What makes Beverly Woods a sought-after suburb of South Charlotte

Beverly Woods offers a polished suburban feel in one of Charlotte's most coveted areas. Here, established homes with renovated interiors and custom multimillion-dollar mansions fill well-kept subdivisions with and without HOAs. Residents enjoy proximity to upscale shopping, diverse dining and events centered around SouthPark Mall, as well as numerous parks and recreational facilities. An active civic association fosters a close-knit feel, and highly rated public and private education options are a big selling point for families.

From townhouses and midcentury remodels to stately custom builds

The tree-shaded subdivisions here feature a diverse mix of detached homes and townhouses. The neighborhood’s original midcentury ranch-style homes and split-levels contrast with larger Colonial Revivals, New Traditionals and transitional homes built between the late 1980s and the 2010s. There is also a variety of custom brick designs inspired by Federal and Georgian architecture, as well as French Provincial, Mediterranean Revival and Tudor Revival mansions. These properties, set on spacious lots, are well-maintained. Older homes have often been remodeled. “When older people move out, younger people move in and do full renovations,” says Wendy Dickinson, a Realtor with Coldwell Banker Realty. “The homes look old on the outside, but they are brand new on the inside.” Some buyers go so far as to do complete teardowns and rebuilds.

Expect to pay well over the Charlotte median for a home here

High demand and the wealth of luxury homes make Beverly Woods one of the more expensive neighborhoods in Charlotte. “Because it’s near SouthPark, home prices have really gone up there in the last few years,” says Adrienne Priest, a Realtor with Helen Adams Realty. The median sale price is around $830,000, nearly double Charlotte’s median and well above that of neighboring Sharon Woods and Quail Hollow. Prices for detached homes start in the mid $500,000s and quickly rise to $3.5 million, depending on size and other factors. Townhouses start in the mid-$300,000s and can reach the mid-$700,000s. Homes also tend to sell faster here than the national average, typically spending an average of about a month on the market. “When desirable upgraded homes with outdoor living space and parking come on the market, you’re probably going to have a dozen offers,” says Nelvia Bullock, a Realtor with Compass.

Students can attend highly rated public and private schools

Families seek out the neighborhood for its public schools. Beverly Woods Elementary School, Carmel Middle School and South Mecklenburg High School are all highly rated. The high school, nicknamed “South Meck,” offers a world languages magnet program with six foreign languages. Charlotte-Mecklenburg Schools students also have the option to apply to a school of their choice through the district’s annual application lottery. Additionally, South Charlotte is home to highly rated private schools, including Charlotte Country Day School and Charlotte Christian School.

Commute to Uptown in as little as 15 minutes

Uptown Charlotte is about 8 miles away, and while Interstate 77 is an option, you don’t need the highway to get there. Many commuters take Sharon Road, a route that takes 15 to 45 minutes, depending on traffic. Biking is an alternative, with the Little Sugar Creek Greenway nearby. There are also CATS bus stops in the neighborhood, and a light rail station for the LYNX Blue Line is less than 4 miles away.

Fine dining and luxury retail at SouthPark Mall

Shopping, dining and entertainment are close to home. The neighborhood is just south of SouthPark Mall, a city-wide destination for luxury shopping with brands such as Neiman Marcus, Balenciaga and Louis Vuitton. Piedmont Town Center is next door, offering a range of restaurants, including Del Frisco’s Double Eagle Steakhouse, an upscale spot for date nights and celebrations, and Duckworth's Grill & Taphouse, a casual spot for American fare. Legion Brewing is a favorite for a post-work brew. Events and festivals, such as the Charlotte Symphony's annual Summer Pops concert series, draw crowds to the mall’s Symphony Park. Area grocery stores include Harris Teeter and Whole Foods Market.

How the Beverly Woods Civic Association creates a neighborly vibe

The community is family-oriented and supported by the voluntary Beverly Woods Civic Association. Homeowners are encouraged to pay $35 in dues to help maintain shared spaces, fund seasonal events like the annual Halloween parade, and keep neighbors connected through newsletters and interest-based social groups. “It’s a good mix of families and single people, as well as young professionals and people who have lived there for years,” Priest says. Some subdivisions also have homeowners' associations, with monthly fees ranging from under $60 to over $400.
