North Central offers a suburban vibe on the Charleston Peninsula

The Charleston Peninsula’s North Central neighborhood is filled with cottages, bungalows, Charleston singles and Colonial Revivals. It has an active, decades-old neighborhood association that liaises with the city for community beautification projects. Residents are a quick walk to shops, restaurants, houses of worship and the historic Hampton Park. They’re also a short drive from major regional employers.

Housing styles and what buyers can expect to pay in North Central

Cottages, bungalows, Charleston singles and Colonial Revivals are common in North Central. Most have driveways, and some have white picket fences or low brick walls around landscaped front lawns. The median sale price is $835,000, much higher than the city’s median. Prices typically start in the upper $200,000s and rise to about $1.4 million. “The range is extreme… But if it’s got a few bedrooms and more than one bathroom, it’s pushing a million,” says Stephen Rosenberg, president of the North Central Neighborhood Association. “Like many places in the country, after the pandemic, everything shot up in value. Compared to Wagener Terrace or South of Broad, this area is a little more affordable for families and young professionals,” he says, referring to nearby neighborhoods where the median sale prices are more than $1 million.

What to know about the North Central Neighborhood Association

“Interestingly, in Charleston, neighborhood associations are actual political entities that are responsible for engaging with and working with the city. And we were the first one officially recognized,” Rosenberg says. The North Central Neighborhood Association has been active since the 1930s. Membership is voluntary, and annual dues cost $20 per person. “What we’re doing now that we’re excited about is the Legacy Tree initiative,” Rosenberg says. The program is a long-term effort to make North Central greener by planting trees. Residents and businesses can buy trees for their own yards or public spaces, and for every two purchased, the city donates another.

Drive times to the airport and Charleston’s Medical District

Top employers near Charleston International Airport, including Joint Base Charleston and Boeing, are less than 15 miles away. Charleston’s Medical District, home to several big health care industry employers, is about 2 miles away. “If you’re trying to leave the city at rush hour, you’ll hit an extra 20 minutes of traffic or so,” Rosenberg says. “But the neat thing about being in the central, upper part of the peninsula is that I can get on Interstate 26 in about three minutes, and then it’s about 15 minutes to the airport from there. And the Medical District is due south of us, so I can get on Rutledge [Avenue] and be there in 10 to 20 minutes, depending on traffic,” he says.

A mix of houses of worship, stores, eateries within walking distance

“Unlike other neighborhoods, we have an interesting mix of residential, commercial, hospitality and houses of worship,” Rosenberg says, adding that “walkability is high” as a result. North Central is home to the Central Mosque of Charleston and several Christian churches of varying denominations, including the Greek Orthodox Church of the Holy Trinity, which hosts the annual Charleston Greek Festival. King Street is lined with shopping options, including Food Lion and Artist & Craftsman Supply, a locally owned arts and crafts supplies store.

Rosenberg says residents are also a short walk from “some of the hottest restaurants in town,” including:

  • OK Donna, an Italian-inspired restaurant and bar
  • Renzo, a wood-fired pizza joint
  • Moe’s Crosstown Tavern, a lively sports bar
  • Berkeley’s, a sandwiches and suppers spot
  • The Harbinger, a café and bakery

Nearby outdoor spaces include Hampton Park, future Lowcountry Lowline

Hampton Park is within about a mile of most homes. Rosenberg says it’s “absolutely walkable,” calling it the “crown jewel of the very bejeweled parks system.” It’s one of the city’s largest parks, with rose gardens, sports facilities, lawns, a playground and a dog park. Hampton Park’s annual Memorial Day Concert honors the site’s history as the location of the first Memorial Day celebration, which was held in 1865.

The Lowcountry Lowline is a planned project that will turn a former rail line into a park-lined greenway through the city. “Charleston is working overtime to stitch back together our different districts,” Rosenberg says. “They’ve been building apartment and condo complexes along it for years, in anticipation, and they’re finally breaking ground. It’s going to be a critical piece of infrastructure, we’re excited.”

Highly rated public and private schools, colleges nearby

The neighborhood is served by the highly rated Charleston County School District, which allows transfers by application. James Simons Montessori School, a public magnet school, and the Charleston Charter School for Math & Science, a public charter school, are less than a mile from most homes. Both are highly rated. The highly rated, private Charleston Catholic School is also close. The Citadel, the Medical University of South Carolina and the College of Charleston are all within about 3 miles of most homes.
