An up-and-coming South Charlotte neighborhood
As Charlotte continues to expand, buyers are heading out to the suburbs, but that doesn’t mean they have to miss out on all the city action. Nestled south of booming South End near affluent neighborhoods such as Myers Park, the once-sleepy suburb of Collingwood is in a prime position to grow. With tree-lined streets and sturdy postwar homes, this residential enclave is well-connected to Center City destinations by light rail and within biking distance of South Charlotte. With a growing scene of local businesses nearby along Old Pineville Road, Collingwood offers city proximity and residential seclusion at a lower price than surrounding neighborhoods. However, home costs are starting to climb here.

New builds replacing 1950s homes
With an even mix of single-family homes and apartment complexes, Collingwood is a desirable location for first-time home buyers and commuters wanting convenience to uptown. "As the city expands south, it's an investment to buy here while it's up-and-coming," says Ryan Palmer, Realtor at Ivester Jackson Christie's International Real Estate. "The single-family home price is steadily going up due to the increasing teardowns and commercial developments in the area." Brick midcentury ranch-styles and modest split-levels with simple facades range between $400,000 and $700,000. “This was one of the first neighborhoods to get built after WWII in the 1950s, so the homes are very foundationally solid,” says Michael Murphy, broker and Realtor with Dickens Mitchener Real Estate. “The downside is you have smaller houses, usually three bedrooms with one bathroom. But the lot sizes are bigger, so you can always expand going forward.” New builds list at the upper end of the neighborhood price range, with some recently constructed Colonial Revival and farmhouse-inspired homes selling for upwards of $800,000. Although sidewalks are rare, the wide residential streets lined by tall oak and maple trees regularly bring residents outside for a stroll. “First thing in the morning, you’ll see people walking their dogs and their kids in strollers. Bike riders come through in the afternoon, and Saturday and Sunday, everyone’s outdoors,” Murphy says.

A neighborhood park steps away from some homes
Walkable for most residents, Collins Park is planted in the center of the neighborhood. Quiet paved trails encircle the small plot of green space, where there’s just enough field space for a game of flag football or soccer. The playground is popular for after-school playdates, and there’s a Little Free Library for reading under the picnic pavilion. About 3 miles east is scenic Freedom Park. Situated along the Little Sugar Creek Greenway, the park has many wooded walking trails around a large lake, in addition to sporting facilities.

Highly rated CMS education
Pinewood Elementary earns a C grade from Niche and is located one to two miles south of the neighborhood’s homes. Alexander Graham Middle scores a B-plus and is right next to Myers Park High, which receives an A. The high school’s campus is spread across 13 academic buildings, which prepares students for the college environment. All three schools are part of Charlotte-Mecklenburg Schools.

Local gems next to big box stores
A surprising craft brewery scene has cropped up along Old Pineville Road, right across from the neighborhood. A day of barhopping here could include stops at Brewers At 4001 Yancey, Sugar Creek Brewing Company or Protagonist Beer. And of course, there's Olde Mecklenburg Brewery & Biergarten, its sprawling patio and lawn space complemented by live music, German sausages and Bavarian pretzels. For weekly errands and everyday grocery shopping, residents can follow South Boulevard down to big-box stores such as Home Depot and Aldi, or head east to the Harris Teeter at Park Road Shopping Center. This major shopping center also houses some homegrown Charlotte businesses, such as Pasta & Provisions. “They’re locally owned and operated. They’ve got a few locations around town, but this is one of their best because they do sandwiches,” Murphy says of the specialty grocer and deli. “They do homemade pasta every single day, and they also make frozen to-go ravioli and big pans of lasagna to feed a whole family.”

Easy commute to work and entertainment
Although largely car-dependent, Collingwood does benefit from bike lanes throughout South Charlotte. “There are bike lanes on the street to get you to Uptown, SouthPark or the Pineville area,” Murphy says. “It’s also 15 minutes from Uptown, where a lot of people commute, and there’s a light rail stop a quarter of a mile up the street.” Collingwood's location is 4 miles from both Uptown and SouthPark. There’s also an I-77 entrance directly west.
