many opportunities for recreation. “We do a lot of hiking and mountain biking in the Sierras, and we road bike along Franktown Road,” Tatro says. At Washoe Lake, some people windsurf or kayak, while others camp and hike next to the water. During the winter and spring, many residents make the 25-mile drive up to Mount Rose for skiing. “In the spring, you can drive up to Mount Rose and ski in the morning, then come down and play golf at Toiyabe Golf Club in the afternoon,” Tatro says. Several equestrian facilities are within the community, including Looking Stone Farm, which specializes in training horses and riders for competitions. Wilson Commons Park, along William Brent Road, has tennis courts, a playground and a pond stocked with rainbow trout. During the hot summer months, some people visit the pool at Bowers Mansion Regional Park. The park’s picnic area and playgrounds remain open throughout the year.
Franktown residents can take a quick drive to the shores of Washoe Lake where many will kayak, swim and hike around the perimeter.
Looking Stone Farm is another premiere equestrian training facility in Franktown where young riders can master the art of riding obstacle courses.

Tatro says the area is known for its luxury houses and multiacre properties. There are custom ranch-style homes along the edges of the Toiyabe Golf Club and mountainside mansions on 20-plus-acre lots. Architectural designs often feature floor-to-ceiling windows, which allow homeowners to take in views of Washoe Lake, the pine-covered mountains or the golf greens. Most listings fall between $1.2 million and $3 million, though some large estates list for just over $4 million. In gated communities, owners pay monthly HOA fees of about $150. Homeowners maintain their own septic systems and wells. Franktown has a CAP Index Crime Score of 1 out of 10, compared to 4 nationally.

Shopping and dining in Carson City or Reno
With a location between Reno and Carson City, residents have a variety of shopping and dining choices within a 15-mile drive. The closest grocery store is Save Mart, about 7 miles south. The Shayden Summit shopping plaza is around 15 miles north, with Trader Joe’s, Williams-Sonoma and several sit-down restaurants. Diners can also drive into downtown Carson City, which has everything from Thai cuisine to classic American pub fare.
L.A. Bakery is often referred to as the best cafe in Carson City and is a short drive South from Franktown.
For those who love the items sold at Trader Joe's there is a location in South Reno, fifteen minutes from Franktown.

Car travel and nearby medical care
Although road biking and hiking are popular ways to explore the nearby mountains, community members depend on cars for most travel. U.S. Route 395-A, or Bowers Mansion Road, is the main thoroughfare, and Interstate 580 also passes nearby. Emergency care is available less than 10 miles south at the Carson Tahoe Regional Medical Center, and the Reno-Tahoe International Airport is about 20 miles north.
Local schools prioritize STEM learning
Children who live in the area can attend Pleasant Valley Elementary School, which earns a B-plus on Niche. In 2025, A-minus-rated Marce Herz Middle School was named one of the Governor’s STEM Schools, a distinction shared with only 13 other schools in the state. Galena High School receives a B-plus Niche rating, and it offers a STEM Academy and dual-credit courses through the University of Nevada or Western Nevada College.
