Mayfield is a densely populated residential neighborhood in the city of Ceres. It's about 6 miles southeast of downtown Modesto and borders an agricultural area that includes orchards. Ceres is a city of about 50,000 in Stanislaus County. It's about 80 miles south of Sacramento and 95 miles east of San Francisco.
"It's a small suburb with little subdivision pockets," says Barbara Fox, a Realtor with Others Realty powered by Fathom, who has been in real estate for nearly 20 years. In Mayfield, tidy sidewalks accompany yards fronted by hedges, cypress, spruce and palm trees.

Older ranch-styles to 2000s contemporary homes
Single-family homes are the norm in Mayfield. The oldest homes date to the late 1970s, and many are ranch-style homes with two-car garages, usually 1,200 square feet to 1,500 square feet. These continued to be the most common architecture for over a decade. They are priced from $350,000 to $450,000.
The 2000s brought two-story, tract-style contemporary and Spanish-style homes, typically 2,000 square feet to 2,500 square feet, though some exceed 4,000 square feet. Prices range from $400,000 to $750,000.
"There isn't much inventory, so houses go fast," Fox says. One concern of buyers considering a newer home is the added cost of Mello-Roos, the local infrastructure bonds tied to properties. Fox explains that typically $150 to $200 a month needs to be added to one's budget. "They say they are 30 years generally — but local municipalities can re-up those bonds."

Vaughn Elementary, Ceres High School
Students attending public schools are served by the Ceres Unified School District. "They've done really well with their school systems," Fox says. Positive results include ongoing improvements in student performance.
Schools include Samuel Vaughn Elementary School, for kindergarten to sixth grade, and with a B-minus grade from Niche. Cesar Chavez Junior High School has a C-plus, and Ceres High School earns a B. The high school offers extracurricular clubs, and its career technical education paths include media arts, agriculture and public safety.
Neel Park, Ceres River Bluff Regional Park
Mayfield has several community parks, including Neel Park, which includes a playground and an off-leash dog park. Ochoa Park offers recreational spaces for sand volleyball, basketball, corn hole and horseshoes.
Mayfield is directly south of the Ceres River Bluff Regional Park, which has over 75 acres, with almost half reserved for sports. Five dedicated soccer fields, two softball fields and outdoor basketball and volleyball courts are included. Adjacent to the park is River Oaks Golf Course and Event Center, which has a driving range and a practice green. A public facility, River Oaks, is also used as a venue for weddings and other gatherings. The Tuolumne River curves along north of the park and golf course.

Shop and dine along Mitchell Road
Nearby are shopping and dining options along a 2-mile stretch of Mitchell Road. Taqueria Lagos Restaurant serves up signature Mexican entrees. Blú Lotus offers Lao and Thai cuisine. There's a Food 4 Less and a Save Mart, plus specialty options at Carniceria La Chaparrita and Nav Indian Store and Grocery. More restaurants and retail can be found 2 miles away, in downtown Ceres or at Ceres Marketplace off East Hatch Road.

State Route 99, the S bus routes
The neighborhood is walkable, as it's mostly made up of short streets and lacks long thoroughfares. Most people drive. State Route 99 —the Golden State Highway — is about 2 miles west of Mayfield.
The Stanislaus Regional Transit Authority (StanRTA) operates "the S" bus service running in Ceres. One of the routes, No. 47, travels from the Modesto Transit Center to the Ceres Walmart Transit Hub. Mayfield bus stops are on streets such as Mitchell Road and Whitmore Avenue.
Though private and charter flights are available at nearby Modesto City-County Airport, for major airline service, it's about 40 miles to either Merced Regional Airport or Stockton Metropolitan Airport.

Events in Ceres include the Skies the Limit Hot Air Balloon Festival in June at River Bluff Regional Park. South of Magnolia Street, there's the Ceres Community Center, across from the Ceres Public Library. The community center hosts gatherings like the Easter Eggstravaganza and the Opening of Christmas Tree Lane, which features live music, arts and crafts, vendors and photos with Santa.
Since downtown Modesto is so close, Mayfield residents may head there for more events. "There's a farmers market every Thursday and Saturday downtown that gets pretty busy," says Eric Terrero, a Realtor with PMZ Real Estate, who has sold over 100 homes in the region. "In June, you have the American Graffiti Festival, all classic cars based on the movie."
